I just through pricing another loan. Conventional loan $320,000, good not great fico's, with what I consider adequate funds and still priced @ 4.875%. The buyer is thrilled and the by the way I picked up another client, the seller cause "their guy" was quoting 5.25%. on a $400,000 home and they have GREAT fico's and assets.
