Home warranties are designed for budget protection. They are typically one year service contracts that cover a home’s major systems and appliances. Plans provide repair and replacement of covered items that fail due to normal wear and tear. It is common to see them in real estate transactions and they are put in place to protect both the buyer and seller.

Homeowners can save hundreds and sometimes thousands of dollars on unexpected, costly repairs. Warranties can really be seen as risk management tools for buyers, sellers, and real estate agents as they reduce the “after the sale” liability! They often facilitate real estate transactions because buyers are more at ease, knowing they are protected.

Warranty coverage varies from company to company…it is helpful to understand what is covered, optional items and dollar limitations. It is a misconception that warranties cover “everything”. Generally, coverage is within the perimeter of the home, does not cover secondary damage and does not include modifications when a system is replaced. It is uncommon to find warranty coverage for general maintenance and when offered, is generally limited. Warranties are not exclusive to buyers in real estate transactions. “Sellers coverage” can also be purchased, quite affordably, during the listing period and there is also a consumer plan designed for the general public.

A thorough home inspection is NOT the place to save a few bucks!

If you are considering buying, building or even selling your home and wondered WHY should you have a home inspection performed by a licensed, reputable home inspector? It’s the unknown that may/will effect the SAFETY of your family, uncover or make you aware of any hidden conditions or give you insight into how the home/structure and many of its components are operating and provide you with greater understanding of the home in order be make a sound decision when purchasing or selling. A thorough home inspection consist of evaluating and visually inspected well over 500 items in and around the structure including, but not limited to the foundation, roof, air conditioning and heating systems, plumbing, electrical and structural performance. For example, many hidden deficiencies are found in a thorough inspection even in NEW construction. No homes are not perfect. There may not be any visible problems until an electrical panel is opened and the inspector is able to see over-heating of wiring, improper wire or circuit breaker size(s), unprofessional wiring(CREATIVE WIRING). This is a common occurrence in all ages of homes. The roof may look good from the ground and no evidence of leaks may be visible but until you actually climb on or view from the eaves and enter the attic, you just don’t know the true condition and/or the potential deficiencies that may exist.

A home inspection is intended to give you the competence to know the condition of the property at the time of the inspection so that you can make an informed decision to purchase and/or repair based on the findings of your professional inspection. Inspections are not intended to define cosmetic deficiencies unless the cosmetic deficiency relates to damage from alternate sources other than common wear and tear. The photos here are a small sample of some common deficiencies found in some new and older homes. So keep in mind when you hire your inspector to make sure he/she is not Jus’ Lookin’ Around!

In today’s market the competition is fierce. You have to work hard to make your house stand out, or it might sit on the market for months or even years. You must captivate buyers to sell quickly and for top dollar.

Home staging is the “WOW” factor that sells your house. Staging is not decorating. Decorating is personalizing. Staging is depersonalizing. Staging is more about presentation than function. It is not “convenient” to sell your house.

Staging starts with curb appeal. Any Realtor can tell you about a potential buyer that would not get out of the car because the house looked shabby from the street. Paint your house if needed. Consult with a professional home stager before choosing paint colors to avoid costly mistakes. Power wash driveways and sidewalks. Remove all yard art. Meticulously manicure the lawn adding fresh mulch and seasonal color. Lastly, place a new welcome mat at your front door.

Inside your house get rid of clutter. The more you have in a room, the smaller it looks. A buyer is not purchasing your figurine collection, they are purchasing your house. Collections, clutter, and family photos are a distraction from the amenities of your house. Rent a storage unit if necessary for excess furniture. A professional home stager can help you with furniture placement so that a room will look more spacious and have easy traffic flow.

Color in your house should be neutral. You may love your floral wall paper, but not everyone will. Neutral does not mean sterile white. Walls and carpet should be a warm beige or taupe color. You will never find bright green walls or screaming blue carpet in a large developers new homes. Why? He knows that neutral colors are what appeal to the majority of buyers. Neutral sells!

Clean, clean, clean! When I say clean, I mean Military inspection clean. Imagine if you entered your hotel room and a tooth brush was on the bathroom counter, pet hair was on the carpet, and it smelled of cat liter. YUCK! You would turn around a walk out. A buyer will also make a quick exit from your house if it is not clean and smelling fresh. Floors and windows should shine. Sinks, counters and appliances should be spotless. Wood work and furniture should be polished and carpets professionally cleaned. A clean house equates to a well maintained house.

