&lt;p class="MsoNormal"&gt;If you are considering buying, building or even selling your home and wondered WHY should you have a home inspection performed by a licensed, reputable home inspector? It&amp;rsquo;s the unknown that may/will effect the SAFETY of your family, uncover or make you aware of any hidden conditions or give you insight into how the home/structure and many of its components are operating and provide you with greater understanding of the home in order be make a sound decision when purchasing or selling. A thorough home inspection consist of evaluating and visually inspected well over 500 items in and around the structure including, but not limited to the foundation, roof, air conditioning and heating systems, plumbing, electrical and structural performance. For example, many hidden deficiencies are found in a thorough inspection even in NEW construction. No homes are not perfect. There may not be any visible problems until an electrical panel is opened and the inspector is able to see over-heating of wiring, improper wire or circuit breaker size(s), unprofessional wiring(CREATIVE WIRING). This is a common occurrence in all ages of homes. The roof may look good from the ground and no evidence of leaks may be visible but until you actually climb on or view from the eaves and enter the attic, you just don&amp;rsquo;t know the true condition and/or the potential deficiencies that may exist.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;A home inspection is intended to give you the competence to know the condition of the property at the time of the inspection so that you can make an informed decision to purchase and/or repair based on the findings of your professional inspection. Inspections are not intended to define cosmetic deficiencies unless the cosmetic deficiency relates to damage from alternate sources other than common wear and tear. Consumers use all available resources to make an informed decision. Take for example a large flat screen TV. When shopping for a flat screen TV, research suggest that consumers will research online, pull out the circular ads in the Sunday paper and even talk to friends who may be experts or know something about TVs. When they feel educated about the TV they want to purchase they go into the store and buy it. Shopping for a home is no different. Consumers will search online, look at real estate magazines, check the real estate section of the local paper and talk to friends about neighborhoods &amp;amp; home prices and of course most importantly, hire the services of a REALTOR. Home shoppers use all the resources available to them to make the best-educated decision.&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: justify;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: justify;"&gt;So when it comes to marketing a property for sale it is important to have a multi-media approach, you need to be everywhere! Using both online and offline marketing gives the property, and the agent, a greater &amp;ldquo;reach&amp;rdquo; and maximizes the exposure to home shoppers during this search process. According to the National Association of Realtors (NAR) the average home search is conducted over a 12-week period. The NAR study also finds that there is a 3-week period at the beginning of the home search process where the consumer wants to remain anonymous and is working without the assistance of any one agent. During these 3 weeks the consumer is doing all the things mentioned above. The power of print, or offline marketing, provides agents the opportunity to brand themselves, their services and their properties to home shoppers during this &amp;ldquo;first impression&amp;rdquo; 3-week anonymous period.&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: justify;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-bottom: 12.0pt; text-align: justify;"&gt;As they say, &amp;ldquo;The proof is in the pudding&amp;rdquo;. According to RP Data, one of the world&amp;rsquo;s largest property data companies, homes for sale that are advertised both in-print and online are 20% more likely to be sold than those that use just one medium. The data also shows properties that used a combination of both print and online advertising also had lower discount levels and spent less time on the market than those that with just one marketing method. This research should remove the guesswork from advertising a property for sale and shows that print advertising absolutely makes a difference. It increases your chance of selling a home by 20%. Its no longer just a gut feel, it&amp;rsquo;s a reality. So when it comes to marketing a home for sale, its not print OR the Internet, its print AND the Internet!&lt;/p&gt;

&lt;p class="MsoNormal" style="text-align: justify;"&gt;&lt;span style="color: #141413;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
