It's hard to believe that sometimes the most ironic answers to become successful in this business are as such: (1) Pick up your phone when it rings(2) Read the darn contract(3) Own up to your mistakes(4) Don't just run away.... I'm so surprised how many of us in the industry DO NOT read the contracts. Essentially, the contract tells everything about the transaction. Yet, so many "professionals" resort to asking/ emailing questions that can be found on the contract. Quality time wasted because the other end may not be able to get back/ respond immediately. This is not a consecending post towards good listing agents who seek feedbacks from Buyer's agents after showings. This is also not a snobby post. It is just my experiences as a Listing Agent that I want to share with Buyers and Realtors. Like Sellers, I appreciate any feedback that buyers and buyers' agents would share. Spring break came early for my family and I. It's a much needed vacation since I've been working non-stop since the last week of December 2009. To me, real estate and its transactions are relatively "simple". There is nothing more than looking for a house, liking a house enough to write up an offer for me, getting the offer accepted, then finishing up the rest of the way with financing and title work. Sounds pretty simple to me... Even short sales are pretty "simple". There are lots of channels to navigate. It's lengthy, but it's not complicated. When I see this happen, I wouldn't even click on 1 post. I know what this blogger is trying to do. Point hog. Perhaps we should talk about readership expectation. If your goal is to write 10 posts a week to maximize your points, you may want to spread out the posts you list. If you typically get 3 done a week, spread it out.

Essentially, this is the question (Can your MLS sell my home?) a Seller would ask subtly when s/he calls to ask for a Flat Fee listing. My short and sweet answer is No. Carol Honkanen of NW Real Estate in Bellevue WA discussed this in her recent post, Flat Rate Fees versus Typical Commission Rates. I have not been in the real estate industry long enough to fully comprehend the detailed works of a real estate buyer's agent back in the days when there were no MLS (multiple listing service) and there were no technology to support its system. I have heard of stories of the MLS listings showed up in 3-ring binders and real estate brokerage firms used to be a huge part of real estate domination. According to this specific Seller's (lender) instruction, buyers MUST inspect the property prior to submitting an offer. Now, that's a first one for me when stated out specifically like this. The objective is to protect the buyer. Since when is spending $400 for a home inspection prior to ensuring that you are under contract is protecting the buyer's interest?
