Bank Owned inventory in Ladera Ranch as of the end of October was up over 50% from 2009. We should expect this increase to continue especially once the foreclosure moratoriums in place with many servicers are removed and new filings (Preforeclosure = Notice of Default) and trustee sale dates (Scheduled For Sale = Notice of Sale) resume.

Although the volume of Preforeclosure and Scheduled For Sale homes has declined in 2010 vs. 2009 levels the number of homes with a scheduled foreclosure date has begun to rise again with a 4.32% increase from September to October (up from 185 homes in September to 193 homes in October). The Making Home Affordable Servicer Performance Report through September 2010 begins with a "Report Highlights" section. The number of preforeclosure homes (a notice of default has been filed) has increased alarmingly over the last three months hitting 248 homes in October from a low of 134 in July. Bank Owned (REO) inventory has been rather steady for the last 7 months but is up by 25% over the course of the year. The only category in decline is the Scheduled For Sale category of homes (Notice of Trustee Sale - Foreclosure Sale).
