&lt;p class="MsoNormal"&gt;Spring is on the way and with the season brings the rain. Here&amp;rsquo;s a quick tip to save you hundreds if not thousands of dollars in repairs&amp;hellip;. it involves a $10 item.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;One of the most common deficiencies noted during a home inspection on homes older than about 7 years is a deteriorated plumbing vent collar. These collars are located on the roof and are made of a black plastic type material. They are designed to slide over the plumbing vent tube and prevent water from entering the attic space. After about 7 years (at least that what I see here in middle Georgia) they begin to crack where they contact the plumbing vent. A small crack is enough to let water penetrate into the attic. Larger cracks allow water to run into the attic and cause major damage to the insulation and the sheetrock below.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;If you notice a small tan colored stain on your ceiling it may be from a leaking plumbing vent collar. Walk outside and see if there is a plumbing vent in the general area. If so, see if you notice cracks on the collar, just be aware the cracks may be on an area only viewable from the roof (please do NOT go onto the roof!&lt;span&gt;&amp;nbsp; &lt;/span&gt;I don&amp;rsquo;t want you to hurt yourself).&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;

You would be well served to replace all the collars at one time if they are the same age. &lt;p&gt;Disclaimer: Contact your physician before attempting physically challenging activities. Also, if you are unfamiliar with moving through an attic, hire a professional. Many older homes with low pitched roofs are extremely difficult to move through.&lt;/p&gt;
&lt;p&gt;The winter months bring cooler temps, lower humidity and the perfect opportunity to get up in that attic to check your insulation! Summertime heat may prohibit a good investigation of your attic. Attic temperatures can reach 130 degrees+ in the summer months....not only uncomfortable, but dangerous. This time of year is the perfect time to check it out!&lt;/p&gt;
&lt;p&gt;Recommended insulation values vary by region (see chart). A confusing aspect of attic insulation is the different "R values" (Resistance to heat flow).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/7/6/4/9/8/ar126288726189467.jpg" height="200" alt="" width="171"&gt;&lt;/p&gt;
&lt;p&gt;Heat flows from warmer to cooler spaces. In the winter, this heat flow moves from heated living spaces to unheated attics, garages, crawlspaces and to the outdoors. Heat flow also moves indirectly through interior ceilings, walls, and floors-wherever there is a difference in temperature. During the cooling season, heat flows from the outdoors to the interior of a house.&lt;/p&gt;
&lt;p&gt;Heat lost in the winter must be replaced by your heating system and heat gained in the summer must be removed by your cooling system. Properly insulating your home will decrease heat flow by providing an effective resistance to the flow of heat.&lt;/p&gt;
&lt;p&gt;The types of insulation have varying R-values. Take into consideration the density of the insulation, compressed insulation does not offer the R-value it should and "fluffed-up" insulation also provides lower R-value. There is much talk in the insulation industry presently due to fraudulent practices (&lt;a href="http://news.google.com/newspapers?nid=1320&amp;amp;dat=19821201&amp;amp;id=MrURAAAAIBAJ&amp;amp;sjid=q-kDAAAAIBAJ&amp;amp;pg=2784,96118"&gt;http://news.google.com/newspapers?nid=1320&amp;amp;dat=19821201&amp;amp;id=MrURAAAAIBAJ&amp;amp;sjid=q-kDAAAAIBAJ&amp;amp;pg=2784,96118&lt;/a&gt;).&lt;/p&gt;
&lt;p&gt;To get a precise check of your attic/ceiling insulation R-value, a trusted insulation contractor should be hired for a thorough evaluation. To precisely determine the R-value requires "core samples" which are measured and weighed. That being said, we can still get an idea of what is going on with our insulation by simply examining and measuring what we have (or don't have) and comparing that to the R-value requirements for our region.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Sprayed&amp;nbsp; foam insulation:&amp;nbsp; R-value 4.5 to 6.5 per inch&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Rigid insulation:&amp;nbsp; R-value 4.0&lt;/p&gt;

