Frisco TX First Freeze Warning Tonight (Sunday 11/27/2011) - 11/27/11 07:26 PM
Frisco TX anticipates its first FREEZE tonight (Sunday 11/27/2011). Temperature is expected to drop to about 27 degrees Fahrenheit.
Remember to protect your exterior faucets with outdoor faucet covers. You can purchase them at Home Depot or Lowes for a few dollars each. It is much cheaper than to call a plumber to fix the pipes later.
Also, before going to sleep tonight, slow drip your indoor faucets that are on exterior walls.
Last but not least, check your sprinkler system to not come on.
Welcome Winter!!!

Stepping Out in Faith Requires Action - 11/27/11 11:26 AM
It took me a while to realize that all I needed was FAITH while I spent my whole life searching. Searching in the things that mean so little in the grand scheme of things.
Funny how life takes its turns. I'd always imagine finding FAITH in a big hoo-haa, big she-bang type of commotion. I found it in a book called the Purpose-Driven Life by Rick Warren. Since then, I've heard lots of testimonials about how this book changed the course for those who read it.
After accepting Christ into my life, I wasn't quite ready for what a Christ-follower's life … (8 comments)

It's Been a Quiet 3 Days over Thanksgiving Here in Frisco TX - 11/25/11 05:59 PM
It's been 3 quiet days over Thanksgiving here in Frisco TX. I can tell because the traffic of listing 7478 St. Stephens Square at Queens Gate I just put on the market on Tuesday has been SLOW.
I listed it on Tuesday at 9am and by 12pm, it was shown to the 1st buyer. But nohing since then.
Having listings come up during Thanksgiving Week has always been "hit" or "miss". You never know how the market will react. Let's just hope after the day for travelling on Wednesday, Thanksgiving Thursday and Black Friday will finally give way back to productive … (9 comments)

Say it Like it Is - Christmas - 11/25/11 06:28 AM
It's the day after Thanksgiving and the shopping season has officially begun. It's time for some of you to going on your shopping list - after all, the sooner you start checking off Christmas list, the better off you are.
Here's a small gripe I've always have this time of the year: Christmas and the year-end holiday season.
For those of you who celebrates (or not) Christmas, say - Merry Christmas!!!
Please don't say or write "X-Mas". It's called CHRiSTMAS and it bothers me that many find it okay to cut short the name from Christmas to X-Mas. You don't save … (15 comments)

No Shopping on Black Friday Over Here - 11/24/11 06:48 PM
After spending 3 days getting ready for our Thanksgiving today and Christmas party this Saturday, I'm tired of all the running around. I finally have time to sit around on Thanksgiving Day after Christmas decorating, 2 trees, a 12-3pm Thanksgiving meal, followed by 2 hours of cleaning. Nope, no shopping and certainly no Black Friday shopping over here for the Yeo household.
Christmas is big around here. But I refuse to participate in the big hoo haa of gift-giving and the thought of standing in line for a few hours prior to store openings sound like too much work for me.

A Day to be Thankful - 11/23/11 10:04 PM
It's finally here - Thanksgiving Day where every American, young and old, short and tall, round and not celebrate a day of Thanks. As for me, this has been a relatively "quiet" week with lots of paperwork, phone calls and running around to catch up on.
My husband and son stayed home, just chilling out - the perfect way to spend family time, in my opinion.
We'll have a feast with 14 people tomorrow. We'll probably eat from lunch to dinner, while enjoying some football too. Nope, this Malaysian family will not have the traditional Turkey and stuffing but instead our … (16 comments)

Buying Real Estate Out of Sync Can Hurt More Than It Helps - 11/22/11 08:32 AM
There's so much to share in this post but I do not want to offend anyone, especially buyers of real estate. Read this experience of what and what not to do, hopefully your home buying experience will be better than this family. **This is LONG but I promise you it will be well worth the read.
I understand that there are many real estate agents/ brokers and brokerages to choose from. I know every salesperson/ broker talks about how great s/he is in selling real estate. On top of that, they are each professional, have great customer service, etc. right? So, … (7 comments)

I found the Masterpiece in YOU!!! - 11/20/11 08:40 AM
Beauty is all around us - if we care to look, care to view it that way. Besides the natural wonders, the Lord surrounds us with, by far - that think His greatest masterpieces are found in each of us.
Being a Christian doesn't mean you can admit that that person (guy or gal) is good looking. It doesn't mean you are "lusting" over the person. It is just a simple pure acknowledgment that that person is indeed good looking.
I think beauty lies more than just in the eye of the beholder. Thus far, I haven't found anyone who isn't … (14 comments)

