Just found this update on the HVCC - Home Valuation Code of Conduct - which has been vexing us since its start earlier this spring.  NAR and members of Congress have been working hard to fix this so as to assist rather than hinder the recovery of the housing market and therefore the overall economy.  Legislation has been introduced to impose an 18 month moratorium on the HVCC.  In the meantime, progess is clearly being made.

When does a home appraise then not appraise - when the lender decides??? Is this leagal??? - 07/28/09 07:40 AM
All of the work that goes into our industry and codes of conduct to correct this market and here we go again. I have to had a full price contract appraise above asking price. Now the bank will not lend as they want the appraiser to use the comps from the neighborhood only which span the last 2 years. The last 2 sales were forecloseures.
The appraiser confirms both my CMA, the Buying agents and public domain sites plus market reports that the micro area actually went up $10,000 in value for the last 30 days.
