Current Market for Aina Haina - Kuliouou Sales - 01/31/12 10:49 PM
Aina Haina - Kuliouou SalesThe statistics accumulated below is for the price range from $500,000 to $900,000 3 to 5 bedroom homes on 5,000 or more square feet of land with a roofed living area of 1500 to 2000 square feet
For Sales, 2011 has seen the lowest median prices as you can see from the bar graph above.  Some of this sluggishness can be attributed to sellers listing their properties in the lower price range.  The higher priced estates have not been selling, which would bring up the median prices. This is how it all breaks down shown below:

Don't say "I CAN'T" Honolulu Big Island Hawaii Waikiki 2012 Blog Challenge - 01/23/12 09:22 PM
As a part of my 2012 BIG Jumpstart Blog Challenge, I thought about my cousin Leroy and
his wife Cindy.  This is to fulfil the PHOTO portion.  My cousin truly had his challenges, so I have learned NOT to say I CAN'T or I WON'T.
To make the story short, 30 years ago, he was asleep as a back seat passenger when the driver went off the road and Leroy was thrown through the windshield FIFTY feet.  The accident left him a paraplegic.  He was alive but his work life was ended, his dreams were smashed.  I'm sure he … (4 comments)

One SEO Tip you should Know 2012 Blog Challenge Part 2 of 3 - 01/22/12 10:10 PM

PART ONE is here.  Part TWO was a bit more of a CHALLENGE for your SEO.  With my Point2 site, I was hoping to get you some juicy stuff to kick up your website and add in Active Rain Profiles and Active Rain Blogs as an RSS.

RSS stands for Really Simple Syndication. If it really was “really simple”, you probably wouldn’t be reading this, but hey, I didn’t name it RSS. In a nutshell, it's a widely used method of delivering the latest website updates directly to you without cluttering your email inbox.
Alas, Point2 does … (2 comments)

The Challenge of Choosing TOPICS for Blog Content - 01/19/12 09:44 PM
As a part of the 2012 BIG Jumpstart Back to Basics Blog Challenge, CONTENT, this is a quip about how I have been choosing TOPICS for my blogs.
1> MAKE A LIST - or "talk amongst yourselves".  I brainstorm with myself and write down a list of ideas, the goal is to write down a list of at least 30 different topics and not get into the content details.
2> CATEGORIZE - group the Ideas into main TOPICS
3> LOCALISMS - I realize that Posting to Hyper-Local Pages / Localisms are the PRIME candidates for GETTING SEEN on Search Engines, so … (4 comments)

This is the FIRST of a Series of THREE that will be expounded upon.  It will be brief and easy to understand, something like reading a Recipe book.

In Active Rain University's Advanced Blogging - 01/14/12 04:52 AM
In Active Rain University's Advanced Blogging, Rich Jacobsen does a great presentation with a TON of info.
1> To correct what I have told others, DO NOT or "NEVER NEVER NEVER" use Microsoft Word to cut and paste for a blog.  It's Better to use WordPress.org or Notepad.  I didn't hear it all, but something like Google search gets messed up seeing some of the HTML code.  Sounds like Google and Microsoft programming do not see eye to eye.
2> Work on your signature line.  View others signature's at the bottom of their blogs and see what they did.  For your signature … (7 comments)

The Active Rain concept Weltanschauung - 01/12/12 02:31 AM
The Active Rain concept Weltanschauung originates, I believe, from a unique combination of the world and sometimes international experiences of the members, Rainmakers, Ambassadors and AR Staff.  The resulting experiences form a wide world perception of family, people, friends in which we mutually interact.  This intellectual construct is the backbone of a cultural behavior that all people should strive for and organize interests and cognitive logic to the benefit of human kind.              The Active Rain concept Weltanschauung, has begun this!

Active Rain's Weltanschauung - 01/11/12 01:57 AM

Active Rain's Weltanschauung - We have brought this word of German origin out into the open mind fields and now it's also part of the English language, meaning, in simple terms, a "World View". The Active Rain community has made exception to this and super integrating it as a part of AR's culture.

By incorporating it in their philosophy, they are saying that life is good and they are passionate and will not sit passively by.  In being a member, you also subscribe to this way of life.  The word of the year for 2011 was "OCCUPY".  … (1 comments)

Community Guidelines - Respect the Real Estate Industry

In my short few months of closely reviewing the Active Rain / Rainmaker blogs, I find that there are bunches and bunches of unselfish real estate industry people.
They spend valuable time in helping their fellow persons to raise the bar of education, moral ethics and all around simple kindness.  I have seen nothing but encouragement and enthusiastic comments. Makes me proud to be a part of the Active Rain community. AR is our school!

What is Leasehold in Hawaii? Part 1-5 - 01/07/12 02:09 AM

What is Leasehold in Hawaii?Part 1-5
I am often asked this question: What does Leasehold mean in Hawaii?  Pulling together information collected from various classes and seminars, here it is: In easy terms:  Fee Simple means that you own the land that sits under the structure.  By the way, all the mineral deposits under the surface are owned by the State of Hawaii.  You can research that.
Leasehold:   means that someone else owns the land and you pay them a rent or lease amount.  It is a way of allowing more affordable ownership for a buyer to enter the market.

After the Christmas season, You may have realized that you have a lot of things that you no longer want or need.  The list can go on and on, from electronics to books to old, but still working equipment.
