List Now, Reduce Later strategy is a real pricing strategy that many home Sellers use in today's challenging Frisco TX Homes.
My advice is not do it. Avoid it like a plague. I knew that was not the right price to list them at. It serves no one (Seller's and my time, not forgetting the Buyer's agents and Buyers' time to view the property).
It's one thing that I didn't know the RIGHT price to list it at, it's another if I know it's overpriced.

I know that we constantly talk about bad MLS photos as one of some agents' pet peeves. I like to share some of mine that I encountered recently:
To Arm or Disarm:
Have you ever been into a house with the alarm turned on? And you have to play scavenger hunt to find the alarm keypad? Have you ever been just 3 seconds too slow and your entire showing experience in the house for both the Sellers and Buyers went down?

Web leads can be hard to convert. Most people, if they go to the extend of filling out their personal information may not give accurate email or phone information. Consumers are constantly bombarded with spammers, so would you blame them?

Aggressive Marketing or Right Pricing.....
Both strategies are needed for the game. Every agent and Seller know that. However, in my opinion, no matter how aggressive your marketing strategy can be, no matter far your online listing capability to reach Craigslist, Yahoo, MSN Real Estate, Oodle, Trulia, etc., the ultimate answer is to correctly price the property.
Broker Bryant has taught how to correctly price the property.
This strategy becomes even more important when these words are uttered, "I needed my home sold YESTERDAY"...

Last Sunday, I spoke to a caller who shared his Iggy selling experience with me. We had a cordial conversation that really led him to thinking more. Twice As Challenging As A Buyer's Agent on Overpriced Listings - 10/02/07 08:36 PM
You would think that a job of a Listing Agent is difficult, trying to make the Sellers understand that he is overpriced. (Dont get started on how they got there. The reality is that whatever the circumstances are, it does happen!) I think that the duty of a Buyer's Agent is twice as hard because there's overcoming both the Listing Agent (if he/she does not think the listing is overprice) and as well as the Seller. Be careful when you are dealing in this situation.

I have discuss Limited Service in the past and I finally concur that others are right. Different strokes for different folks. And "full service" does not necessarily mean that clients get tthe best expertise available to them. It is true that some agents do disappear after the sign is in the front yard.
