Bank owned property in the Wildwoods

As of January 28, 2009 there are approximately 52 bank owned properties in the 08260 zip code which cover Wildwood, North Wildwood, West Wildwod, Wildwood Crest , and Anglesea. The number that are in preforeclosure or in default is roughly 830 according to " RealtyTrac" .

As a buyer this mean there are very good buying opportunites as they are selling for 30%-40% less than the peak market prices of Fall 2005. The trend we have noticed as that when a bank owned property is listed it generaly does not stay on the market all that long. In some case there have been multiple offers, some cash, going higher than asking and closing in less than 30 days.

As a seller this brings about a challenge because these properties are pulling down the comparable sales which hurt anyone selling currently. It makes it more crucial to have your property in as good a condition as you possibly can and be realistic with the asking price.

The foreclosure market is always a fickle one in that fantastic buys aren't always what you would prefer to buy. After weighing out the values though most buyers of discount property will look past some of their wants for the low price.

My $ 14,000 Wastebasket

I actually never spent that much money on a wastebasket or even considered it . I wonder what it even would look like or do for me. All I can picture is something like Rosie from the Jetson's rolling up to me when I say " junk mail " or " trash pick-up".

The clear message for me is that the times dictate prudent spending. We find ourselves reviewing all expenses very carefully these days and weeding out what is important and what can wait. Damn! I really had my eye on the $ 4000 lemon zest peeler too. If I can learn anything at all from what we are going through is that I need to value what I have right at this moment. With all the layoffs and job cuts the one thing we have as Realtors is that we can't get laid off. I know without a doubt my job will be there for me each and every day I wake up. Things may be a little tight for some time but I know they will cahnge as they always have, so for now I will stick with my $ 11.00 Staples Wastebasket .

This sole beachcomber (my beautiful wife) was caught walking on the beach in Cape May this evening. Aside from me taking the picture she was the only one there as far as you could see in each direction. This is one of the treasures of working and living in this area is to be able to get away in just a few minutes from home. Even though times are tough the draw to the beach has endured for centuries , surviving many economies, wars and everything else this country has been through. It was a reminder to me to take the time to appreciate the simple things around me .

Data Base Update Relives Old Victories and Failures

This year I am going through my Top Producer and updating anything missing or delete contacts who I won't likely do business with any time soon. One thing that does happen during this exercise is you get to relive each transaction and everything that happened during that time. It is almost like watching old training films in your mind only my personal perception surely distorts what really happened.

I keep noticing small things that I would have done or said different and it also gives me an opportunity to reach out to anyone that I feel needs a quick call. I think about ways things could have done better and what I may do different in the future. It does bring about a nice feeling of accomplishment looking at the contacts that were challenges and it all came together. On the other hand you still wonder why things went bad with an occasional client when you did everything possible.

My goal is to eventually not have to do this every year.

1099 from a short sale

This is more of a question as to which would be more of a burden. In a short sale or Deed in Lieu of foreclosure when the property is a second home or investment property it is usually customary to have a 1099 issued for the difference in sale price to outstanding loan amount. This would be considered taxable income and therefore unavoidable, even if you declared bankruptcy.

On the other hand a defficiency judgement can be dismissed through bankruptcy and the mortgage company cannot strong arm as much as Uncle Sam. I read alot of posts re: the avenues to take but rarely is there anything mentioned about the issuance of a 1099 for a second home or investment property .

Does anyone have feedback on their experience with clients getting 1099's for short sales or deeds in Lieu of foreclosure.

Well , one thing can be said for this economic slowdown : I finally had the time to clean up my gargage and get both cars in it. I thought about a before and after shot but i was too late to get the before and I don't think my wife likes me to advertise how much of a mess our garage was.

I was amazed at how much stuff I found that I had believed lost forever. I found light fixtures and outlets, plumbing parts, all of which I bought more thinking I had none. It's pretty ridiculous to see a full assemblage of all the screws, nuts, bolts, old tile, and hundreds of other tools I may use once or twice. Several times I had to stop working and go watch TV for a while because my brain was getting overwhelmed with the magnitude . There was another realization at putting all this stuff in order, I am no longer embarrassed to bring people into the house through the garage .

