North Texas Market is Coming back strong!

Despite the mortgage industry flop this summer. And the media scaring the pants off of buyer the market is picking back up in North Texas. Since December, which is typically the slowest month of the year buyers have been coming back. Homes went from averaging sixty days on the market to over 200 days on market. Now the Diamonds in the Rough are getting snatched up the first week! For example in Lakes of La Cima Subdivions in Prosper this summer there were over 10 foreclosures that we hurting the rest of the market. I just recently pulled comps for a client and there is only 1 foreclosure (in his price point) and the prices of the rest of the listings are getting back to where they were two years ago. Last summer/fall the prices were down 10%. It is good news for all of us to see the market pick back up!! If you are a buyer and want a good deal, act quickly!! Sellers: it's only a few more months and you should be in a better financial situation. Consumers: Don't let the media scare you, everything will be OK here in Texas. Prices didn't soar here the way they did in California, Florida, Arizona and Nevada, so there isn't the same room for depreciation!

I first learned about The Grocery Game in August. It is a website that lists the specials for different grocery stores in areas throughout the US. The cost to try it out is $1 for 30 day. After that it there is a nominal charge that varies depending on how many stores you want to receive the grocery list for. Anyway, the website saves you time because it lists what is on sale at the supermarkets each week. It also tells you which coupons to clip for additional savings. Sometimes I have my kiddos help me clip the coupons and they get to clip a coupon for a treat that I will buy them! Each week you will want to purchase at least one double Sunday newspaper. The idea is, when items you want to buy are on sale 35-100% off the regular price, you want to be able to stock up on the items, so it is better to have multiple coupons. I buy 3 papers (6 coupon books) a week and my girl friend buys 8. We each have families of six, but she has a larger pantry! I spend about six hours a week from buying the news paper, picking what I want to buy, clipping coupons and going grocery shopping but I save $100-400 every time I shop (depending on how much shopping I do that week). I don't always shop every week, but you do need to get the paper every week! Big Tree Sushi

There is a new Sushi Resturant at the Frisco/Little Elm border. It is in the said Shopping center as Walmart on the North East corner of Eldorado and FM 423. My all time favorite food is Sushi, so my husband and I went to check it out for our Valentines dinner, much to our surprise, It is not the typical restaurant. You walk in and order your food at the sushi bar and than they bring your order to your table. The rolls range from $6.95 to 16.95. There lunch specials are 50% off of the regular price. The Miso soup is $1.50. Our food came to our table before I even finished my soup. The food is good and best of all you can BYOB if you would like to drink will you eat your sushi. We spent about $40 for our dinner, where at a regular Sushi Bar it's usually about $70 after we pay the tip. I love Sushi and I love a bargain. This is a great place to get both!

The Internet is a great way to find out how a builders customer service is. Just keep in mind that people who are happy with (any) service they receive are not as motivated to write about it! But it can be helpful to know what kind of experience previous home buyers have experienced. I will be happy to assist you in your purchase of a new home in the North Texas area. Many buyers feel that they do not need professional help when buying a new home but keep in mind, I have much more experience in the New Home sales market and I can ask questions and find items that need repair (on the walk through) that you may not of thought of until it's too late! Are we real estate agents or jugglers? I have four children ages 6 to 14. I began my real estate career eight years ago. I got pregnant with my third child the same week I got licensed! I have been juggling the two jobs ever since! I do my best to be a "full time" mom and a "full time" Realtor. I work from 8-2:30 and than 5-7 (when I need to work in the evening) and on weekends around their games and events (as much as possible). It is much easier now that they are all in school. When they were little we lived close to my mom, mother in law and sister in law, who helped me when I had to run out and meet a buyer, now my high schooler babysits. You will usually see me flying around, because I don't waste a minute of my day, there is too much to do, to sit idle! I am so blessed to be able to earn a nice living and be there for my kiddos as well!

I come from a diverse religous back ground, so I am sensitive to try not to offend people of different religions. I want my clients to know that I am a christien, even if they are not. The two ways I subtly include God is my phone message says"Have a blessed day!" at the end. I have always tried to work as little as possible on Sunday, but sometimes I just can't get out of it, so if someone wants to see homes on Sunday I tell them that I go to church and have lunch with them and I can show them homes after that around 2pm.

