While many of the Conventional programs have added restrictions on them, the one that still allows relatively lower scores while allowing a customer to walk in a home with virtually nothing out of pocket is the Rural Development program. Rates are really good right now with scores allowable below 620 (case by case to 580), and seller being allowed to pay for all closing costs and prepaids (6% of purchase or higher with exception).
