Self employed borrowers applying for a mortgage loan can get frustrated because a lot of loan officers don't understand how to accurately read tax returns.

Current mortgage rate trends started better this morning but quickly deteriorated. The reason is because the stock market had gains and investors sold their mortgage investments for stocks. When there is a sell off of mortgage bonds, mortgage rates rise. Conversely when there is demand for mortgage bonds, mortgage rates drop.

When the blue line is going up, mortgage rates are dropping. When going down mortgage rates are increasing.
Reason for the current mortgage rate trend: Continued weak economic data and the escalating debt crisis in Greece is causing many investors to sell stocks and move their money into safer investments like mortgage bonds. 10 Credit "Do's and Don'ts" when applying for a mortgage - 06/17/11 08:57 AM
How a fully approved loan gets denied for funding after the borrower has signed loan docs.
Underwriter views an updated credit report verifying no new activity since original approval was issued and the new debt disqualifies the buyer(s).
Generally this won’t happen in a 30 day time-frame, but borrowers should anticipate a new credit report being pulled if the time from an original credit report to funding is more than 60 days.
Purchases involving short sales or foreclosures tend to drag on for several months, so this approval / denial scenario is common.

Current mortgage rate trends deteriorated today. The blue line on the graph going down means mortgage rates are increasing. The white line was yesterday's trading.
Reason for the current trend: Stocks rallied as investors took advantage of cheaper stocks. Not much has changed fundamentally so it will be interesting to see what happens. ben Bernanke warned that politicians should be using the debt ceiling for political rhetoric. Other countries could view the US Dollar as a weaker currency if the US doesn;t manage this debt properly. This could cause the dollar to lose value.

Rarely do I rant but I must say, Chase Bank is stupid. Well, at least their CEO is stupid. On second thought, perhaps he isn't stupid just underhanded. Okay, benefit of the doubt, clueless. Legal Disclaimer: These are not facts but rather my opinions based on my past experiences with Chase Bank.
In 2005 I had 12 mortgage loans locked with Chase Bank. The next day, mortgage rates went up substantially. Good thing I had enough sense to convince my customers to lock their rate before they soared, right? Nope.

Current mortgage rate trends are improving. The blue line on the graph rising means that mortgage rates are improving. The white line was Fridays MBS trading.
Reason: The debt crisis in Greece and Europe are leading some economists to believe that in 2013 we may be headed into a global recession. This economic pessimism fuels speculation that mortgage bonds may be a better investment versus stocks due to their conservative nature. Hence mortgage rates are more likely to improve than deteriorate. However expect the improvements to be in small increments.

In early morning trading (mortgages are sold as bonds on the bond market) mortgage rates started higher but dropped by day's end.
