Continuing further south on the island chain you come to Ramrod Key. Ramrod is a very quiet and primarily residential island with pleasant neighborhood developments located both north and south of the highway. It is described by residents as being more "laid-back", more "keysey" than the islands found further down the chain. Ramrod is very familiar to the residents of the Lower Keys as it is home to the Cruz Animal clinic, an excelent veterinary hospital, and a popular local restaurant. There’s also a dive shop with accommodations and a restaurant.

Boating control depths are typically 2-2 1/2 feet with good access to both offshore and back country boating and fishing. Small boats are typical here.

Everglades restoration is really on Track now.

A $1.75 billion deal to give taxpayers control over 187,000 acres south of Lake Okeechobee would dramatically cut the cost and time it takes to restore the Everglades, per environmentalists.  

(PressMethod) - Per an article in Florida Trend, United States Sugar Corp. has tentatively signed off on a plan to end its operations in the next six years and give the South Florida Water Management District control of its land and other assets, including its sugar mill and rail lines.   The land can hold and cleanse as much as 325 billion gallons of water, which would be used to restore the Everglades and aid South Florida's water supply, according to the non-profit Everglades Foundation.  

"We really consider this plan a once-in-a-generation opportunity," said foundation Chief Executive Officer Kurt Fordham said in a telephone news conference. "This is something the environmental community has been clamoring for for years   Big Pine Key

Fl Keys Banks are expanding.
Major Fl keys banks want people to know they are very stable and growing.

(PressMethod) - Fl Keys Banks are doing just fine.
Among the banks reporting, were TIB bank, ,which has nine branches in the Florida Keys. Per, Michael Carrigan, president and CEO of TIB Bank, "We're very well capitalized, very well reserved"

Also, First State Bank of the Florida Keys. Karen Sharp, the bank's president and CEO, says they've continued to have positive earnings and to build capital. She says the bank is performing "above its peer group" of banks of similar size.

Last but not least, Marine Bank, which has nine branches in the Florida Keys. The parent company just reported second quarter earnings of $5.7 million, as compared to $5.1 million for the second quarter of 2007. And their stock price closed at $25.38 per share on Thursday, very close to the high price for the year.

Using a fl keys home as a rental

Using a home as a rental

Renting your home out as a seasonal(vacation rental)or long term.
Long term renters are easy to find as there is a shortage of homes for rent. So, if you want to buy something for retirement or a vacation home and rent it out to help your payments-this is typically the easiest way. (Long term rentals are considered to be anything over 6 months, as the tenants don't pay the 11.5% Florida tax)
• Generally long term rentals should be unfurnished.
• Initially we do a credit check before submitting a lease to you, then with your approval of the lease, we collect the first and last months rent plus a security deposit which is typically a months rental amount. We are very proactive in this area and I assure you the home is handled professionally.
• As to utilities- The tenants take the lease to the water, electric, phone and cable people and have the utilities put in their name and of course they pay their own deposits. Garbage down here is included in your tax bill-so there is no garbage bill.
• Seasonal rentals. Currently we can only rent monthly or 28 days, meaning the owner can only rent the home out 12 times per year. This means about 5 months of income-Jan-Feb-Mar and July-August. There are some April and June monthlies.
• As to finding people to rent for the rest of the time! I deal a lot with navy transfers÷they generally need something for 2-3 months while they sell their home and buy another. So if it is the off season, I try to fill your home up this way. Another way to fill in the gaps is to Companies that come down here. Most of the major government and private building projects are done by outside firms. Their management people will generally want a nicer situation so they will generally rent homes at better than average rates.
• As to what is the best rental situation , that is size, which areas, views, pools, how water and boating accessibility affects rental amounts and the typical rental amounts for both long and short term, plus the fees involved, please contact me. As to extra costs and what is necessary to have a Home as a Rental.
• When you rent your home out you need to license it through the County. This costs $25.00 and we handle the paperwork for you. The County and the Tax people want the home licensed so they know where there may be tax dollars coming in. When your home is used as a rental, in effect you are operating the same as a hotel or motel and so come under their safety guidelines.
• Every bedroom and the main living area must have a hardwired smoke detector and there must also be an escape light. This light comes on in case of a power outage-this also must be hardwired. (About $550.00 installed smoke detectors and escape light for a 2/2)
• There also needs to be a professional quality refillable fire extinguisher that is approved by the fire department (about $55.00). This would be the same as you'd find in a restaurant or hotel room. There needs to be a dead bolt on the door that works from the inside and is a different key than the main door. All of these issues help protect your liability in cases of fire/break in.
• When the home complies with all of the above and we have the signed contract, then it can go into the rental pool.

