Just lost one of my listings: 4209 Kolze, Schiller Park, IL. This is a one bedroom condo near O'Hare airport. I had the same thing happen last summer to a listing in Des Plaines, IL.
That listing was pulled for the same reason - it was dumped into a pool of properties for a bulk sale and auction. I got that property back 60 days later. What does that say about the property if it is a bulk sale reject. Presently this property is averaging one showing per week - keep ypur fingers crossed. Inauguration is Over - Now What! - 01/20/09 09:07 PM
The signal that the new president has been placed in office was the stock market falling over 300 points. Doesn't appear to be much confidence, in the short term, that change is ging to happen soon. Of course Wall Street is not capable of seeing beyond six months. That is what caused the present mess.
Given time - I believe eighteen months would be the time to see the light at the end of the tunnel, and know that it is not an oncoming train.

Well, the inauguration has occurred and what happened. Stock market dropped over 300 points. As I have mentioned in previous blogs this real estate market is not destined to recover anytime soon.
Prseident Obama's speech was okay but apparently not significant to stop erosion in the financial markets. The stock market dropped over 300 points today. A president is often measured by his accomplishments in the first 100 days in office, BUT WE DON'T HAVE 100 DAYS.

Up Tick in Real Estate Activity - 01/18/09 09:33 PM
Over the past ten days I have been experiencing increased activity in interest in my listings. The temperture has not gone above negative zero, so there is not a positive bump caused by weather.
Given the negative zero temperures, this must reflect actual buyer activity. Maybe I have not been exposed to the negative 10 degree buyer as yet (I do have thirty years in this market so far). I'll get back to ou with the results, but I am kind of busy right now.

Real Eatate Auction - To Be Or Not To Be! - 01/17/09 05:02 PM
Last summer I was asked to market a foreclosed property, so whats new, after 45 days Iwas told the listing was being pulled because the property was going to be auctioned off in a bulk sale.
Fine by me because it was not that beautiful anyway. I don't mind eating the advertising (cost of doing business for these types of properties) expenses because I know I will be getting more propeerties.

The proceedure that I use to research properties that I am to appraise or list is always the same:
1. Punch the address into the MLS and search for activity.
2. It has been my experience in the past, that the property pops up as either active or in the off-market data.
3. If not found, I look in the archive data that goes back an additional four years. I usually find it there.
