Today I logged on the MLS to find out that there are 46 new listings in the area I have my hotsheet set to (Area 79)... and it's not even 5 o' clock! Only 5 have been closed/rented. I know it is the beginning of the week and just after the holidays but yesterday there was over 50 with a couple of listings that had been rented! Talk about saturation!

Most owners need to be willing to list at less than what they paid if they have closed in the last couple of years. Most of the homes in area 79 (Keys Gate, Waterstone, Oasis, Malibu Bay) have been built within the last 5 years. I am advising sellers in my area to rent until things turn around a little. It's too hard to compete with all of the foreclosures and developers offering $100k off. Isn't there a maximum contribution allowed? Anyway, properties are taking 7 months plus to sell, when priced right. Have a great day!

So yesterday I was pretty excited to get my first lead from active rain. He is a "motivated" seller and the home is in a great location near the new Homestead Baptist Hospital. However, the last line of his email said... I need to sell with a 3% commission. Boo. We don't take anything less than 5%, and I definitely try to encourage more than that. I usually get my sellers to offer 4% to the selling agent. I told him that in this market it really doesn't benefit to offer a low commission. In these new developments, there's plenty of inventory (of the same exact model home) and the buyers agent is just going to move on to the next listing that is offering 'standard' (and above) commission.

 Anyway, sometimes it is hard to make them understand that it is not US being greedy, but actually trying to help sellers out. I am however, grateful for the lead that I wouldn't have otherwise had. I wonder how he found my blog exactly.

What would you say the difference is between renting and leasing? When would you use the term for lease over for rent? Is it a difference of residential versus commercial? Thanks.