What makes a good Vacation Rental
• A clean, well-maintained home on a canal or open water.
• Typically one of the bedrooms should have a set of twin beds if the renters are bringing children.
• Good linens and towels and a backup set. This is especially important for monthly renters.
• The washer, dryer and refrigerator should be newer if possible.
• A good Television hooked up to cable (about $35.00 per month) and a CD or tape stereo system.
• The kitchen must be completely outfitted. A microwave is also very important for renters.
• Patio and/or Lawn-Deck furniture. If there is an upper deck, a table and chairs plus loungers.
• On the water side, below a set of loungers and chairs.We get a lot of repeat renters÷if the renters have a good experience, they will come back. We see this especially with people that book two to three months a year.

The Monroe County Commission on Friday agreed to seek state approval on a series of comprehensive plan changes

(PressMethod) – Per an article in the Citizen newspaper-The Monroe County Commission on Friday agreed to seek state approval on a series of comprehensive plan changes designed to give developers incentives to build affordable housing, and to build housing for teachers to keep them from leaving the Florida Keys.
One change would allow developers to build as many as 28 homes per acre on "land deemed not usable for educational purposes," according to a county document to be sent to the Department of Community Affairs, which oversees development in Monroe County.
Another change would allow developers to use gross acreage to calculate the land upon which they plan to build affordable housing. The county now factors the acreage after 20 percent of the land has been taken out of the calculation for setbacks and buffers.
The school district previously estimated it needs 100 new employees a year to replace those who leave the county because of its high cost of living and their inability to purchase homes. Since then, the financially strapped school district has cut more than two dozen positions, and home prices have dropped in the depressed real estate market

Big Pine in particular is one of the largest and most interesting Islands in the Keys. It has a population just over 5000 and as of Sept 2005-there were homes starting at $340,000. As you get closer to the water or buy a home on a canal, the prices rise accordingly. But there are quite a few different developments, mostly of single family houses, and some are pricier than others.

Water depth affects prices, and some areas have about 15 inches and some have 3-4 feet. Obviously this means you can have a certain kind of boat in some areas that won’t work in other areas. It depends what you’re looking for. The shallower areas have more direct and private access to a lot of the wilder and more pristine parts of the Island and adjacent backcountry. They may also (but not reliably) be less expensive.

Until now, on the drive down the Keys from Miami, the housing areas were arrayed on either side of the road, gulfside/bayside or oceanside. Here it’s different. The 2-lane, 45 mph Overseas Highway (what a misnomer!) runs across the southern edge of Big Pine, through the restaurant and business area; most of the residential areas are situated several minutes drive to the north. To some buyers that slow drive (30-35 mph speed limits, for the deer) is a price deterrent the farther north you go; to others the isolation means extra value.

There are a number of (perhaps apocryphal)stories of how Cudjoe got its unusual name. Many Cudjoe streets are named after either famous or amazingly obscure pirates, which might include a Mr. Cudjoe. Another story has the island described in 19th century Key West scuttlebutt as the location of ”Cousin Joe’s” woodcutting and charcoal-making place, of which there were quite a few in the Lower Keys.

Whatever its history Cudjoe is a quiet and peaceful residential island surrounding its own bay, probably the best bay in the area for water sports. The island’s fishhook appearance and bay are such distinctive features that they can be seen easily in satellite pictures.

Cudjoe Key provides a wide variety of housing ranging from ocean front executive homes to both Keys standard canal homes and some extraordinary ones, to the upscale gated mobile home park, Venture Out, on Cudjoe's eastern shore. All waterfront properties on the island, including Venture Out, have become expensive.

Nearly all the homes are on the Atlantic side of the Overseas Highway. Boating access on Cudjoe is excelent , almost no matter where you reside. Boating drafts generally range from 2-4 feet, but some canals on the fishhook are narrow and have shallow entrances to Cudjoe Bay. Eastside canals are also narrow and open onto shallow water. The more expensive Cudjoe Gardens housing area at the west end of the island has much bigger and deeper canals that will accommodate large boats.

The Florida Keys Aqueduct Authority are looking at the feasibility of one system serving Lower Sugarloaf to Big Pine.

March 21, 2008, Lower Florida keys-Nearly a decade ago, Monroe County officials toyed with the idea of one central sewer system serving all of the Keys. Though some systems have been installed and others are in various stages of construction, it's not too late to take a look at a central system for the Lower Keys, officials say.

At Wednesday's County Commission meeting in Marathon, County Engineer David Koppel said the county and Florida Keys Aqueduct Authority are looking at the feasibility of one system serving Lower Sugarloaf to Big Pine.

“Staff felt we could save a lot of money by consolidating the systems,” he said. “The Aqueduct has concluded we can save initially $11 million in capital costs by doing so.”

All told, he said the move would save taxpayers and estimated $26 million in capital costs and yearly service fees.

“This is something that's long overdue,” Mayor Sonny McCoy said.
The Aqueduct Authority is the lead agency for the construction and operation of sewers in unincorporated Monroe County except in Key Largo, which has its own elected sewer district.