&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Cellulose:&amp;nbsp; R-value 3.2 per inch&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Fiberglass:&amp;nbsp; R-value 3.2 per inch&lt;/p&gt;
&lt;p&gt;Insulation will compress over time. If a home is 20 years old or older, chances of significant compression and loss of R-value has probably occurred. Adding insulation over this insulation could substantially lower heating/cooling costs. The good news is, you can use an efficient and cost effective new insulation over the older insulation &lt;em&gt;and &lt;/em&gt;you may qualify for tax break incentives! Note: Be sure not to cover any fixtures that are not rated for insulation contact or allow insulation to contact chimney or gas appliance flue pipes.&lt;/p&gt;

&lt;p&gt;The electrical panel is one of the many items on the home inspector's list of things to check. In preparation&amp;nbsp;for the inspection, ensure the area in front of the panel is clear. The required workspace to remove and inspect the panel is a cleared area approximately 30" either side of the panel, 3' 6" in front of the panel on an insulated wall or 48" on an uninsulated wall (cement block) and a height of 6'6".&lt;/p&gt;

&lt;p&gt;The above picture is an example of what NOT to do.       <description>&lt;p&gt;&lt;strong&gt;Warner Robins Home Inspector Offers Some Advice Concerning Squeaky Floors. Maybe the wet spring weather has swelled building materials or some people's hearing is more acute, but the complaints of squeaky flooring is on the rise. Here is a little advice concerning what causes squeaky floors and what is the best way to make it stop.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Squeaky floors are caused primarily from&amp;nbsp;three conditions. The first and most predominant is the sub floor (plywood/OSB) is not fully secured to the supporting floor joists. The plywood has slightly separated from the joist and when the area is stepped on, we hear the plywood riding along the nail(s) that were used to secure the plywood to the joist. A way to correct this condition is to secure the sub floor to the joist with 1 3/4" drywall screws every 4" along the area that squeaks. Unfortunately this method requires pulling up whatever floor covering is over the squeaky area.&lt;/p&gt;
&lt;p&gt;The second cause of squeaky floors is duct work that is attached to the underside of the flooring. When stepped on, the duct work acts like an oil can. This can be remedied by adjusting the duct work.&lt;/p&gt;
&lt;p&gt;The third cause is diagonal bridging between floor joists that was improperly installed. These form an X between the joists, and if they were installed so they touch, this can cause floor squeaks. The bridging is supposed to be installed with 1/2" spacing.&lt;/p&gt;
&lt;p&gt;With all the wet weather the spring brings, we may see and hear&amp;nbsp;more problems with our homes. Water is the #1 enemy of your home (not including Natural Disasters) and there are ways to keep as much out as possible. If you own a home with a crawlspace and do not have a gutter system, please, save yourself unnecessary future grief and install a good aluminum seamless gutter system with downspout extensions that move as much water away from your foundation walls as possible. Roof, exterior wall cladding and trim repairs will also keep out unwanted water.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Recently a Macon Home Inspection revealed winterizing hazards that if not known in advance could have caused serious damage to the home and the possible retraction of offer on home by potential buyer. The items affected during the winterization process are primarily the plumbing systems, but the home electrical system is also involved. If one does not know what to look for when de-winterizing the home, serious damage to the home can be done.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The winterization process is accomplished in an effort to maintain the home plumbing system in an unused state that minimizes the possibility of water pipes bursting in cold weather and to extend the life of the plumbing, fixture and water heater life. In order to do this the main water is turned off, water heater is drained and the circuit breaker that powers the heater is off. Toilets are drained and water is turned off behind the toilet, air is sometimes blown through the plumbing system to drain lines or an anti-freeze mixture is added to the home water system. The drain valve to the water heater is left open as is the water supply to the washing machine and if&amp;nbsp;the refrigerator is removed, the ice maker line is left open. Knowing all of this is crucial when it comes to de-winterizing; if a valve is left open or if the water heater circuit breaker is turned on with no water in the tank, serious damage to components or the home can flood.&lt;/p&gt;
&lt;p&gt;Most winterizing companies will void any work they have done if another company de-winterizes. With so many foreclosures on the market, the number of winterized homes has grown. If an agent cannot get the original company to de-winterize the home because of time restraints or the company that originally winterized the home is no longer around, please ensure nothing is done to the home until someone VERY familiar with the process go through the home first before turning on any utilities.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Warner Robins Home Inspector Shares Advice With New Home Buyers. When I say "new home" I mean new construction. This is an old story that bears repeating; I only bring it up again because of a recent trend in new construction defects being discovered during the home inspection. There are many reasons for this spike in defects, the main one being builders that were in a hurry to get their homes on the market before they went bankrupt or quit the business. A couple years ago there were 300 builders in the Warner Robins, Kathleen, Byron and Middle Georgia area, now there are only 13. Hurried work and poor construction can be seen in many new homes as those 287 builders rushed to try to get some of their money back.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As more and more first time home buyers are purchasing homes because of incentives and the buyers market, many are lulled in to a false sense of security when purchasing new construction. Nothing could be further from the truth. My average home inspection report is 15-20 pages; a recent new construction inspection resulted in a 39 page report. Every system in the home with the exception of the brick exterior, driveway, sidewalks and windows required some type of repair or replacement. The builder ensured the home had great curbside appeal, but it didn't take peeling back many layers of the onion to find major problems. With the builder out of business there was no builder's warranty to fix the problems. Crawling around a confined space with protective coveralls, gloves, bump cap and respirator in the middle of a hot Georgia afternoon is not something I look forward to (not to mention the snakes, spiders and other critters sometimes found).&lt;/p&gt;

