Another Update about Maxx - 04/25/08 02:15 PM
Today is Friday April 25th. Today is a good day for Maxx and I.
Maxx hasnt eaten in more than a week. His body is showing signs that his system is indeed shutting down. It is true that Maxx is leaving my family very very soon. Sometimes I wish it is not the case. On Monday, I called the vet to see if there's anything we could do for Maxx. I suggested some vitamin shots to increase his appetite but later I hesistated because that's really not what Maxx needs right now.
He's laying around all day long but now, breathing pretty heavily. … (17 comments)

Weight-Loss Challenge: Week 16 - 04/25/08 01:46 PM
Another somewhat productive week as far as the real estate business activities which got me out and walking. It's the most I've lost in a long time. I'm about 1/2 lb away from my pre-pregnancy weight. But being the over-achiever that I am, I'm headed to another 6-8 lbs more........
The story of a "Sleeping Baby"...
It was feeding time and Boomer was laying on my bed while I looked through the mails. I let him read the newspaper ads while I went to make his bottle. As I came back to the room (less than 2 minutes), he fell asleep under the … (3 comments)

Beyond success, there MUST be significance - 04/23/08 12:41 AM
So many people dream of the success, fame and tangible luxuries when they first imagined their careers in real estate. Besides the (often) good paychecks, we are dream and hope builders for many. Our clients put their hopes, dreams and trust in us to help them with (often times) biggest asset they will ever owned. With this trust, comes accountability and responsibility on our part.
If we use real estate as a platform to reach others, what we choose to do with our community, the areas we work in and the lives we touch become our legacy. At least that is how … (11 comments)

Prepare Your Handwritten Mother's Day wishes now! - 04/22/08 11:56 PM
Mother's Day is May 11th this year. Even though we have almost 3 weeks before it arrives, it will be here before you know it. Nothing is more special than a handwritten Mother's Day note for your favorite Moms (your past clients, your family or your friends). It means that for as long as it took you to write that card, you were thinking of her! Write something special especially for your receipient. Tell her why she is special in your life, or why it is significant that you celebrate her on Mother's Day. For very little money, you brighten someone … (9 comments)

Best Business Practice for March: GPS Navigation System Recommendation - 04/20/08 11:46 PM
If you are in the market of purchasing a GPS Navigation system for your business, my recommendation is to purchase the Magellan Maestro 4250.
Why Did I Choose Magellan Maestro 4250?
It has a 4.3" vibrant color screen. Anything smaller would be challenging for me to try to concentrate and drive at the same time.
It is user-friendly. I am technologically challenged. But if I could intuitively use it, it has to be user-friendly.
It has bluetooth technology. Even though my cellphone has a speaker functionality, this GPS system's speaker seems louder and clearer for both ends.
It recalculated directions quickly. If I had gone … (3 comments)

Best Business Practice for February: Cellphone for Realtors - 04/20/08 11:26 PM
It was my goal to write about 1 good business practice to share with my fellow Active Rainers. Even though we are in April now, I felt obligated to fulfill my heart's promise. So, here it is, my February's Best Business Practice is to blog about my new cool phone.
I have always kept my business expenses LOW. I feel that it has saved me too many times (more than I could ever count) by following this principle. Hence, I have always kept my phone as a phone. No cool gadgets, no wireless access, no emails, no data plan. Just a plain … (3 comments)

Trying before Buying Home Idea - 04/20/08 10:35 PM
I am watching "Sleep on It" on HGTV for the first time on TV. I thought it is a very cool idea. In a competitive market like Frisco TX, this may be a very creative idea to sell a house. Now, especially if it's staged vacant. There is no trouble to the Seller. Even if the property is currently owner-occupied, what is a little weekend get-away so that your Buyers feel at ease with their purchase?
We test our clothes and our shoes before we buy it. Why not let the Buyers test the house before they buy it?
At the same … (19 comments)

Will You Concur Or Protest Your 2008 Collin County Tax Assessments? - 04/19/08 12:09 AM
As of May 2 2008, the Collin County Tax Appraisal District office will mail out the 2008 Estimated Tax Assessment notices. With the competitive markets that we are experiencing, I am not surprised that the tax protests might be busier than previous years.
Get with your realtor for some SOLD comps of your neighborhood. If your estimated tax assessments are higher, do make a trip out there to have it lowered. Your dateline is May 30th 2008.
If you had purchased your property in 2007 or 2008, you can furnish the tax appraiser with your HUD settlement statement if the amount you … (5 comments)

