But seriously, when you are rehabing a property for sale take the time and get it done correctly the first time around!
We've all heard, thought, or sold properties "as is" however is that really the correct way or are we just trying to pull a Lindsay?
I was lucky to help a smart RE Investor rehab this Murrieta, CA property that took 1 month to upgrade and SOLD the first month listed. :) How cool is that?

OK, lets talk potty, toilet, john, throne, latrine, can, etc.......
Actually, talking potty is something I prefer not to talk about, however even the little spaces need to be marketed correctly. :)
This is sort of a PART 2 to So you think you can Stage? Oh BOY! 
I was sort of taken back when I went to visit this Winchester property that was currently on the market with no offers.  This property had been lightly staged with accessories in the Kitchen & Bathrooms.

OK so let me start from the beginning....

A Murrieta Realtor/Investor decides to Home Stage her investment property that she purchased from a Bank. Which if I do say so myself is an excellent idea!;)
So I visit the vacant property which only needed minor rehab work to be done, new carpet, paint touch up, fence repair, landscaping and off we go!
