Should You For Sale By Owner? - 11/20/09 12:03 PM
Here is a great Blog about selling your home using the FSBO method. Something I actually encourage many of my clients to try. Loreena points out some very good reasons to maybe consider skipping the FSBO trial. Most folks who try the FSBO method eventually call me back and ask me to list their homes for some of the same reasons Loreena points out. If you are thinking about selling your home and you would like some straight forward answers about the process, please give me a call. Did you buy a home in Indiana this year? - 11/20/09 11:47 AM
Did you buy a home in Indiana this year? Have you filed for your tax exemptions if you did? IN INdiana you have the benefit of a tax break on property taxes if you file for certain exemptions. The typical exemptions that nearly everyone qualifies for are "The Homestead Exemption" and "The Mortgage Exemption". You qualify for "The Homestead Exemption" if the home is your primary place of residence. You qualify for "The Mortgage Exemption" if you have a current mortgage on your home. This one is very interesting because you don't necessarily have to have a balance on your mortgage (0 comments)

Foreclosure: a family saga - 11/19/09 04:11 AM
This is a re blog originally posted by Steve Mun. It is a post you must read with a video you must see. Via Steve Mun, e-PRO®, QSC®, CDPE® (650) 605-3188 (Keller Williams Realty):
Unfortunately, foreclosures are no longer reserved for the sub prime borrowers. Now it has spread to the mainstream. All too often, it takes a few of bad months before the borrower falls so far behind, they are unable to catch up. Besides job loss, catastrophic medical expenses is another common reason why homeowners are unable to make their mortgage payments. This is a why (2 comments)

Do you think you might lose your home? Is there a Foreclosure in your future? - 11/18/09 06:22 PM
Do you think you might lose your home? Is there a Foreclosure in your future? If you are behind on your home loan or if you think you are about to fall behind on your mortgage there is help. Lenders do not really want to foreclose on homeowners. In fact most lenders will do as much as possible to help a homeowner stay in their home. The key is the homeowner must want to stay in their home. They must actually care if they might lose their home. If you have special financial circumstances you may qualify for a special government (2 comments)

Do you know someone behind on their mortgege? Unfortunately I get more and more calls everyday from people who are behind on their mortgage and want to sell before their home is foreclosed. Many times selling their home may not be the best solution for them. If they have have experienced a financial hardship that qualifies they may be eligible for a loan modification. If they aren't yet behind but think they will be soon they may have the option of re-financing their loan. The point is there are several options available to a homewowner in trouble who wants to stay (4 comments)

The Process of a Short Sale - 11/01/09 06:13 AM
Here is some great general info about Short Sales from Chris Plumb. One thing I would like to add to Chris's info is that the Short Sale process will NOT necessarily stop the foreclosure process. A person could get an accepted Short Sale agreement and still lose the home to foreclosure. A person needs a qualified Realtor to help them with this process. Some genius at some ad agency or maybe it was another genius in the automakers marketing department thought that offering a rebate would be just the thing to get people buying new cars again. The idea did work. Auto sales began to soar with some of (4 comments)
