Hi Everyone,

I have been searching and reading many great articles on updating my blog. Here is the problem, I do not have a whole lot of time, besides of just being a realtor I am a full-time student obtaining my bs and a full-time mother and wife..Ok, so you all get the picture, I am extremely busy....lol! Anyways, I want to create my blog to look better then what it does, I have tried putting a background on it, but I am having trouble. It says it has taken it however it does not show up, also I have been trying to create a header, any suggestions. Everything I've tried, is there any great programs out there? Also, any suggestions when it comes to SEO? Any of everyones opinions would be great. Thanks a bunch! Have a wonderful DAY!!!!!

After reading my local paper this morning in regards to an article, questioning the public who have faced foreclosure if they were forced into apartments. http://www.news-herald.com/site/news.cfm?newsid=19484758&BRD=1698&PAG=461&dept_id=21849&rfi=6 They asked for feedback. I found this rather ridiculous; I really wish our media would really start focusing on the positive ness of our areas.

As for Ohio there are some really great things happening such as mortgage companies that signed a deal on April 7, 2008 in hopes of stemming our foreclosure tide. http://www.ohiomba.org/ . There is less then 10% of our market that is actually in foreclosure. Can our media distinguish that the public would like to hear good news?

For those who may possibly be facing foreclosure, there are many options out there. I have faced foreclosure myself,before I became an agent I bought my first home only to find out that I got sucked in to sub-prime lending. Extremely embarrassed I let my house go. Since I have been educated and have been practicing real-estate a large portion of my clients have faced foreclosure. Short-Sales are always an option it saves you from the whole foreclosure process. There is nothing to be embarrassed about and my philosophy is that everything happens for a reason, and take a look at Donald Trump. Look at the number of times he has went bankrupt and got himself right back up. If there is a will there is a way.

As I was sitting here today I received a call in from my broker in regards to a mortgage company I have been dealing via short-sale. I immediatly listened to the information and then looked it up myself. Excitement? This completely made my day. As of April 7. 2008 Governer Strickland announced that nine mortgage companies signed an agreement called " Compact to Help Ohioans Preserve Homeownership". This will reduce foreclosures in ohio. Yes, Ohio we are the only state that has this agreement in the nation. Congrats to us!! The principles these companies signed include the following:

1. Engage in substantial and large-scale loan modification effort for ARM mortgage resets and subprime mortgages.

2. Indentify, evaluate and make good faith attempts to contact at-risk or defaulting borrowers soon as possible.

3. Modify loans to the extent permissible within existing fiduciary, contractual or other legal obligations and in accordance with prudent mortgage lending and services.

4. Create incentives for staff and foreclosure counsel to modify loans rather that foreclose.

5. Report progress to the Ohio Department of Commerce

6. Enter into a non-binding agreement with the State for some defined period of time "Agreements extend to June 30, 2009.

A Realtors Life in Eastlake Ohio

Moving to Eastlake only a few years ago from Ashtabula was a big change for me. A finnish girl always close to the water with a little bit of country still attached to her. I did not know much about my community until I became a Realtor. With great knowledge obtained from my brokers Stan and Linda Leff. I realized I would soon love where I live. I have gained great respect for the community I live in, realizing that over 300 years ago the Erie Indians village was Lakeshore Blvd. and reeves rd. In 1830 settlers from New York came and purchased acres for only $7 to 10 dollars. That completely blows my mind, imagine an acre for that price. In 1951 we became a city only populated by 7486 with a volunteer fire department managing by using borrowed equipement and renting trucks for a dollar a day. By the 1970's the population had grew to 20,000. As of 2006 the population still ranges about the same. I just recently moved to the absolutely beautiful Chagrin Lagoons in eastlake that I adore and it brings much of what I love and what I have been wanting to give to my family. I live right on the channel of the chagrin river, fishing and kayaking and so many beautiful sunsets. I feel at home and my finnish lifestyle will continue to grow and raise my family here.

Help!! Saxon Morgage!!!!

I am having the hardest time of my life with saxon mortgage. I am currently performing a short-sale and have received several offers from them submitted and here I sit of months of patiently waiting. Ok well, not so patient. My clients property is going to be up for sherrif-sale in 6days. I feel like I am on an ultimate deadline, with not so happy clients and buyers and oh don't forget the realtors. I have tried everything with this company, I call several times a day, request to speak with supervisors. Only to never get a real supervisor just a lovely e-mail sent from the customer service rep. who says she's expediating my file.....I get the same response, I call my contact over and over again with no return phone calls. I have never dealt with a bank that believes in not returning one single call over months. Does anyone out there have any suggestions on what I could do to stop this short-sale. I have ran out of options and I am trying to save my clients from this foreclosure. Any suggestions would be helpful.