While under a crawl space yesterday I had just about finished and was backing my way out and noticed a plumbing drain pipe leaking. This particular home had been vacant for some time and the water had not been run. The plastic vapor barrier under the leak had only a small collection of water, most likely a result of my inspection as I ran through the systems. The only reason I was able to catch this leak was the buyer's Realtor had washed his hands in the hallway bath while I was in the crawl space. If he had not run the water while I was under the home I probably wouldn't have noticed the leak.&lt;/p&gt;
&lt;p&gt;That got me to thinking......why not have someone (buyer, seller, agent) run the water in the various rooms while inspecting the crawl space? Some of you inspectors who are from areas where crawl spaces are more prevalent may already do this. I'm sure I'm not the first person to think of this, but I haven't heard the idea up until now so I thought I would share it.&lt;/p&gt;

      <title>Quail hunting in Georgia doesn't have to hurt your wallet so much.</title>
      <description>&lt;p&gt;I was fortunate to be born into a family which held bird hunting as a tradition and a passion. When the days begin to shorten in August &amp;amp; September and the mornings become chilly, there is something that stirs within me that makes me start looking for subtle changes in the color of leaves (Maple trees start to turn first). These changes mean fall is not far off and I can start thinking about being in the woods and fields again, away from the hustle and bustle of daily responsibilities and distractions.&lt;/p&gt;
&lt;p&gt;For those who share this love, you know what I'm talking about. It may not be chasing birds behind a great dog, it may be the excitement of being in a tree stand waiting for that monster buck or sitting in a blind waiting for a flight of ducks. The feeling one gets of being a participant in nature is hard to explain to people who only know nature from Disney movies, where all the animals take on human personalitites. I believe&amp;nbsp;a hunter is a part of nature not an outside human intrusion.&amp;nbsp;Humans have always been a part of nature as long as we have been walking on the earth. We live in a time that offers us an &lt;em&gt;option &lt;/em&gt;to go to the supermarket and buy the animals we consume, which is a very good thing because most modern day people would starve to death if the supermarket shelves were empty, LOL.&lt;/p&gt;
&lt;p&gt;The efficiency of farming and the raising of cattle, hogs, and chickens has had a huge negative&amp;nbsp;impact on many native game populations. Georgia was world-famous in bird hunting circles as the premiere location for Bobwhite quail. "Gentleman Bob" was sought after by generations of Georgians and those willing to make trip from other locations. The agricultural practices adopted in the 1960s has been responsible for a 70% decline in the Bobwhite quail population (see &lt;a href="http://www.georgiawildlife.org/content/displaycontent.asp?txtDocument=108"&gt;http://www.georgiawildlife.org/content/displaycontent.asp?txtDocument=108&lt;/a&gt;).&lt;/p&gt;
&lt;p&gt;For those of who still yearn to experience the thrill of a steady pointer, the excitement of the flush and gratefulness of a steady shot that produces a bird in the game bag, Georgia has become a disappointment. The coveys are scattered and usually located on lands that are inaccessible to hunters. The business of the "Plantation hunt" is firmly established in places around the state. Many of these "Plantations" are beautiful and offer fine lodging, fine dining, fine shooting at a fine price ($500 a day). I love to hunt the little buggers but unfortunately I am not in a financial position, at present, to make that leap. I had come to the conclusion that in order to hunt I would have to travel to another state. For $500 I could make a day drive to another state where I could spend 3 days in the field and have a real good chance of bringing home some birds and memories.&lt;/p&gt;
&lt;p&gt;I was in Milledgeville GA doing an inspection and following the job I drove around the town looking for Real Estate offices to introduce myself and share some business cards when I came across this great little sporting goods store (I'm a sucker for a sporting goods store). I went in and looked around and struck up a conversation with the&amp;nbsp;young man behind the counter. The conversation got around to the subject of Bobwhite quail and the lack of birds on public lands. He handed me a business card to a Quail Plantation and said to give Eric a call as his rates were reasonable. I thanked the young man, put the card in my wallet and forgot about it. I've made calls and searched the internet for Georgia quail hunts and have been disappointed&amp;nbsp;with the going rates, I figured this was just another disappointment waiting to happen.&lt;/p&gt;
&lt;p&gt;My lovely wife knows how much bird hunting means to me and wanted to get me a great Christmas gift, a hunting trip, anywhere I wanted to go. The idea blossomed into a shared hunt with my step-son who is going to college in Kansas. I looked into Kansas bird hunting (which is fabulous) and started picking dates, none of which worked for my step-son. I remembered the business card I received in Milledgeville and decided to give Eric a call....I was blown away! Black Creek Plantation offers an unguided all day hunt for $150.&amp;nbsp; I checked availability and we offered to fly our son back to GA for the hunt and spend some quality time together over the holidays.       <description>&lt;p&gt;My family and I were watching one of the Batman movies last night and I found myself relating my own experience as an inspector to that of the Caped Crusader. No, not the part where he fights off all the bad guys then races off with the lovely lady to his bat-cave for some light conversation. It was the part that happens very often in super hero movies, where the hero does something (in the name of defeating evil) to cast a shadow over his reputation, becoming a misunderstood outcast from those he protects.&lt;/p&gt;

