I was having a conversation the other day with a potential buyer and the discussion turned to the loan process, financing and affordability. So how much house can I afford was the question and as I navigated through that with my finance calculator I could see we were not seeing eye to eye on the payment numbers. After some questioning they shared that they had been using an online mortgage calculator. They had made their determination of affordability based on that calculator. Yep, I said it, I did it and I do it often!I showed a home today but the buyer wasn’t pre-qualified. SAY WHAT? Yep, I said it, I did it and I do it often! I realize many see this as a Realtor cardinal sin. I have a different spin on this subject of showing a home to a buyer without a pre-qualification. When I advertise my name and services all over creation including my websites, yard signs, ActiveRain etc. I do it to be found, to be recognized, to be trusted and to be THE REALTOR that gets THE CALL.
