One thing I have been saying repeatedly about regular mortgages, is that they should REQUIRE counseling prior to all mortgages, just like the requirement for counseling prior to getting a reverse mortgage.  What do you think?  I know it would not have prevented all of today's mortgage problems, but might it have lessened the foreclosures?  Might it have lessened the cliff we fell over?  Making sure people were doing the right thing, lessening the rip-offs tactics that some mortgage brokers utilize just to get a mortgage.  Just a thought to help prevent or at least lessening the chance of our current market situation from … (11 comments)

I saw someone bring up a very good question that received no answers.  I have seen the same thing as  notary signing agent - extreme insurance rates for the same property.  As a CNSA, I often see the rates most everyone is paying, and I get a pretty good feel for a good price compared to the size and issues with the home (such as pool, pets, etc.) and if I see a high rate, I refer them to one of several insurance agents to get them a better price.  The question is though, why such a drastic change in rates.  I … (4 comments)

This was not my fastest 10,000 points (tied for 2nd fastest) here on AR, and I must say I am glad to be back blogging!  I'll continues to try and be faithful in the future as I love it here.  It took me 13 days to reach 10,000, 17 days until 20,000, and 23 days until 30,000.  Then, a whopping 245 days for the 40,000, and now this one took another 17 days.

Did you know that you can get fixed interest rate options?  Many are concerned with the adjustable rate reverse mortgages - even though as I stated in several blogs, in the last 20 years, the highest the monthly adjusting reverse mortgages have gone is in 1991 & 2000 when the rates went in the 9% range, and in those same years, the yearly adjusting went into the mid-7% range.  Again, these are the highest in the last 20 years.  They also have a 10% cap over the original rate.  On average, they have ranged from 5% to 8% although right now, although … (5 comments)

This past week, I found a website that I am thrilled about - gasbuddy.com where you can find the lowest price gas in your area as reported by fellow members.  Driving 3-5000 miles a month for loan closings in Southwest Florida, this is a great tool!  The way it works is, after you sign up, and you drive by gas stations a, b, c, and d.  You write down their gas prices, then go on the website and report what you saw.  After 3 days at the most, it drops off.  But of course, in most instances, someone else drives by those … (7 comments)

Answer: Absolutely FALSE!
While many that get reverse mortgages are struggling to pay for food, medicine and for the roof over their head, how much money you have or do not have has NO bearing on your approval or lack of approval.  How old you are, how much equity you have in the home are the biggest factors on approval.  Not all condominiums qualify, and many manufactured homes do not qualify, but not all are turned down either.

Answer - ABSOLUTELY FALSE!

Answer - YES!  This is one of those rare questions though that needs a complete explanation and does come with an asterisk.
Having any or even all of these items on your credit report does not effect approval, BUT, if you are in bankruptcy, it must be discharged prior to getting a reverse mortgage. If you are in foreclosure, let your loan officer/broker know immediately!  It will actually help quicken your approval time from an average of 4-6 weeks, to about 2 weeks! Recently, I saw a statistic published by HUD, stating that over half of all HECM Mortgages (the most popular and common Reverse Mortgage) were not kept for six years.  And many were only kept for three to four years.  One thing to consider about this if you are considering a Reverse Mortgage.  While I am a big proponent of these, to keep it for such a short period of time, makes your APR (the cost to you in an annual term) often extremely high in the teens as far as percent  (15-20%) or even in the 20%'s.  This is as high, if not … (3 comments)
