Low Ball Offers Unsupported - 09/26/07 09:37 PM
If my listing in the MLS has some shortcomings which I have not made obvious, then I would expect a final contract price in the range of 90% to 92%. My price for the market should reflect its value. The current market ignores pricing for market and substitutes market opinion which reflects all properties should reflect depresesed pricing.
Sellers that can not accept real value (distressed owners) depress the market,     DUH! What can you do as an agent to support market value:
         1. Listed property is in "For Sale" condition.

Trade You a Five for Two Tens, OK - 09/20/07 09:52 PM
Have you been out of town or asleep?
Rates are dropping (ARM refinances, cars, appliances), if you are not looking  for salvation on your over extended loan/purchase of housing (agent or lender said "no problem you can do it). The current changes in the financial markets are not a salvation for those ARM's of 2004-2005 now rolling over.
The drop in the prime will enable some to avoid foreclosure, some to get out and move up and some no relief at all.

Have you, or your friends been on the Today Show. Well I haven't either, but my neighbors children have.
Tune in to the Today Show on Thursday (9-20) to view Bloomingdale's entry into the Today Show Makeovers. Heather Brown entered her name into the makeover list and was selected as a contestant. I tried, but Realtors need to keep their nose to the grindstone (why is my Realtor in New York on the Today Show). and my hairy legs don't look good in a skirt.

Radon disclosure requirements on sellers begin Jan. 1
IAR's Legal Hotline Attorney reports that the newly enacted Illinois Radon Awareness Act (the Act) will go into effect on January 1, 2008. REALTORS should have general knowledge about the existence of the Act and that the provisions will impose some additional duties on sellers.
In short, before a buyer will become bound on a contract to purchase real estate the seller will be required to provide a pamphlet entitled “Radon Testing Guidelines for Real Estate Transactions” and the Illinois Disclosure of Information on Radon Hazards.
