Many times when people are ready to upgrade on a home they look at the current inventory of homes available, and consider building a new home as well. Today’s market has many advantages to either choice. Doing your homework, and working with a Professional Licensed REALTOR will make the decision and purchase process a lot easier.

Consider homes in your price range and have your REALTOR send you current and new listings that you can view in your e-mail. If there are any that look appealing to you, your REALTOR can make an appointment for you to view the homes. You may find a home with many features you like, and with the current Buyers market, go under contract rather quickly. We have many Buyers that have done their homework with our internet presence, making this option easy for them.

Do not forget there are new spec homes out there, and most are priced to move. Your REALTOR can search for these homes, and send them to you as well. The nice part of purchasing a spec home is not having to wait out the construction process, and finding a new home move-in ready.

Another option is to purchase a lot and build a new home. This is usually for those who want a particular home in a particular area, constructed exactly the way they want, with all the features they want. Nothing wrong with this option, I have done it quite a few times myself. I just ask people that choose this option to have patience! Construction done by a professional builder takes time, and I would rather have the process take longer than I expect, rather than a builder rush through it and have many things to redo later. Despite very low interest rates and great loan programs for buyers, the number of building permits pulled by builders in Cache County for 2008 is only half of what it was in 2007. In 2007 there were 750 permits pulled in the County compared to only 365 this year.

Although the numbers are lower, homes in the $175K - $225K range are still selling well, including new construction homes. It basically amounts to about an average year because the past three years have been so strong.

With all the negative news out there on the economy, many people are misinformed about the Real Estate market and the availability of lending. NEWS FLASH! Lending is available and the rates are more attractive today than they have been for some time. At this writing rates are at 5.5% for a 30 year fixed. The most important part of obtaining financing is to meet with an honest lender, get pre-qualified, and make sure you know the up front cost for the loan. It looks like November is going to be the slowest month for Real Estate in Logan Utah since January of 2004. November Home Sales will be about half of what they were in November of '06.

This slow down in the local real estate market is causing problems for many real estate brokerages, title companies, and mortgage lenders. A good number of agents will allow their licences to expire when dues are required at the end of the year.

Selling real estate in this market requires a little bit more than the ability to put a "for sale sign" up.

Obama and Housing Market!

I'm as conservative as it gets and am honestly fearful for what the future holds with our new Pres. One area where liberal agenda might actually help is with Government intervention that might stimulate the housing economy a bit more to get rid of the huge surplus of housing inventory.

Everyone has a different opinion on the new president elect Obama. I'm not one to get into politics and debates concerning the subject of who is the better choice. Personally I'm just happy that the election is over and we can start focusing and working on what really matters. Everyone watches the news, reads the newspaper or hears about it from a friend or family member how bad the economy is. We all know it is not the best and there is a lot of work to be done.

I am a newer agent and everyone is always telling me how I got into the business at the wrong time and ect. Honestly they are right, I did. It is a hard market and things are slower especially for some one new to the business, like myself. I know that the market is not at its best but I find this a great opportunity to learn how to work hard in this career. I know that if I can survive through the downfalls of the economy and the hard work to getting it better I will come out having learned a lot more and have the confidence that I will be able to make it through any market.

Once Obama won I wanted to find out more information on what his plans are for the housing market. Below is a few things that I found interesting and informative. Hopefully you will too. :)

On the campaign trail, Obama proposed a three-month moratorium on foreclosures for banks or lenders getting money from the $700 billion federal rescue plan - if the customer is making a good-faith effort to make payments and renegotiate the mortgage.

During his campaign, Obama highlighted other housing-related proposals as well, including:

Crackdown on mortgage fraud. The next president wants to increase funding for federal and state law enforcement programs to crack down on mortgage fraud, create new criminal penalties for mortgage professionals guilty of fraud and require "industry insiders" to report suspicious activity, according to his campaign Web site. Obama claims his Stop Fraud Act will provide the first federal definition of mortgage fraud.

Better loan disclosure. Obama wants to provide potential borrowers with a "Homeowner Obligation Made Explicit," or HOME, score which would give them an easier, standardized way to compare mortgage products and compare the full costs of the loans.

Universal mortgage credit. His proposed 10% universal mortgage credit for homeowners who don't itemize their taxes could provide an average of $500 to 10 million homeowners, most of whom earn less than $50,000 per year, Obama's campaign said. But Gerald T. Prante, of the Tax Foundation, argues that a better reform would "eliminate the current mortgage interest deduction and replace that with a universal mortgage credit for everyone." He added that the solution to a more equitable tax policy for housing "is not more housing subsidies, it's less."

Improve housing affordability. Obama has proposed creating an Affordable Housing Trust Fund to create "thousands" of new affordable housing units annually, according to his Web site. He also wants to restore cuts to public-housing operating subsidies and make sure Department of Housing and Urban Development programs are restored to their "original purpose."

Build sustainable communities. The president-elect has vowed to re-evaluate the transportation funding process to make sure that smart-growth considerations are taken into account. Communities better serve residents when people are able to leave their cars and walk, bike or take alternative transportation, the campaign stated on its Web site.

I am confident things will get better. They always do. I don't know when but they will! :)

Status of Box Elder Real Estate Market

Box Elder County has one of the healthiest Real Estate Markets in Utah.

While there isn't a large population, or a lot of real estate activity, people are still buying and selling in Box Elder County. More than 70% of Box Elder real estate activity takes place in Brigham City and the Tremonton Garland areas. The rest takes place in the small and sometimes desolite surrounding communities.

There are currently 306 residential homes for sale in Box Elder County listed on the MLS. Most of these are single family homes for sale but 11 are condominiums and 2 are mobile homes without land. The ratio of homes sold vs. homes on the market for Box Elder County is quite good for Utah. in the past year, 540 homes have sold. 205 of these were Brigham City homes that have sold in the past year.

Homes in Box Elder County are very affordable. Many of the homes currently on the market might be a little overpriced as the median list price is $200,000, but the median price of homes sold in the last year is just $156,500. Even the average sold price of homes in Box Elder County over the last year is just is $170,000.

Here's a list some of the top places to eat in Logan Utah and surrounding areas:

1. Hamilton's Steak and Seafood: Not your average steak house, Hamilton's is exemplary in their quality of steak and seafood. The atmosphere is incredible with the architecture of the building being the best in town. I recommend any of the steaks, the Halibut California and the Tuscan Baked Pasta.

2. Cafe Sabor: A Latino Bistro, Cafe Sabor not only has great typical Mexican food, it also has delicious latin dishes and seafood. Located in the old train station at Center and 600 West, I recommend the Carne Asada, Pollo Durango and any of the shrimp dishes.