Is Real Estate as Simple as Filling In the Blanks? - 11/19/11 08:25 AM
Several weeks ago, a national real estate brokerage called, Redfin started reporting agent's productions (ie. # sales transactions and statistics). This created havoc within a few days and shortly after that, Redfin announced the demise of the Agent Scouting Report.
I followed the debacle, subscribed to the feedbacks and comments this article generated.
It was clear from the article that many agents (including me) did not like that information published for different reasons. Some because the information is wrong (as high as 90%), inaccurate and with me, I objected this information published on a real estate brokerage site. Redfin is after … (9 comments)

If I Knew What I Know Now, What Would I Do Differently - 11/18/11 05:21 AM
With the honor of becoming a Member Spotlight earlier this week, it gave me some new presence. I had some new AR members as well as new rookie agents write to me congratulating me. One in particular asked, If I knew what I know now, what would I do differently?
If I knew then what I need now, there are some things I will do better, start sooner:(1)    If you read my recent post, Total Independence is the New Business Attitude in 2012 – I shared a lot of things I would have re-done. However, back in 2003, there is no … (39 comments)

Total Independence is the New 2012 Business Attitude - 11/17/11 07:23 AM
I work on my real estate website, Frisco TX Homes everyday. If I wasn't with clients or family, you can be sure I'm working on my website or some form of business marketing. Yes, some might think I need a life - however, working on my website or other work-related activities such as time spent on AR are times I enjoy, it refreshes my soul.
2 years ago, I paid LinkURealty good money to build a custom website for me. Completely customizable on my end so I don't have to wait for Tech Support to work on things myself. Although it … (86 comments)

Feedback that Backfired - 11/16/11 11:52 PM
Every once a while, we read about Listing/ Seller's Agents not happy when Buyer's Agents do not provide FEEDBACKS after showings. Not as often, we also read articles on the other side about why Buyers' Agents do not want to provide FEEDBACK.
During my meeting with my sellers, I share with them my personal thoughts about FEEDBACKS. I tell them that sometimes trying to get them are not the easiest thing to do in the world. Some share feedbacks voluntarily, some - if I had to hunt them down for feedbacks, more than likely, it means the buyers are NOT INTERESTED.

A Realtor's Wishful Tech Toolbox - 11/15/11 04:22 PM
After 3 closings this morning and a whole day of looking on starting an Agent Press (Wordpress blog), I need to write a FUN, DREAMY post. I guess that's how I combat with work-related stress.....
Back in 2000 when the Palm PDA assistant came out, I had one of those. I had a cell phone too and I remembered telling my co-worker, how I wished these 2 items were "1". Instead of having to carry a cell phone and a PDA (used it as an address book, reminder, calendar, etc.). I wished I had internet connection where I went to. My … (20 comments)

Count the Cost in 2012 - 11/13/11 12:21 PM

Whether you are in business, or just a person or family, I hope you take some time this quiet November Sunday to think about the plans you want to make for yourself. They said, If you fail to plan, then you would have plan to fail.

Use the Power of Cash in your Real Estate Business - 11/11/11 07:51 AM
It's indefinite that we will constantly have marketing calling us several times a day to try to sell us something. From monthly leads, or IDX solutions to CRM models and on and on.
Here's what I learned over the years - I always ask for a discount and in return, I pay for annual payments, instead of monthly.
Well, it works in your personal life too: almost any service like pest control, weed control, lawn mowing, etc., it can apply in your business life too. It costs alot less, some offering 1 - 2 month's free. They can get pretty significant … (16 comments)

Matt Lauer featured MALAYSIA as one of his destinations in his annual World Travel - Where in the World is Matt Lauer on the TODAY show on November 9th 2011. I was super-excited when Ginny Gorman emailed me telling me about it.
In case you didn't know, I'm from originally from Malaysia. I was born and bred in Kuala Lumpur (where Matt Lauer was). I came to the US (Norman, OK) as a 20-year old international student. The rest is history.

