Wishing everyone a pleasant, fullfilling Turkey Day. I have not kept to my schedule and will have to push myself away from the table very early or spend Black Friday shopping for new pants. I can get an early start; however, because the stores open at 4:00 AM.

Probably won't see anyone shopping for real estate at that time of the day. I will leave my cell phone on though, because its 4:00 PM somewhere else.

Foreclosure Etiquette - Is There Such a Thing

I believe the name tag: Foreclosure - brings out the worst in Buyers, Sellers and Agents.

1. Agent tells me that he thought his listing had been burlarized - Nope, it was his client (the bank) that had authorized someone to inspect the property and proceeded to ransack the house.

2. I had a property go to auction - The property had suffered water damage from a failed sump pump. Mold remediation had almost been completed when the auction company changed the locks and stole the new sump pump - the banks $25,000 investment in repairs went out the window when the basement filled up again.

3. I had a Multi-family in Chicago that received a lot of activity from REALTOR showings. A REALTOR, and/or their client stole the 3 water heaters, so FHA was not possible. They were very neat and took the trouble to disconnect at the pipe joints instead of just cutting the pipe.

4. There is the usual druggees that like to squat in your listing and strip anything of value.

5. It is normal to find tenants that do not have a clue about the foreclosure. They have been paying the landlord rent not knowing that the rent has not been used for mortgage payments. There is a 90 day moratorium on evictions, so the tenant has some slack in finding alternative living quarters, but they are still scre***.

6. The bubble of buying sometheing they could not afford has passed. Now it is the gruesome understanding that no matter what the mortgage, you can't make the payment without an income. This makes people upset and they take it out on the property instead of calling their mortgagee to set up a payoff plan.

I forsee this situation getting worse before it gets better. My feeling is that I will be receiving more foreclosed properties next year than I did this year.The light at the end of the tunnel will remain as an on coming train for another year.

REO's - BPO's on the rise

For the past 90 days my volume of REO properties, and requests for BPO's have sky rocketed. The release of the moratorium on foreclosures is the reason. Last April And May, I had thought that the light in the tunnel was indicating that we were coming out of the down draft market.

My mistake, it was a train coming instead. The volume of business that I am now experiencing indicates that this train will probably carry me well into the year 2010. Does not bode well for that person looking to take advantage of current interest rates.

Refinancing that multiple mortgage or ARM is a crap shoot. The comparables are starting to drop faster than at the beginning of the year.

Of course there is always that silver lining in the clouds. If you have the money, you are going to come out of this very wealthy at the end of this downward spiral.
