Rancho Santa Margarita Real Estate Market Report - March 2011 Sales Volume Rises 63%. The number of homes sold in Rancho Santa Margarita rose dramatically in March 2011 with the greatest increase in volume coming from the detached home segment of the market (49 sold in March vs. 21 sold in February). RSM Average Sale Price Up 19% ! Overall (all homes sold) the average sales price rose a hefty 19% in March (from February) primarily due to the increased ratio of detached to attached homes sold. Although the average sale price rose from February to March the year to date average sale price (1/1/11 - 3/31/11) of $396,493 remains about 9% lower than (4 comments)

The percentage of short sales expanded rapidly from 2008 to 2009 and has lingered around 25% ever since. Lake Forest Real Estate Market Report - March 2011 March Sales Volume Way Up! The number of homes sold in Lake Forest rose dramatically from 42 sold in February to 76 sold in March. This is a volume increase of over 80%!. Detached homes saw the greatest volume increase going from a lackluster 19 sales in February to 43 detached homes sold in March. By the end of March there were 487 homes for sale (Active, Backup, and Pending Sale status' combined) dropping the Absorption Rate to 8.54 months. Significant progress towards a Neutral Market. Absorption Rate 101 - Why Inventory Levels Matter! The Real Estate Weathervane. Knowing and understanding which way the "wind is blowing" is vital to both buyers' and sellers'. Most of us understand the basic concept of supply-side economics and how supply and demand impact pricing. Inventory obviously plays a large role in most real estate markets and a basic understanding of Real Estate Absorption Rate is useful in determining whether current market conditions most favors buyers' or sellers'.