Frisco, Texas Vs. McKinney, Texas

When my clients are looking at purchasing a home in the North Texas area, one of the first things they ask me about is what are the taxes in Frisco, McKinney, Denton, etc. Well, tax rates vary, believe it or not, even within one city. Frisco for example; part of Frisco is located in Collin County and part of Frisco is Denton county, so for that reason, you pay different taxes.

One thing most buyers don't realize is you should consider more than just how much the taxes are. I always like to point out that; yes, Frisco's taxes are less than McKinney because McKinney's housing prices are lower (comparing apples to apples). If you When you consider your monthly payment including principle, interest, tax and insurance your payments are going to be closer than you think. For those of us that are visual; if you buy a 2800 square foot home in Frisco for $300,000 and your property tax is 2.34, the taxes you for the year will be approximately $7020. If you buy the said 2800 square foot home in McKinney you might buy it for $270,000 and your tax rate is 2.90, you will pay approximately $7830. See that is only an $800 difference a year. That breaks down to $66 a month. My point, don't just choose a city because their property taxes are lower, choose a city or area because that's where you want to live!

Prosper is soon to be one of the fastest growing towns in North Texas. Prosper sits just north of Frisco and McKinney on the other side of 380. Lots are larger and the community is smaller! Dion Sanders put Prosper on the map, several years ago. Jerry Jones owns a large chunk of land on the corner of 380 and Preston to the projected Dallas Toll Way. It is slated for high end shopping, townhomes, condo, some homes and restaurants. There are a lot of BIG plans in Prosper. If you want to buy in Prosper now is the time! Before prices become so out of reach that only executives will be able to afford it. Did I forget to mention the rumor that Disney is building their next theme park in either Prosper or Celina(right next to Prosper).

Sellers Beware of Real Estate Agents that offer you incredible deals, like they will by your home from you if it doesn't sell within a specified amount of time. Yes, they will buy it, but at what terms. Think about it, all Real Estate agent are selling homes for a living and if they buy your home at full price, they will not make money when they go to sell the house. Usually, they will make you do every repair possible to the house and then buy it under-market, so they can then turn around and sell it and still make some money off of your home. If you go with one of these agents get them to put in writing what they expect from you and how much they will buy your house for!

When I close on a home with my buyers, I like to offer to throw them a house warming party. I enjoy entertaining and it is a great way to close things out with my clients. I also get an opportunity to meet their friends. Here is a copy of how I set the party up:

We are about to close on your new HOME! I would like to throw you a house warming party. I will take care of inviting your family and friends, provide food and drinks, serve the food and drinks and then bid you farewell.

If you would like to have me throw you a party you need to make some decisions. First of all please tell me two dates that would work for you. Be sure to allow your self enough time to get unpacked, but not too much time that everyone would have already been to your house by than (maybe 3 to 6 weeks after you close). ________ or________ I'll let you know which of the two days works for me.

What time would you like your party to start? 4pm___or 6pm___ Great! I will send out evites, mail invitations or both. Please email me a list of your friend and family with their names, emails and/or addresses as soon as you can! Invite as many people as you want (or your house can hold). Oh yeah, if you want to register for gifts somewhere, let me know so I can add that to the invitations.

Buying Investments in Texas

Now is a great time to buy investment property in North Texas. Our market has not suffered like other parts of the county. There are a look of foreclosures and pre-foreclosures available and the prices are like no other!

Here are two ways to go about purchasing investments in a state other than the one you live in.

Plan A

1. Speak with your bank about getting a loan, rates, etc.

2.Look at the homes I will send you on line.

3. Get a plane ticket scheduled to come out here (look at Southwest to Love Field and than compare with Expedian or Travelocity or your preferred discount co).

4. Write an offer timed around your coming her so you have time to see the properties at the beginning of your option period (the option period will cost you $50).

5. View the properties at the beginning of your option period.

6. Visit other properties and the area.

7. Visit with property management companies while you are here to find a company you like.

8. Have home inspectors to let you know the status of the properties.

Plan B

1. Speak with your bank about getting a loan, rates, etc.

4. Drive around the area to see what it is like

5. talk to property management people and see who you like