You have de-cluttered, neutralized, and cleaned. Now it is time to add the drama that will appeal to the emotional side of the buyer. The “WOW” factor. A potential buyer knows within seconds of entering your house if they love it and want to see more. Add color and drama back into your house with art, pillows, and accessories. Keep accessories to a minimum. One or two large pieces of art per room. As a guide, accessories on mantles and table tops should not be smaller than a football. Set your dining table as if you were expecting company for dinner. Master bedrooms and baths and kitchens sell homes. Master suites should feel like a five star hotel. The kitchen should feel like a warm gathering place family and friends. Showcase your kitchen with a few simple accessories such as a bowl of fruit and an attractive canister set. For showings play soft background music. Window coverings should be open and lamps and accent lighting on. Don’t forget to appeal to the sense of smell. Nothing is more “homey” than the smell of fresh baked cookies. Bake a few slice and bake cookies before showings, if possible. Room fragrances should also be neutral, such as vanilla or baked good scents

When selling your house, think of your house as a product, not a home. Staging is the packaging the will sell your product.

The mechanics of consumers shopping for a home is no different than many other large ticket purchases. Consumers use all available resources to make an informed decision. Take for example a large flat screen TV. When shopping for a flat screen TV, research suggest that consumers will research online, pull out the circular ads in the Sunday paper and even talk to friends who may be experts or know something about TVs. When they feel educated about the TV they want to purchase they go into the store and buy it. Shopping for a home is no different. Consumers will search online, look at real estate magazines, check the real estate section of the local paper and talk to friends about neighborhoods & home prices and of course most importantly, hire the services of a REALTOR. Home shoppers use all the resources available to them to make the best-educated decision.

So when it comes to marketing a property for sale it is important to have a multi-media approach, you need to be everywhere! Using both online and offline marketing gives the property, and the agent, a greater “reach” and maximizes the exposure to home shoppers during this search process. According to the National Association of Realtors (NAR) the average home search is conducted over a 12-week period. The NAR study also finds that there is a 3-week period at the beginning of the home search process where the consumer wants to remain anonymous and is working without the assistance of any one agent. During these 3 weeks the consumer is doing all the things mentioned above. The power of print, or offline marketing, provides agents the opportunity to brand themselves, their services and their properties to home shoppers during this “first impression” 3-week anonymous period.

As they say, “The proof is in the pudding”. According to RP Data, one of the world’s largest property data companies, homes for sale that are advertised both in-print and online are 20% more likely to be sold than those that use just one medium. The data also shows properties that used a combination of both print and online advertising also had lower discount levels and spent less time on the market than those that with just one marketing method. This research should remove the guesswork from advertising a property for sale and shows that print advertising absolutely makes a difference. It increases your chance of selling a home by 20%. Its no longer just a gut feel, it’s a reality. So when it comes to marketing a home for sale, its not print OR the Internet, its print AND the Internet!

Every since the rapid surge of the Internet and social media, the “value of print” has been the buzz around the marketing world. While many businesses have migrated their advertising efforts to the web because of its cost effectiveness, exposure potential and convenience, print still maintains its stance as a powerful and necessary component of an ad campaign.

Barely noticed amidst this Internet clamor is the simple fact that magazine readership has risen. Even in the age of the Internet, even among the age groups one would assume are most hooked on digital media, the appeal of magazines is growing. In fact, during the 12-year life cycle of Google, magazine readership grew 11%. What it proves is that a new media doesn’t necessarily displace an existing one, just as the TV didn’t kill radio. Today, 92% of US adults read magazines. So make no mistake, people are still reading magazines and in 2011, over 200 new magazine titles were launched.

The value of print from a marketing perspective is quite compelling. Magazines are ranked the #1 media for driving traffic online. Magazines drive more consumers online than TV, radio, direct mail and even email marketing. Magazines are the #1 medium of engagement scoring significantly higher than TV or the Internet in ad receptivity and other engagement aspects including “trustworthiness”. Increase the “pix appeal” of your home! First impressions are no longer made at the curb, but when buyers see photos online. The attractiveness of the photos is important in boosting client interest and drawing foot traffic. Professional photography of homes has shown to statistically increase the number of showings of homes. Attracting more buyers to your property will lead to a sale.

Professional photography is the central component of online home marketing. If the photo quality is poor the potential buyer will move onto the next listing. On surveys, home buyers rated photographs as the most useful tool in their research.

Also, professional photos increase the perceived value of a home. A survey conducted by VHT shows that the use of professional photography increased the perceived value of homes by nearly 13 percent. For example on a $500,000 home, this equates to an increase in perceived value of nearly $65,000 higher.
