President Bush Signs Mortgage Debt Forgiveness Relief Act - 12/23/07 07:05 PM
 
This Bill is helpful but not significant in the overall scheme of things. Forgiveness of the IRS tax liability has not always been applied to many of these transactions, and speculators may not receive the exemption until a test case arises.
A better solution for local markets is funding to provide those markets hard hit by foreclosures with surveillance equipment to counteract  crime activities, and prevent the spread of loss in market valuations. This results in lower tax revenues for municipalities.

Santa is Secretly a Realtor - 12/14/07 07:32 PM
  Just think about it.
Via a bevy of assistants, licensed or not, this guy goes around and sees everyone's house, by access through an exclusive device called a chimney. Then sits down and eats free food, sounds like a real estate agent tour. He leaves "closing gifts" based on qualifications, good-bad credit. Then retires to some warm climate or "Vegas" until next year after he collects his rewards.
 You never see his red suit because it really is underwear.

The Pricing of your listing is the means of the success or failure of its ultimate sale  I think this down market is the fault of "greedy agents". How so - If I overprice this listing to get the contract, I will......(not make any income), but will enable the next agent to succeed in properly pricing the property, So Help Me GOD!
Pricing of a property should be achieved on the analysis of the absorption rate:
                      If # of properties entering the market over past 6 months is                              100
                      and closings for the past 6 months is                                                                10

If you are able to remember, a home buyer had a down payment. Today we have banks with people occupying their real estate on a short term basis. Why the change? GREED.

Sub-Prime Mumbo Jumbo - 12/06/07 08:15 PM
National news tells us that the Sub-Prime mortgage is reaching a crisis. I checked, turns out the crisis is less than 2% of issued mortgages. It appears that the CRISiS may have been exagersted. Don't make the mistake of thinking the sub-prime is a minor issue, however.
I have listings that remain on the market because buyers think everything is a fire sale. Each seller makes an educated decision with input from their agent, economic news and local/personal circumstances on what constitutes an acceptable selling price.

I am looking for multi-family properties not currently listed in the usual multiple listing sites. The criteria Is:
1.  Minimum of twenty units or more.
2. Price to Actual net operating income produces a capitalization rate of 7.5% or better.
3. Locations - Northwest, Far West, Far southwest Chicago suburbs.
Able to close quickly on qualifying properties. Good condition preferred; however, some deferred maintenance may be considered.

When I first arrived in Bloomingdale, Illinois (north central Dupage County) population was around 6,000. When you drove out past Indian Lakes Resort hotel ( now a Hilton Hotel) on Schick Rd. ( Mrs. Schick- her maiden name- lives about 3 miles down the road) you had to drive across a creek running across the road. Spring was an adventure.
