Short Sale: to mediate or not to mediate - 01/26/09 07:02 AM
I have successfully completed a few short sales.  I've been on both sides of the table as the listing agent and the buyer agent.  I've taken classes and I have obtained my LMC (Loss Mitigation Certification).  I certainly have learned a lot but still find the time frame it takes to complete a short sale frustrating.  My newest listing in Mashpee, MA is a short sale and the seller and I have hired a mediator.  She seems great and we are excited.  She has had a lot of success.  But, I wonder, will the process be smoother?  Will it be any … (12 comments)

In Gray Gables, Bourne on Cape Cod, there is a beautiful spot where President Grover Cleveland once had his summer White House.  This picture is what it looked like then.  It juts out into the Cape Cod Canal so it has water on 3 sides.  He bought the house in 1890 between terms as President.  He is the only president to serve 2 non-consecutive terms.  He named the house 'Gray Gables' because of its color and many gables.  Our neighborhood (I live here) is known as Gray Gables and it is a village of the Town of Bourne.  When he was … (6 comments)

Cape Cod Waterfront House for Sale - 01/12/09 08:18 AM
This is such a cute house.  It is in Gray Gables, a village of Bourne.  It is waterfront on an inlet that feeds out to the Cape Cod Canal.  You can see the canal too.  But the inlet gets about 6 ft deep, you can swim, maybe go out in your jet ski or whaler, canoe or kayak around, see lots of birds.  The house is hardwood floors up and down, full basement, garage with a room above it that has a small half bath.  There are 2 bedrooms upstairs in the main house with one full bath.  It is very … (0 comments)

Last night I put a new listing in the Cape Cod and Islands Multiple Listing Service.  Before 9 am this morning I had 5 requests for showings.  By the end of the day, there were 11 showings and 3 written offers.  The seller is very happy...overjoyed.  I know there is no 'magic mix' of what makes a property appealing but, at least on Cape Cod, it seems that a street of decent homes less than a mile to an ocean beach at a price that reflected that the property needed some sprucing up is desirable.  Today was a good real estate … (4 comments)
