REO Asset Manager for the Asset Manager - 08/28/10 08:45 PM
I have several REO clients. One has recently transferred their in-house asset management to an outside agency. My contact with the in-house asset managers informs me that this occurred without too much fanfare or explanation.
The new asset manager interface is "Aspen". Is there anyone who has information about this company as to performance or other information. I have other clients that have switched to "Resnet", and that resulted in zero contact with the asset manager except what can be obtained via their online portal.

I know that its boring sitting around waiting for those walk-ins (that should date a lot of people). However, now is the time to build your database. Yes I know  that buyers and sellers are sparse to non-existant, but when all of the agents around you have "bit the dust" where do you want to be? Catching up in your market or the "go to" in your market.
Active Rain will do that for you. Trust me, the market exposure has been excellant in my market area. Thirty plus years helps, but AR has provided significant market exposure.

I am not familiar with your market, but in Chicago the market takes a significant dive after Labor Day. You may think that this may coincide with school starting and you would be correct.
Agents plan their marketing in concert with school schedules, right or wrong. The marketing plans for real estate agents normally reflect high prices in early spring and dropping as summer progresses. Why? It normally works except for properties with exceptional amenities

This may not be significant in your neighborhood, but right now the Chicago area is being affected by a very small intruder, the mosquito. Unprecidented rain fall has contributed to an explosion in the mosquito population.
If you are going to set up showings of a house, you avoid early morning and dusk showings. If you don't, clients and agents are dashing about (slapping about) trying to avoid exposure to the West Nile Virus. May sound funny but no laughing matter if you return from showings with a lot of welts and itching.

Foreclosure - Short Sale Shift - 08/12/10 12:20 AM
I was informed today that banks have begun to shift resources from foreclosure to short sale activities because of higher profit margins in that category. Make sense to you?
I know that when a mortgage is foreclosed, the bank realizes a boost in their bottom line due to the elimination of a non-performing asset. A short sale, in my understanding, is the acceptance of a loss on an asset and is a reduction in cash flow. Can someone explain to me why a short sale is preferred.

Getting Those New Golf Clubs to Fit Your Game - 08/02/10 10:35 PM

 
Tried out the new Calloway Irons today. A definite improvement over the ones they replaced and will make a difference in my game. I will keep this a secret and maybe with the same handicap, I can make some money. I play left handed, so everyone else is on the other side of the fairway. You think this will work?