      <description>&lt;p&gt;Just wanted a little feedback on a potential company mascot.&lt;/p&gt;

&lt;p&gt;This is Tess...I was doing an insurance inspection at a burnt out house and "Tess" was a stray kitten living in the charred remains. As I was accomplishing my inspection she followed me around and allowed me to pick her up (something wild kitties usually don't allow). As I was gathering up my tools the homeowner asked me if I wanted her. I already have a cat (he's blind) and 3 dogs but this little bobtail kitty was definitely something special.&lt;/p&gt;
&lt;p&gt;I did not take her with me. My wife and I have an agreement that we would not just be dragging strays home. Both of us have a soft spot for animals but we have to be realistic about what we can manage. I mentioned we have a blind cat (Sam); he's a wonderful boy and had a playmate, Pitch who we unfortunately lost on Valentines day. Sam was lonely and I thought this little Bobtail kitty would be a good companion. After discussing it with my wife we agreed that this little one might be a good addition to our family :-)&lt;/p&gt;

      <title>How a commercial property inspection differs from a residential home inspection (Basics)</title>
      <description>&lt;p&gt;One may wonder what the differences in inspection practices are between a residential home and a commercial use building. A major difference is the standards of inspection and the accepted guidelines that are used. The most widely used standards for home inspections are from NACHI or ASHI.&amp;nbsp;While using these guidelines an inspection usually will take between 2 to 4 hours and an average&amp;nbsp;fee is $300.&lt;/p&gt;
&lt;p&gt;A commercial&amp;nbsp;property inspection is known as a property condition assesment&amp;nbsp;or PCA. A PCA follows the ASTM E2018 guidelines. These guidelines are approximately 25 pages long and cover everything from the scope of inspection to how to write the report. A PCA covers the visible building structure, parking areas/garages, transformers, fire suppression systems&amp;nbsp;and chillers/water towers that are used in conjunction with the property. A commercial property has many more complex systems than a residential home and usually requires consultants who specialize in these systems to complete the report.&lt;/p&gt;
&lt;p&gt;Another difference between commercial and residential is that a commercial PCA requires a list of repairs and replacement cost estimates as part of the report. A commercial client wants to know the bottom line. Most inspectors follow the RSMeans costing system.&lt;/p&gt;
&lt;p&gt;The scope of a PCA is time consuming and requires outside expertise to complete. An inspection company that offers commercial property inspections has to put a lot of moving pieces together to provide the client with a quality report. A typical PCA for say a small office building starts at $1500 and would take about a week to complete; a 200 bedroom hotel may run $20,000 and take 2-3 weeks to complete. The due diligence period for commercial properties is usually much longer than residential which allows the extra time to accomplish the PCA.&lt;/p&gt;
&lt;p&gt;Another factor to consider when dealing with commercial property is a Phase 1 Environmental Assessment. Phase I site assessment have been promulgated by the US EPA and are based in part on&amp;nbsp;ASTM in Standard E1527-05. If a site is considered contaminated, a Phase II Environmental Site Assessment may be conducted, ASTM test E1903, a more detailed investigation involving chemical analysis for hazardous substances and/or petroleum hydrocarbons.&lt;/p&gt;

