The local real estate market is staying strong this fall with home sales and pending contracts still above average.  The Rhode Island real estate market saw an increase of single family sales of over 22% for the month of August 2011 versus 2010.
There were 160 total distressed single family sales, an increase of 33% from 2010.  Short sales as a percentage of overall pending sales have been up dramatically over the past couple of years.  Currently 13% of all pending sales in the state of RI are short sales.  This is down from a high of 18% in November 2010. … (2 comments)

Buyers ages 55+ have distinctly different ideas about the kind of housing they want to live in, according to a 2009 survey on buyer preferences. 
The study by the National Association of Home Builders (NAHB) and MetLife Mature Market Institute reflects the shifting priorities of seniors when compared to the general population.

Most respondents (53%) preferred a single-family detached home; 13% preferred a condominium. According to the survey, roughly equal percentages (32%, 31% and 28%, respectively) preferred living in a suburb outside a city, an outlying suburb or a rural community; 9% preferred city life.

I've taken a couple of webinars on social media, read nearly everything I can read about the subject, watched a ton of YouTube videos and I'm thinking I'm getting farily good at this social media stuff.  Put the time required is immense. 
First of all the time required to learn how to use and what NOT to say in your postings is essential.  I post my listings or video tours very rarely on Facebook.  I see Facebook as a HUGE cocktail party and no one at a cocktail party likes too much business conversation.

I track the number of units per day that are new listings, pending contracts, withdrawn, expired, price change, etc.  I've been doing this analysis for a long time.  I find this type of analysis is extremely helpful in understanding how our market is performing - in real time. 
The Overall Daily worksheet illuminates how our supply is rising versus the number of sold and pending contracts per day.  Basically it is a tally of all of the individual criteria then averaged by the days in the month.  Currently, we are running at just under 6 listings per day, nearly 4 contracts … (1 comments)

The real estate market in RI continues to recover.  With very little new construction in the past 18 months, our inventory has been reduced dramatically. The first time homebuyer tax credit has significantly increased demand in the low end of the market and, recently, there has been an impressive resurgence in the high end of the market with multiple multi-million dollar properties either under contract or sold!