So many of us are Serial Bloggers here on Active Rain. Some many great lessons to learn - real estate or not! If I asked you of all the blogs You wrote, which one do you want to be remembered by? And why?
So, here's my contribution.I feel the best blog I ever wrote is about Preparing for Rain. This blog has helped a close friend of mine get on her feet in her professional photography business. From the day she read my blog, she had BIG DREAMS of having a wedding photography business. She had just moved down here from Oklahoma. … (1 comments)

A Time For Everything and my time is now!!! - 04/18/08 10:35 PM
As I sat down to unwind this evening, my memories brought me back to a year ago. This time last year (April 2007), I just came back from visiting family in Asia. I was in my first trimester, and with jet lag, I was lucky I could stay awake for 3-4 hours a day. It was a busy real estate time for me too so the 3-4 hours were really to work on coordinating my transactions. I clearly remembered how I barely pulled myself together each time the phone rings. And I remembered the Motorola ring tone too. Until today, whenever … (7 comments)

A Suggestion In Increasing Our Industry's Popularity - 04/18/08 08:18 PM
Should Real Estate Agents have a more stringent core class requirements and should some of these classes guide/ assist licensees gear towards what to do?
I feel that my answers to these questions should definitely be Yes and Yes.
Here in Texas, we need 4 or 6 classes (depending if you have college credits). The classes include Real Estate Principals 1 and 2, Laws of Agency and Law of Contract. While having these classes did teach me alot of real estate that I never understood, I do feel that there should be more stringent requirements and raise the education "level". Most of the … (4 comments)

Benefits To Picking A Handful of Niche Markets - 04/14/08 01:05 PM
This world of real estate is a big, big world. There are just too many things to be very good at. Hence, it is important that you pick a handful of "specific markets" and be very good at them.
You can specialize in:
A specific area of your market A specific architecture of your market Golf courses Luxury estates Custom homes Short sales and pre-foreclosures Working with first time homebuyers Working with seniors Working with investors Lakeside/ Waterfront living Farms and ranches Vacation homes Etc. And the list goes on and on. Why should You Specialize?
When you specialize, you are … (11 comments)

Weight-Loss Challenge: Week 15 - 04/14/08 09:57 AM
Last week, I promised to do better for a much better number on my scale. Well, it's     but quite honestly, I absolutely know that I can do better but I didn't. So, here I am beating myself up. Not because of what the scale says but because I promised to give my best and I didnt.
It was going somewhat like planned, but it only lasted for 2 days. On Wednesday, I went to a Broker's meeting and they served the best brisket sandwiches I ever had. So I "finished" my portion. On Thursday and Friday, I signed up for some continuing … (4 comments)

FreeFile offers free extension e-filing at no cost. However, it is also important to note that your due date for your tax returns will be October 15.

Should Limited Service Realtors Be Allowed Into NAR's membership? - 04/13/08 12:48 PM
I do know that I have just opened up a can of UGLY worms. This was a very good question in the center of a group of realtors' discussion one afternoon and I thought I post it up here for some good feedback.  (See the word is DISCUSSION, not slamming the limited service business model).
I am impartial to the Limited Service business model. Note here is Limited Service. It is not my business to discuss (neither would I) what others charge as their business policy. Somehow, we do know that typically if you purchase a product or service at their discounted … (6 comments)

Business May Be Fierce But You Dont Have To Be - 04/13/08 12:28 PM
It seems that every other person you know is in the real estate business. When you attend networking sessions (real estate focused or not!), real estate agents see each other with a thorn in their hearts - as if they are getting ready to compete in a boxing match. Some may not "show" it, but some definitely raises their noses high in the sky with a sense of "I'm better (or more successful) than you".
Honestly, I used to think that competition is fierce and other agents are constantly "not very nice". Perhaps I am brand new in the business a while back and more experienced agents … (6 comments)

Bush To Call Dallas Home After Presidency - 04/11/08 07:07 AM
It has been made official yesterday (April 10th 2008), that Mr. and Mrs. President, George and Laura Bush will call Dallas home after they leave the White House. Mrs. Bush also mentioned that they have not purchased a property as of yet.
This is a huge honor for the Dallas - Fort Worth metroplex. It was pretty much expected that they would continue to reside in Texas after the presidency. They could have headed back home in their Midland ranch but Dallas-Fort Worth is not a bad choice either.
Some of the choices where the Bushes could call home in this area:

Are You Ready For Some Out-of-the-box marketing? - 04/10/08 11:17 PM
With the challenging real estate market that we are in right now, it calls for some "out-of-the-box" concepts when "traditional" marketing ideas do not seem to yield the results you want. Understanding the real estate consumer behaviors may be one of the first steps you might undertake. Next, taking advantage in some web 2.0 stuff may be the next business revolution you take your real estate business into.
All the above are some great achievements you could take your business to.
However (the big contrary): You can master all the marketing skills you want.
But you cannot stay successful … (2 comments)

Common Law Marriages in Texas - 04/09/08 11:01 PM
Common law marriages are typically known as non-legally recognized marriages or also known as synonym for informal marriages. Some jurisdictions recognize them and some do not. Texas is one of the 11 states that do.
How does Common Law Marriages affect homeownerships in Texas? And why is it important for us who live in Texas to understand this matter?
Disclosure: I am not providing legal advice. You must seek a Texas real estate attorney for advice that relates to your situation.
Some couples who are not married take property ownership in one person's name or both. When things are good, everyone … (6 comments)

Best Place to buy a home in McKinney Texas - 04/07/08 10:25 PM
If McKinney Texas is one of your choices to call home, you search might just end in this area of McKinney Texas: In the Eldorado/ US-75 area (west). You will find small communities nestled in wooded lots. If trees are what you are looking for, these communities, often custom built are what you may be looking for.
Some of these communities began in the mid-1990s, however since they were custom-built (many of them area), they were built with features far beyond their times. The Master bedrooms are actually master retreats, many of them have 3-car garages, open and spacious floorplans. The kitchens are … (2 comments)

Maxx - Update - 04/07/08 09:37 PM
In late February ('08), I found out that my dog, Maxx the Basset of 10 years was diagnosed with osteosarcoma - a type of aggressive bone cancer. I wrote about my sadness on my blog. It feels almost like someone had ripped my heart out and I couldnt breathe.
Today is early April ('08), it looks like Maxx has beat the Vet's odds for him over and over again.  Yippee..... I do have alot to celebrate.
It's perhaps me that is giving alot more attention than I ever did in the last 6 months. Since the birth of my baby Boomer, Maxx has … (10 comments)

Weight-Loss Challenge: Week 14 - 04/07/08 07:59 PM
Another blahhhhh week. I am just not as discipline this 2nd time around and I do not know why. I didnt gain any weight but I didnt lose any either. I guess it's still better that way. I really need to rock myself back into some discipline.
I promise to do better this week. I will make a conscious effort.
My reason for the weight-loss:
He just turned 6 months last Saturday. He rolled over from his back to his tummy for the first time on Friday and by Monday (today), he figured out how to pull his last arm out. Way to go, … (5 comments)

Commission Guilt - Does It Ever Happen To You? - 04/05/08 07:38 AM
I came across a very interesting debate recently about commission guilt. An agent who admittedly feel that he went into a transaction feeling as if he did not quite deserve every penny he makes. Many For Sale By Owners feel exactly the same way - that realtors are not worth what they ask because all they do is to stick a sign out in the yard and wait for the Buyer. Many Buyers feel that their realtors are pretty doormats and door openers and to deserve several thousands of dollars for doing that is just far fetched.
So, what would you say … (22 comments)

Frisco Texas's High Demand for outdoor living spaces in their homes - 04/04/08 04:29 PM
In today's market, outdoor living is highly demanded even by the pickiest Frisco buyers. In order to enhance your quality of backyard outdoor living space (as well as increase the marketability of your home), consider implementing some of these tips.
First, enlarge your patio. If you had one of the regular builder's standard patio, you are probably looking at a 10 feet by 10 feet space. By the time you set your dining table, you hardly have space to walk on the patio, let alone a space for a grill. An ideal patio size would be at least a 20 feet … (3 comments)

Spring Up Your Curb Appeal - See A Frisco TX Home in transformation with pictures! - 04/04/08 11:01 AM
It is the time to spring up your curb appeal and outdoor living... The signs of Spring has definitely arrived here in Frisco, Texas. Two weeks ago, we still had our biggest snow fall I've seen in Frisco. That's Texas 101 Weather for you......
But Spring is on its full gears here and now. OFFICIALLY. Are you ready for some pretty colors in your yard and say Goodbye to the brown grass?
In North Texas, you would put your fertilizers down on April 1, June 1, August 1 and October 1. I typically like to buy just fertilizers and not the weed-and-feed … (7 comments)
