Are You Facing Short Sale, Deed-in-Lieu, Foreclosure and/or Bankruptcy? Here's What It Will Take To Purchase A New Home - 08/31/09 03:32 PM
This is a lot of great information if you are working with sellers in mortgage trouble.
Via David Krushinsky (WJ Bradley Mortgage Capital, Glendale AZ):
It's been a tough battle over the last 4 years for a large majority of homeowners in similar circumstances as property values tumbled.  Many people have already lost their jobs because of the widespread financial hardship we have faced as not only a nation but globally.  One of the results of the global crisis is the inability of homeowners to pay for their mortgages and sell their homes.  It's easy to make your payments when there's a monthly income, but … (2 comments)

Scary...Reverse Directory, Please have a look if you have children at home. - 08/31/09 03:23 PM
This is definitely news you can use.
Via Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.:
Google has implemented a new feature which enables you to type a telephone number into the search bar, hit enter, and you will be given the person's name and address. If you then hit Map, you will get a map to the person's house. Everyone should be aware of this! It's a nationwide reverse telephone book. If a child gives out his/her phone number, someone can now look it up to find out where he/she lives. The safety issues are obvious, and alarming. Note … (1 comments)

Magic Jack online phone service? Is this as good as it sounds? - 08/31/09 09:02 AM
Check this out.  I just had someone tell me how much they like Magic Jack.
Via Rush Point Realty LLC, Victoria Frieberg, broker:
A mortgage broker that I have worked with in the past just e mailed me that she has cancelled her regular landline phone, and gone with this device.  Apparently, you plug it into your computer, and it will provide phone service for under $20.00 per year.  Your phone number becomes portable, as long as you have a laptop with you that can access the high speed internet.  My phone bills, landline and wireless, are well over $300.00 per month.  Even … (2 comments)

Sunday's Thought.............................. - 08/30/09 05:11 AM
Definitely something to think about.
Via Tony & Darcy Cannon - The C Team (ERA Realty Center):
I chose a thought from our Nations past as today's thought.  When he was President, John F. Kennedy hosted a dinner with I believe several Nobel Prize winners made the quote:
"I think this is the most extraordinary collection of talent, of human knowledge, that has ever been gathered at the White House - with the possible exception of when Thomas Jefferson dined alone."
That is the back story for the wisdom of the quote that I have chosen for today.  I decided to this quote … (1 comments)

What do I do with myself when I'm not doing Real Estate? - 08/29/09 08:03 AM
I think I remember some of the things I use to do when I wasn't so busy doing Real Estate.  However this is the first weekend in really several months now when I don't have clients lined up back to back all weekend to either list or look for a home.
It's a break I really need but what the heck am I going to do with it?

Scammers Targeting Craigslist Users - 08/28/09 09:15 PM
This is a great blog post from fellow Active Rainer Robert Siciliano.
Via Robert Siciliano (Identity Theft Speaker):
Robert Siciliano Identity Theft Expert
Craigslist scams are in full force. Fox news reports scams targeting online car buyers. The crooks spend about a hundred dollars on a junk car and get a title. Then they steal a similar car and advertise it for sale on Craigslist. This is a form of auto identity theft too. They then take the VIN plate or vehicle identification number plate out of the junk car and put it inside the stolen car.
Meanwhile Fox News also reports adoptive … (0 comments)

More numbers you should car about. - 08/27/09 02:35 PM
Here are some interesting facts I gathered at a recent class I attended with Dick Betts of www.DickBetts.com
87% of Home Buyers started using the internet as part of their search process BEFORE they started looking for a specific home.  The other 13% did agter they started looking, but BEFORE they contacted a real estate agent.  Kinda look like your not in the game unless you are heavily invested in the internet doesn't it! Internet buyers spent an average of 4.8 weeks doing research BEFORE contacting a REALTOR.  While traditional buyers contact an agent after just 1.7 weeks.  Once again it … (0 comments)

“Is forgiven debt from a short sale taxable?” - 08/26/09 03:11 PM
This is something we should all keep on file because we will all undoubtedly have a client in need of this information somewhere along the way.

For the most part the answer is "No" if the home is your primary residence.  There are some exclusions depending on income level, etc. The details are below and this is straight from:

I'm not a fan of billboards or of the big MS for that matter, but I love this message on a Cambridge billboard I spotted this morning.

This recesssion, more than many I think, has been affected by how we feel - scared, cautious, conservative. This was a great reminder to me that everything and anything is possible no matter what the headlines are telling us.

Aren't Grandkids just about the best? - 08/23/09 12:11 PM
In our business (real estate) we are so blessed to have a flexible lifestyle.  Well if we want one that is.  My wife and I spend about all the time we can with our Grand kids.  We have 5.  Four boys and one girl.  One really tough little girl.  We also have another grandson on the way.  He will be our only daughters first.
I have told my kids before when they say we spoil their kids a little too much.  Much more then we spoiled them.  IN fact according to them they were never spoiled for even as much as … (6 comments)

Where do appraisers get that value anyway? - 08/22/09 11:32 PM
O.K. Here's the deal.  I realize the market is down and it's a buyers market.  Property values have dropped.  I get that.  But what I don't get is how can an appraiser appraises a property that appraised for more then $232,000.00 in late 2008 and appraise that same property for under $200,000.00 today.  Especially in a market where property values have not dropped much at all.  In fact a market where we are seeing an increase in value overall.  A slight increas mind you but an increase none the less.
Funny thing is the new appraisal came in at exactly the … (8 comments)

What price should you list your property for? - 08/22/09 11:32 AM
I just came from a company sales meeting where the topic of the day was "Appraisers" and their Bad appraisals of late.  Seems like everyone wants to blame the appraiser because so many homes are going into foreclosure and then selling later for a lower then actual market value price.
The appraisers didn't create the situation our country is in today related to the Real Estate market.  I'm not sure any one thing caused the problem.  I suppose we are all a little bit responsible for where we are today.
The thing I think everyone at our sales meeting finally realized … (3 comments)

REALTORS sure have it made don't they? - 08/20/09 09:57 PM
Today was a typical day in my life as a REALTOR.  I started out at the office and made a few trips away from the office on Real Estate business.  But during the course of my business I had the opportunity to speak with two of my three grown children about what we all had planned for the day.  I even made arrangements to house sit for my daughter tomorrow morning for an hour while she takes her dog to be groomed.  She has a delivery of something coming and needs someone to be there during a certain time frame.  I … (5 comments)

Welcome to my Blog - 08/19/09 08:07 PM
Whether we like it or not the digital age is here to stay.  We can either learn to get along with it or not get along without it.  I must admit that I am a little reluctant to begin getting along with it.  Not because I'm afraid but because everyday something new pops up and I feel like I'm starting all over again.  I'd like to think that I have always been an advocate of change.  However this is change I simply don't understand.  I will eventually but it's like starting my first day in school so many years ago.  I … (8 comments)

You had better know your stuff and everyone else's too. - 08/19/09 03:48 PM
The last few months have really been exciting for me.  I have written more offers this last two months then I have all year.  The buyers are coming out of hiding and based on the price range I seem to be working most in, are buying their first home.  Just in time for the Tax Credit.
Here's the thing.  I am finding that in order to keep these new buyers in the deal until the end I have to know everything the lender, appraiser, closing attorney and everyone else involved should know about their part of the transaction.  It is quite … (5 comments)