What does this have to do with real estate? probably nothing but it has been a good use of time and put me in a good place where I can focus more on the business I still have.

Opportunity isn't knocking, it's pounding the door down!

I'm sitting in my company's office just a few minutes before 5:00 , the receptionist will be leaving in a few minutes and then it will be just me . I was just thinking back to the times when there would be 5 to 10 agents here until way after 8:00 . I took a look earlier at the REO inventory in the Cape May County real estate market and I saw over 120 with another 900 well on the way . It is tough to think about some of those folks in that situation at a time of year like this. Not everyone took on irresponsible debt, some were just victims of it.

Now that the praverbial ?%$*&+~! has hit the fan here we are with bargains we are literally falling over. As Wareen Buffet says " be fearful when others are greedy and be greedy when others are fearful" . I can't think of a time when I have seen more fear in the market as now . What i find funny is how many times I have heard from buyers, " if you find a great deal call me". Well I make that phone call daily, and I have to say it does work often enough to keep heading forward in this business.

My new buyer qualification question is quite simple these days. I ask " If I called you up and said there was the best deal I have yet to see and it was in your price range , would you be willing to drive down that day or put an offer on it sight unseen? It sounds a little like B.S but the great buys I see don't last long and as a matter of fact I have seen several multiple offers on some properties.

I have started to concentrate on my quality clients as Brian Buffini suggests, ones that you know will not only be loyal but also serious about taking action. One thing is for sure is that this downturn will not last forever and once someone says we are heading out of it , it's too late.

One final note to consider is that historically more millionaires are made in down markets than up by a ration of 8 to 1 . Looking at things that way these are times to really pay attention to for there may not be such great opportunity again.

Is anything Selling?

I hear that question almost daily , and i always answer with a resounding yes. Actually in the Cape May County market just from last Sunday 40 properties went to settlement. When you look at it from an inventory perspective that would be 3 1/3 years of inventory . That means it is crucial to price a home properly in this market or your chances of selling are extremely slim to none.

Unfortunately for a seller it doesn't matter if you have the special nails or the new roof ( which is actually 5 years old), buyers won't consider those things when comparing your home to your competition. And that is exactly what you have " Competition" .

I will always try and convince my sellers to preview some of the competing homes before they list theirs or while they are listed and have not received many showings. It can be a sobering reality check for some and others it flat out won't do anything.

Do yourself a favor if you plan to sell or have not sold in several months and you are currently on the market , re-evaluate your asking price by looking at your competition with a buyers eye. There are many buyers in the market right now but they are very particular and won't overpay . Now more than ever requires your utmost effort to listen to the actual market .

If your realtor hasn't done so ask for an updated CMA after 30 and 60 days . Good luck and just remember 40 owners just this week were able to sell their properties in this area. It pays to find out why and how!

Well, our season is finally upon us and everyone I know has been anxiously awaiting the great weather. Even with the high gas prices, the Cape May area sits within a tank of gas from the Philadelphia and New York . I attended a seminar on Short sales a few days back sponsored by a local Title company and our local board. The speakers were some folks from the Title company, a bank representative, and an attorney. It was a good event for the most part, much of which I already had some experience with but it was good to be refreshed. it seams in our market more and more properties are being sold this way so it's good to be well versed in the process.

One statement I couldn't stop thinking about was when the attorney said " in these times everyone has to get a haircut" . At first I understood him completely but the more I thought of it the more I realized I haven't seen an attornet take a haircut in any transaction I have been involved in.

One of the bigger insults to the whole issue is corporate bonuses for Mortgage company execs. There was one from Countrywide who is being paid 2.5 million to stay at his job just until March 15. But the mother of them all is Chief executive Anthony Mozillo also of Countrywide who will walk with over 66 million for running a company into the ground.

So much for everyone getting a haircut.

Summer Tenant Gift Baskets

My brother and I have a summer rental property that rents week to week. Normally the rent is from a low of $900 per week to a high of $3000 per week. We were thinking of having the cleaning people leave a welcome basket on the kitchen table each week for them . Since we are at the beach I figured it could be useful things for them such as some coffee, sunscreen etc. Does anyone have ideas that they have used or heard of and what costs would you think would be appropriate?