      <title>It's finally cooling down in Macon, GA. Time to check your heat pump.</title>
      <description>&lt;p&gt;With the temperatures finally falling in the&amp;nbsp;Macon, Georgia area we have some maintenance considerations to address if we are using a heat pump. Heat pumps are the most&amp;nbsp;numerous source of air conditioning and heating in our area. The unit is very efficient in temperatures above 35 degrees but as temps fall below 35 degrees, the unit relies more on the electric resistance coils for heat. These coils are not very efficient and homeowners will note a rise in their electric bill as this feature is used.&lt;/p&gt;
&lt;p&gt;There are a few ways to use the resistance coils less. One way is to ensure there are no leaks in the duct-work, especially in the high pressure area near the indoor air cabinet.&amp;nbsp;The other&amp;nbsp;thing to check&amp;nbsp;is the proper refrigerant charge. An incorrectly charged system will have to work much harder to heat the home.&lt;/p&gt;
&lt;p&gt;Some&amp;nbsp;heating and air conditioning companies&amp;nbsp;may not&amp;nbsp;include adjustment of refrigerant and check for proper airflow during their service calls; you should ask to have these important procedures included. Make sure your technician tests and seals duct leaks, checks and adjusts the&amp;nbsp;refrigerant charge and tests&amp;nbsp;for improved airflow.&lt;/p&gt;
&lt;p&gt;I hope this little tip helps you to understand&amp;nbsp;the heat pump a little better and saves you a few bucks this winter.&lt;/p&gt;

      <title>What is efflorescence?</title>
      <description>&lt;p&gt;Many home buyers and real estate agents are puzzled when I use the word efflorescence. What is&amp;nbsp;it and is it a problem? Here is a quick explanation:&lt;/p&gt;
&lt;p&gt;Efflorescence is caused when soluble salts and other water dispersible materials come to the surface of concrete and mortars. It's induced by low temperatures, moist conditions, condensation, rain, dew, and water added to the surface of fresh concrete to assist troweling. It can occur very soon after exposure to moist or cool conditions or gradually, especially when it comes from within the concrete or from the sub-grade.&lt;/p&gt;
&lt;p&gt;Next question...is it a serious problem? Yes and no. The main concern with efflorescence is water migration through your foundation or brick veneer walls. When I see efflorescence it means water is present behind the structure. Water is the leading cause (outside of natural disasters and fires) that will destroy a home. If there is water present where it shoud not be, we need to find a way to remove it. Now with that said, there are certain concrete mixtures that will emit efflorescence as part of its composition, most notable is any material containing portland cement. see: http://en.wikipedia.org/wiki/Portland_cement&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Portland cement is one of the most common cements in use so it takes a trained person to recognize the difference between a problem with efflorescence or a condition caused by the&amp;nbsp;application of portland cement.&lt;/p&gt;
&lt;p&gt;The above picture&amp;nbsp;indicates a problem with water penetration on the outside of the basement wall. The efflorescence is not uniform, a sure sign of water intrusion due to poor grading. The recommended fix would be build up grading at this section of the home and ensure there is a roof drainage system that would divert the water away from the home. Easy!&lt;/p&gt;