However I would like to talk about a very important program that I just learned of today and wanted to share it with those of Ohio. As of March 3, 2008 lenders from all over Ohio will be able provide affordable, fixed rate financing to low and moderate income homes in which at least one member must an active military personal or military veteran, firefighter, emergency medical technician - paramedic, health-care worker, police officer and teacher.

The current fixed rate for OHFA for 1st time homebuyers is 5.375%

The current rate for a buyer in The Ohio Heroes Program is 5.125%

Ok here is my question of the day........lol!!

We have been handeling alot of short sales and we have been very successful with them, and we have actually grown very fond of doing this...

However, We are looking for advice in how to approach people who are going through this situation, and have no clue that they can be helped......

Is there a certain marketing approach that you do, when marketing to people who are in a possible situation of loosing their homes????

We have been brainstorming on how we could put the word out there, without making people feel bad in regards to their situation.

I mean honestly, alot of these people have had a cut in their jobs, got hit with predetory lending and many more reasons. So whats your advice? Anything would be helpful!!!!!

We have designed a great program that works to get people out of this situation its just approaching new prospects we have not figured out..... So let us here your ideas!!!!

Lake County Ohio, Reports on Home Sales for Sept- Oct 2007.

I studied the market this evening in hopes that with the increase of showings I am personally receiving in November. That October would have been a better month then September. However I am going to provide the stats below.

Lake County Oh,

I averaged all the areas in Lake County Oh for the Month of September and October and here are the Statistics.

September = 165 homes sold through out lake county. (Mentor being the biggest hit with with 54 homes sold)

October = 154 homes sold through out lake county. (Mentor being the biggest hit with 42 homes sold)

The statistcs show that October was 1.2% behind September. However, I have noticed that November for us has been extremely busy with the amount of showings we are receiving on our properties. I do feel that the word is getting out to the buyers in the area that this is the perfect time to buy. The interest rates are at a 40 year low.

Leslie Appleton Young (Chief Economist and VP of The California Associaton of Realtors) posted an analysis on rismedia that I found very exciting.

In her words "If You Currently believe the Internet is the #1 factor to Real-Estate" YOU ARE RIGHT!!!

The statistics below are trends since 2000. "If Your Not On The Internet You Will Not Be Found"

- 94% of Internet buyers found their agent on a website

- 63% Found them on an Internet Search

- 0% of Internet buyers found their agent through brochures, flyer's, yard signs or mailers.

- In 2000, 28% of people said they used the Internet as a part of their home search.

- 2006, 70% said they did.

- 86% of home buyers started on the Internet before they even started looking for their specific home.

- 14% Of People Did after they started looking.

- That means 100% of Internet Buyers surveyed looking at homes first, agents second.

- 81% of Internet buyers stay with the first agent they contact.

- Internet Buyers spend an average of 4.8 weeks doing research before contacting an agent, a traditional buyer spends 1.7 weeks.

- Internet Buyers bought on average of 2.2 weeks looking for a home with an agent, traditional buyer was 7.1 weeks.

-Internet Buyers previewed an average of 6.7 homes with their agent, Traditional Buyers 15.4.

- 69% of Buyers said response was very important. 83% chose email as their favored communication. 0% of them chose in person.

- Internet Buyers were more satisfied with their agent by 4.3, Traditional 3.3.

- 97% of Internet Buyers said they would use their agent again, Traditional 50%.

- 70% of people over 65 years of age read the paper; However only 35% of 24 year olds do. According to the report "PRINT IS DEAD".

I found this to be extremely positive news. I focus alot via Internet and I just wanted to share this information so hopefully it will help you as well.

Is word getting out there to the buyers???? According to Realtor.org October was a much better month then september for buying....

Is it working? Is all of our efforts of speaking that its such a great time to buy, your going to see a huge appreciation on the value of your property and the interest rates are at a 40 year low!!!

Well, compared to last October we did sell more homes.........But there is so many efforts being done in trying to promote that we are in a great market to buy. I do feel we are going to see an amazing increase soon in home sales.... Personally, I would be plunging all my dollars into investing in this market.

Alright I have told all my real-estate colleagues about how great active rain is! I have been a member for only a little over a month. However I am meeting a lot of real-estate professionals in my area of Lake County that do not feel that blogging is important at all. I have learned alot by just reading and have received alot of great ideas. Why is their not that much blogging going on in the Cleveland Area. Are we behind the times or what???

Trying to convince other professionals that it does work is like pulling teeth......
