Bottom line is that it's been years since "The Crash of 2008" happened and the media (local, national, and international) still has ZERO interest in reporting the fact that only approx. 1,300 residential high-rise condos were built on the Las Vegas Strip. Heck, they don't even think it's important to educate the consumer on the 5 or so INTANGIBLES of Las Vegas that made it so difficult for developers to build condos (rather than implodable casinos) directly on 4-mile stretch of Las Vegas Boulevard that most know as the Las Vegas Strip (and what we in the business call the Resort Corridor).

A devastating fire (the 1980 MGM fire), airport, labor union, city boundaries, unincorporated county, and more helped prevent/protect the over building, as well as the long-term value, of residential product on the Strip (but the average folk unfortunately don't get to learn about that as it's "irrelevant" as many journalists tell me). Funnily enough, over the course of my career, I've been contacted by, and face-to-face consulted three separate billionaire casino owners for my knowledge of the Strip (all whom were impressed and one who canceled their MULTI-BILLION-DOLLAR-STRIP project after meeting with me).

So let me get this straight - it's important enough for SMART CEOs to understand this stuff, yet the AVERAGE CONSUMER doesn't have the right to become educated on advanced information behind Las Vegas (so that they may make a more informed decision when spending their hard-earned money on real estate)?! I earned this $6.5 million listing because of my television exposure and for the fact I sold multiple penthouse condos in my career for record-breaking figures topping out at approx. $2,400 a square foot (jealous people bash me online because those units never closed escrow but that is only because the building they were in, The Harmon, was built incorrectly and most likely is going to be demolished before it ever opened - the sales still happened and the records stand to this day - and just might stand for decades to come). Point is, anyone can accomplish anything they put their mind to in this magical city.

New Waterpark in the Works for Las Vegas - Source CBS 8 News NOW.

 

As I talked about back in August 2011, a new 25-26 acre waterpark was unanimously approved for Fort Apache and Warm Springs near Summerlin. According to several sources, the waterpark (which will also contain an aquatic center) has broken ground.
