Both Single Family and Condo sales in Hawaii Kai were slow in February, with 7 home sales and 14 condos closed.  This compares to 2010 with 7 home sales and 6 condo closings.
Single Family
The 7 sales ranged from $684,000 for a 3/1.5 in Koko Head Terrace to $1,600,000 for a 4/3.5 on a 10,613 SF lot in Kamehame Ridge.
There were 2 sales in Koko Head Terrace, and three of more than $1,000,000.  These million-dollar sales were in NaPali Haweo, Spinnaker, and Kamehame Ridge.
Condos
The low sale was a FA unit in Mawaena Kai for $448,000, 3/2 with boat slip, main level.  The high … (3 comments)

7 homes sold in January in Hawaii Kai, ranging from $695,000 for a Cottages unit in the Peninsula, to $5,750,000 for a stunning view home on Poipu in Triangle.  The Cottages unit was a 3/2 built in 2002, seling in only 5 days on market.  The Poipu home was very large, 6500 SF interior with outside living area of an additional 1,537 SF.  Built in 2010, it had 6 bedrooms, 5 full/2 half baths, pool, on a land area of almost ½ acre.  It sold in 145 days on market.  Three sales in January were over $1,000,000, two … (0 comments)

While the numbers of sales decreased in November for both single family and condos in Hawaii Kai, there were some bright spots.Single Family

The Hawaii Kai real estate market is gradually, and slowly, improving. 

Single Family Homes20 single family homes sold in Hawaii Kai in October.  They ranged from $540,000 for a 4/2 on 12,265 SF of land, 1,384 SF interior, home in Mariners Valley, to $1,650,000 for a spectacular view home in NaPali Haweo, of 3,553 SF interior, pool, on 12,626 SF of land.  Days on market for the NaPali Haweo home was only 22, for the Mariners Valley home, 16.

According to data released by the Honolulu Board of Realtors, September marked five straight months of median price gains for single-family homes on Oahu when compared with prices in the same months last year. The number of sales also continued an upward trend.  The median price for previously owned single-family homes sold in September was $622,450, up 2.9% from $605,000 in September 2009.  For the first nine months of the year, the median price was $599,000, a 4.2% increase from 2009.

One of the many advantages of living in Hawaii Kai, on the east end of the island of Oahu, is the tremendous diversity of housing available.  The high and low sales in September highlight these choices better than any words I could use.
The price of the highest monthly sale has been steadily rising, and 8 homes sold over $1,000,000 in September, compared to four a year ago.  The highest was an oceanfront estate in Koko Kai, the most prestigious and routinely expensive neighborhood in Hawaii Kai.

According to data released by the Honolulu Board of Realtors for the Oahu real estate market, there are signs that the pendulum is beginning to swing back in favor of sellers.  Rising prices, a shrinking inventory of unsold homes, and sellers receiving multiple offers in some areas of the island all point to a recovery in the market this year. In addition, an increase in "pending sales" -- where a buyer has accepted a contract but the sale has not yet closed -- is a positive sign.  The number of pending sales rose 45% in August over numbers in 2009.

Two distinctive and stunning properties sold in Hawaii Kai in August, both for $2,700,000.  Visit my web site blog post for details on numbers and comparisons to last year.  What I want to emphasize here is that good prices are still available - but - prices are rising.
Four homes have sold this year over $2,500,000, three in Koko Kai - arguably the most prestigious address in Hawaii Kai with the best views, but not oceanfront - and a waterfront home in Portlock.

Oahu Single Family Sales stayed flat for the month and over the last 2 years. Number of sales for July this year was 268, last year 266, 2008 - 268. Year-to-date, the sales were higher than both of the last 2 years. Number of sales for the year was 1,747, for last year 1,377, and in 2008 - 1,670. Median Sales Price also stayed almost flat for the last 3 years for July. Median price in July this year was $605,000, in 2009 $595,000, and in 2008 $620,000. The sales figures for June show steady growth year-to-year since 2008, which is very encouraging. 
Single Family sales have increased from 231 in June, 2008, to 263 in June, 2009, to 285 in June, 2010.  The number of condo sales, while taking a dip in 2009, rose substantially this year.  There were 357 condo sales in June, 2008, 287 in 2009, and 396 in June, 2010.

The real estate market on Oahu continued with a healthy gain in February, with prices up in the past 2 months, compared to 2009.  The median price for previously owned single-family homes was up 3.6 percent to $570,000 in February from $550,000 a year earlier, according to sales data from the Honolulu Board of Realtors.  The increase followed a 10.8 percent rise in January. For the two months combined, the median price is up 7.3 percent.
The median sale price for condominiums also was up, but only by 0.3 percent to $298,000, from $297,000 in the same period.

For 2009, Honolulu had fewer foreclosures per household than the national average, but the trend is not good.  During the last 12 months, the city's foreclosures increased at more than 6 times the national average, and is expected to get worse. 
Last year, 3,985 properties, or one in every 84 Honolulu households, was in foreclosure, according to a report released today by RealtyTrac, an online foreclosure market. The activity represented a 142 percent increase from 2008 and a 672 percent rise from 2007.  Nationally, 1 in every 45 households experienced foreclosure, an increase of 21% over 2008 and 120% over 2007.  Honolulu … (0 comments)

2009 was a very positive year for the Hawaii Kai home market.  Not only did December show increased sales over last year, both in single family homes and condos, but the year-end totals were also above those in 2008.
Single Family Homes
18 homes sold in Hawaii Kai in December, compared to 13 last year.  Median sales price was $784,500, vs. $885,000 in 2008.
For the year, 182 homes sold, compared to 161 last year.  Median sales price was $795,000 vs. $850,000 in 2008.

32 single family homes sold in Hawaii Kai during the first quarter, ranging in price from $500,000 - for a 3 BR/2 BA home in Kalama Valley - to $8,250,000 - for a 4 BR/6 BA (2 half baths) home in Koko Kai.
This compares to 45 sales in the 1st quarter of 2008, with a price range of $551,000 to $6,400,000.
In the condo market, 39 homes sold in the 1st quarter, from $300,000 for a 1/1 in Naniwa Gardens to $655,000 for a 3/2.5 in Moana Kai.

I always want to show off the gorgeous properties that sell in Hawaii Kai.  Imagining folks reading this with snow up to the window sill in Illinois or ice on the wires in Kentucky, these places must look like true Paradise (and we think they are).