Thankful for the Littlest Things In Life - 11/09/11 10:45 AM
When I first heard about the ActiveRain/ DocuSign "Thankful" theme post, I was planning to write about these "great" and wonderful things that I'm thankful for, like my family, my business as well as opportunity of meeting my clients through my calling.
But because I'm a member of the female clan, I have a built-in reserved right to change my mind. Guys, I'm sure you know all about that.
When I got up this morning, yes, I had a change of heart. Instead of talking about all the great, big things I'm thankful, I want to remember the smallest, little things. … (8 comments)

Where the value of a real estate agent lies - 11/08/11 10:12 AM
Lots of discussion were stemmed from my original post of NEGOTIATION and how quickly it turned into discussions of FUDiCIARY duties for clients because of COLLABORATION. Well, my post today is not COLLABORATION NEGOTIATION. One who has made up his/her mind about the topic has already done so. And how one applies that mindset in a real estate transaction will do what his/her experience tells him/her to do.
All that being said, I'd love to talk about DUAL AGENCY, or in Texas, it is better known as INTERMEDIARY.
More often than not, when an agent speaks about DUAL AGENCY, the agent … (11 comments)

Bonus - Trading the Fine Line Between Fiduciary Duty versus Working Collaboratively - 11/07/11 06:37 PM
I had the myths in my head about negotiations UNTIL I attended this course. This post is not to advocating you to sign up for *this or any negotiation course and neither is it a promotion for the classes. It is simply what I had learned during the session, with an open mind and heart, and my personal experience that changed the trajectory of negotiations from here on out.
As realtors(R), we have fiduciary duties. Fiduciary duty is to defined as an obligation to act interest of the client. A fiduciary obligation exists when a special relationship is needed based on … (32 comments)

However, if you are an over-achiever like me, you might want to work on some or all of these home maintenance projects tomorrow:

Thinking about Christmas already - 11/07/11 01:14 PM
I know it's about 6 weeks away and Thanksgiving is not even here yet. But it's NEVER too early to think about Christmas, and the decorations especially.
If it's going to take all that climbing, lifting and unpacking in the attic, this year - I'm just ready to get it done EARLY.
With the decor of Christmas, it just sets me in the mood of relaxing, getting closer to family, spending time with friends and clients. It's the only time of the year I feel not pressured, just letting it be.
We usually have several Christmas trees with different themes around … (7 comments)

When you have gratitude in your heart - 11/06/11 01:25 PM
At a very young age, my father has taught me about "having a grateful heart". He believed that if one doesn't have gratitude, one will value this one life we've been given very differently.
So, putting it into a real estate and small business ownership perspective, are you grateful for:
(1) The "low-ball" offer you received and the opportunity to negotiate it to a "fair offer"?
(2) The telemarketing phone calls you receive as a result of your very own SEO hardwork?
(3) The "on-the-fence" buyers who cannot seem to make up their minds?
(4) The opportunity to open doors, to … (11 comments)

Putting Your Negotiation on Paper for a much clearer, collaborative effort - Part 2 - 11/05/11 10:07 AM
It was with alot of excitement this morning as I jumped out of bed to continue writing the Part 2 of my Collaborative Negotiation Style. In case you missed Part 1, check it out to set the stage for this 2nd part.
In Part 2, I'm sharing in detail how a Collaborative Negotiation works. Nope, it's not just a Collaborative "CONVERSATION" (as I believed it to be prior to attending the class). These left-brain founders actually put a COLLABORATIVE NEGOTIATION into pen and paper. I was blown away by that fact. Being a Type A, highly organized person, you can see … (5 comments)

The New Style of Negotiation - COLLABORATION (Part 1) - 11/04/11 08:39 AM
It's not new and neither is it unheard of - that the COLLABORATIVE style of NEGOTIATION is what every party in a negotiation should strive for. However, the reality is that most people (by default) negotiate in the COMPETITIVE STYLE even without realizing it.

This 2-part NEGOTIATION STYLE is a result of my short experience in one of my contracts after I put into action what I learned from my Certified Negotiation Class. If you want to read about my experience and overview of the class, please read:

The Big BAD Ugly Word of Finance, - BUDGET - 11/03/11 11:00 AM
Today, I'd like to share a little something from my personal financial side, sharing my financial counseling as well as my thoughts while facilitating the Dave Ramsey Financial Peace University classes for 2 semesters for the past 3 years:
When chatting with my good friend the other way, I was sharing with her how creating a BUDGET (a big, ugly bad word) quickly turned her off. I found out why she wanted no part of it. She thinks having a BUDGET means not living life, holding on to money tight and all the negative elements that goes with it.
