Social Networking Resale Estate 2 - 07/26/10 11:36 PM
  OK, at least the roses are blooming through the heat.
The problem is that I am finding is it is more difficult to find waterers for plants given the unemployment percentages. If water was the solution, I would have everything sold.
To date, the social networking avenues have been more of an oppression than a help.
Maybe it is because I am "new" challenged. It could not be because the market has died. Don't You Think?

When I started in this business social networking was a cup of coffee and a donut on tour. notifying everyone that a new property was aavailable. Then we progressed to computer MLS a new property was coming on tour.
                                    Then as times progressed we got the computer and everyone was able to market their properties "more efficiently".

Short-Sale Changing Process? - 07/10/10 09:23 PM

 
I read a Active Rain blog the other day (Excuse me, I am at a closing marathon and lax in my research) that stated the life of short sales is changing. The blogger claimed that lenders no longer require destitute documentation and quick close is the sign of the times.
Is that your reading of the"new"  short sale market place? My experience is sweat equity and very little commission. Has the worm turned?

If you work with REO's, then you have to deal with evictions. This is one of the tasks we accept as REO agents. I don't know an agent that enjoys attending the eviction by the Sheriff. The occupants have already been through hell, tenants usually have no clue. Severely abused properties may relieve you of this concern.
The client needs this property to be vacant and the task is yours, although we use the sheriff to actually do it. The issue usually is that the occupant has no place to go and has no money to accomplish that task. … (5 comments)

If you are not familiar with atomic clocks, They are a digital clock that, some models, display: the time; moon phases; indoor and outdoor temperature. The clock keeps time by the Atomic Clock in Colorado. The only requirement is to place the clock next to or on a west wall to receive the timing signal.
If your model also displays outdoor temperature, you have a battery operated transmitter that is placed outside that sends the temperature to the inside clock.

Foreclosure Open Houses - 07/10/10 03:45 PM

I am sitting at an open house that is going to auction next week. So far only one came. Maybe its because its 90 degrees and sunny, or that people can only see so many foreclosed houses.
The auction is the only reason for the open house because it is required by the auction house. I have tried to do all of the "open House" things, but it has become diffi8cult to generate traffic.

Lebron picked Miami. That means mansion prices are going to slip a little tomorrow in Chicago. Plus the Bulls traded away some players to gain some salary room.
Those players will be putting their mansions on the market now. Real BUMMER for mansion owners. On top of this is that Oprah also said she will be moving, but she will probably just add another property on the west coast.
However, the money not spent on Lebron means there is more money for executive salaries. Maybe mansions will make a small comeback anyway.

The term as-is has no meaning if buyer's lender says "fix-it". I have a foreclosure now that the bank owner is on both sides of the transaction and repairs requested are being made. Cash buyers also are making demands for repairs and they are being complied with.
As-is only works if the property is really beat up and the sell price reflects prices for vacant lots. I have yet to have a foreclosure in the past 3 years sell without the bank making an investment in repairs with mold remediation the prime expense. If there is mold, it will … (1 comments)

He made his decision public about 20 minutes ago. He chose Miami. Doesn't he know it gets hot down there. I suppose that means he will live somewhere else in the off season. Chicago would have been a better choice.
