Whether you are building a new home or replacing your old water heater, the new mandate by the federal government is for increased energy efficiency. This mandate will go into effect April 2015. The new rating for a 40-50 gallon electric water heater will be 95%.
This increased efficiency will be accomplished by extra insulation inside the unit. The type of insulation used will also change. In fact, manufacturers must build entirely new plants to produce this new insulation.

Buying a home in our area will almost guarantee you are going to have a septic even if you are in a neighborhood. So the best advice most of the realtors around here will give you is "hire a septic inspector".
Having a septic inspection in our area is pretty important. A faulty septic system can be very expensive to find out after the close of the deal, so an ounce of prevention with a septic inspection during the option period is worth the money.

The Boehm Team's buyer's agent, Jamie, loves to head to the beach the week or so before school starts with her family and luckily that's not a big deal since Boerne is only 3 hours from Port A. Some tips that Jamie would like to leave with you if you are lucky enough to head to those sandy dunes:
