Federal funds cut coming?? or is the bomb still ticking ???

Most of the economists we surveyed think the Fed will cut its federal funds target rate at the September meeting or perhaps sooner. The FOMC's statement that it "is prepared to act as needed" is an explicit signal that a cut before Sept. 18 is not out of the question.

It will all depend on what happens in the credit markets over the next weeks and months, said Stanley, the Greenwich Capital economist. "Whether the Fed cuts the funds rate or not will be determined by how bad market conditions get -- period, end of story." But others say the economic situation is worsening enough to justify lower rates from the Fed, regardless of whether credit markets recover.

In its statement Friday, the FOMC acknowledged that the risks of slower growth had increased."If the Fed does cut, it will be rooted ultimately in the collapse of the U.S. housing market, which we have consistently emphasized as the main force driving the U.S. slowdown," wrote Goldman Sachs economists in a note to clients.

"Even if the current financial distress subsides quickly, the downturn in the housing market still has a long way to run," Goldman economists said.

Some economists believe the Fed won't have to cut the federal funds rate. "This should provide confidence and allow liquidity to flow to mortgage financing and we do not think that the market will require another cut from the Fed," wrote John Ryding, chief economist for Bear Stearns, in an email.

This year, 26 individuals provided a consensus outlook and forecasts for major components of real gross domestic product (GDP), as well as several key statistics for the U.S. economy. The median forecast results are presented in the table below. The nation's economic growth in 2007 will be slower than in 2006, inflation will rise, and the unemployment rate will tick up, according to the median forecast of Symposium participants. Real GDP, after having risen 3.1% last year, is forecasted to increase 2.3% this year, and then rise to a trend rate of 3.0% in 2008, according to the consensus group. After rising 1.9% last year, inflation, as measured by the Consumer Price Index, is expected to rise to 3.0% this year and rise at a slower pace of 2.4% in 2008. The unemployment rate, after having averaged 4.5% in the fourth quarter of 2006, is forecasted to edge up to 4.7% in 2007 and then hold steady through 2008.

Most of the major components of real GDP are expected to contribute to the slower than usual forecast for economic growth in 2007, particularly a projected further decline in residential investment. Net exports are predicted to make a modest positive contribution to GDP in 2007.

Economic growth is forecast to improve in 2008, in large part due to an expansion in spending in residential investment.

Industrial production is forecast to grow at a slower pace in 2007 and then increase at a bit faster pace in 2008. Light vehicle sales are projected to be 16.5 million units in 2007, the same rate as 2006, and then to improve to 16.7 million units in 2008. Symposium participants anticipate that interest rates will edge higher this year and next with a greater increase for the 10-year rate leading to reversal in the inversion of the yield curve next year. Oil prices are expected to average just under $62 per barrel by the end of 2007 and then edge down a bit more next year. The U.S. dollar is expected to remain flat over the forecast horizon.

I can't believe it's been 6 weeks since Matt has left for Air Force Basic Training. Next week we will be traveling to San Antonio Texas for his graduation ceremony from Basic. We can't wait to see him. We have had very little contact with him since he has left home. He called once and read a script that told us to grab a pen and write down an address that was a mile long, and Deb had to re-read it back to him, because she didn't catch it all. I made it to Lackland Air force base, I am OK, and that was the end of that conversation.

We will be taking his Grandma June, Matt's girl friend, Copeland (our Grandson) and Deb and I. We plan to stay from Wednesday Thur Sunday. With a trip to Sea-world on one of Matt's free-pass days. It's going to be GREAT to see Matt again.

I CAN"T wait.......

Anyone selling a home in the past year has likely suffered through some pretty stormy markets, but economists say a break in the clouds may be on the way.
That's because the highly anticipated "real estate bubble" that began deflating in mid-2005 has been losing air for the past year and a half, and may finally be out of air. And while some markets suffered through some deep slumps, forecasters are now predicting the worst may be over.
"It appears we are getting very close to bottom," says David Lereah, chief economist for the National Association of Realtors.
"Sales have hovered for the last four months, scratching bottom and then coming up, scratching bottom and coming up again. We are comfortable this is now the bottom," he says.
But before you put away that umbrella, it might be best to check your local forecast; scattered showers may persist in certain markets for at least another year.
Over the past few months, Lereah says 75 percent of the nations housing market have expanded. Unfortunately, the ones that are still falling are posting losses large enough to bring the national numbers down with them.
"So, you can't generalize. You can't say 'We are in this sharp recession,' when it is only 25 percent of the markets that are losing ground," Lereah says.
Driving factors
What makes the current housing slump so hard to forecast is that the factors driving the contraction are different than those driving past slowdowns, says Dave Seiders, chief economist for the National Association of Home Builders.
"You have to put this in context," he says. "This is not a downswing connected to a recession. This one is special because the drivers are unusual."
In previous contractions, the entire economy hit a bumpy patch and mortgage rates were in double digits, Lereah says.
"This is not the case now," he says.
The primary problem now plaguing the housing market is one of oversupply, rather than a general economic malaise. In general, the markets that are suffering the most now are the ones that benefited the most during the run-up in prices.
"Markets that boomed in the last five years boomed too much, and now they are coming down," Lereah says.
Prices were high, and builders responded by adding a flood of new homes to the market. When prices continued to rise, investors saw potential and bankrolled even more homes. When buyers stopped buying, the markets that flew the highest had the farthest to fall.
Molly R. Boesel, a Fannie Mae economist, wrote in a February commentary that sales will likely post another negative year in 2007, but that most of the decline is expected from a reduction in investor demand. Consumers, on the other hand, will likely jump back into the market.
The Federal Open Market Committee of the Federal Reserve agreed when it issued its Jan. 31 statement. In that statement, governors said they were encouraged by "tentative signs of stabilization" in the housing market.
"These are the first stages to getting the markets back into balance," Seiders says.
Stifling inventory
But even as consumers get back in a buying mood, housing markets won't necessarily spring back to previous heights. Part of the reason is because there is still a large inventory on the market, Lereah says.
One way economists rate homes sales is by calculating how many months it would take to sell all the homes listed for sale at the current buying rate. At last count, Lereah says it looked like there were between 6.8 months' and 7 months' worth of homes sitting on the market right now. He says that number will likely fall to between 6.6 months' and 6.5 months' worth by year's end. But that is still above the 5.5- to 6-month inventory that signals a balanced market.
Looking foreword, Lereah says 2007 will likely see an additional 1 percent fall in sales -- but only compared with 2006 numbers, meaning sales will have hit bottom and begun to rebound by year-end.

Dividing the accumulated available inventory by the number of buyers from

January thru June of 2007, gives the Homes per Buyer Chart. The total ratio

of number of homes offered to buyers is about four. The semi-annual total median

average is $155,000 including existing and new construction homes. This is

unchanged from last year's semi-annual median.

The total inventory this month reached an all-time record high, beating the old

record set in October of 2006 by 114 units and now stands at 7,074 homes! Compare

this to last month's 6,914 homes. Existing homes increased by 182 units while new

construction fell by 22 units. Looking back at the semi-annual total inventory for

2006, it stood at 6,283 homes. The recent increase is due to existing inventory.

Some existing home sellers seem to be trying to cash in on the hot seller's market of

two years ago, and this is pushing the existing inventory to record highs.

Three ways you can keep your

air conditioning equipment in good condition.

1. Change filters regularly, and don't use the expensive pleated filters! They block too much of the air and make your furnace work harder.

3. Read the Seven ways to keep your energy bills down :

Across the United States, we clearly have vast climate differences. But we all share a desire to stay warm and comfortable in the winter without spending a fortune on heat. With that in mind, let's look at a few ways you can achieve a more comfortable indoor environment while reducing energy costs.

Check your thermostat. If it isn't a programmable electronic model, replace it with one that is. A programmable thermostat can automatically adjust room temperature settings to energy-saving levels when you're sleeping or away from the house, eliminating wasteful energy usage. Find out more about electronic thermostats and get instructions on how to install an electronic thermostat.
Never set your thermostat higher than it needs to be for comfort. Over a 24-hour period, you can save about three percent of your energy costs for every degree you lower the thermostat's set temperature in the winter.
Seal up your house. Install weather stripping around windows and doors. Caulk any cracks or openings in the siding. And consider installing or repairing storm windows and storm doors. Consider replacing your furnace. If it's on its last legs, you may save money and energy with a new furnace. Control the humidity levels in your home. For comfort in winter, your home's relative humidity levels should range from 30 to 50 percent. In most cases, the problem in winter is lack of humidity because heaters dry out the air. To boost the humidity, you can buy a humidifier, which puts water vapor back into the air. Room or console humidifiers will handle individual rooms and small areas, but for the entire house you'll need a whole-house system that is installed as part of the heating system. To protect your health when temperatures are extremely high, remember to keep cool and use common sense. The following tips are important.

Drink plenty of fluid.

Increase your fluid intake, regardless of your activity level. During hot weather, you will need to drink more liquid than your thirst indicates. This is especially true for persons 65 years of age and older who often have a decreased ability to respond to external temperature changes. Ensure that infants and children drink adequate amounts of liquids. However, avoid very cold beverages because they can cause stomach cramps. In addition, avoid drinks containing alcohol because they will actually cause you to lose more fluid.

Replace salt and minerals.

Heavy sweating removes salt and minerals from the body. These are necessary for your body and must be replaced. The easiest and safest way to replace salt and minerals is through your diet. Drink fruit juice or a sports beverage during exercise or any work in the heat. Do not take salt tablets unless directed by your doctor. If you are restricting your salt intake, ask your doctor before changing what you eat or drink-especially before drinking a sports beverage.

Wear appropriate clothing and sunscreen.

Choose lightweight, light-colored, loose-fitting clothing. In the hot sun, a wide-brimmed hat will provide shade and keep the head cool. Dress infants and young children in cool, loose clothing and shade their heads and faces with hats or umbrellas.

Limit sun exposure during the mid-day hours and in places of potential severe exposure such as beaches. Sunburn affects your body's ability to cool itself and causes a loss of body fluids. It also causes pain and damages the skin. A variety of sunscreens are available to reduce the risk of sunburn. The protection that they offer against sunburn varies. Check the sun protection factor (SPF) number on the label of the sunscreen container. Select SPF 15 or higher to protect yourself adequately. Apply sunscreen 30 minutes before going outdoors and reapply according to package directions.

Adjust to the environment.

Be aware that any sudden change in temperature will be stressful to your body. You will have a greater tolerance if you limit your physical activity until you become accustomed to the heat. When traveling to a hotter climate, allow several days to become acclimated before attempting any vigorous exercise, and work up to it gradually. If exertion in the heat makes your heart pound and leaves you gasping for breath, stop all activity, get into a cool area, or at least in the shade, and rest, especially if you become lightheaded, confused, weak or faint.

Monitor those at high risk.

Monitor the condition of your travel partners and have someone do the same for you. Heat-induced illness can cause a person to become confused or lose consciousness.

Certain travelers are at greater risk of heat-related illness. Infants and children up to 4 years of age rely on others to regulate their environments and provide adequate liquids. People 65 years of age or older may not compensate for heat stress efficiently. Overweight people may be prone to heat sickness because of their tendency to retain more body heat. Any health condition that causes dehydration makes the body more susceptible to heat sickness.

If you or someone you're traveling with is at higher risk, it is important to drink plenty of fluids, avoid overexertion and get your doctor or pharmacist's advice about medications taken for high blood pressure, depression, nervousness, mental illness, insomnia or poor circulation.

Schedule activities carefully and use common sense.

If you must be out in the heat, try to plan your activities so that you are outdoors either before noon or in the evening. While outdoors, rest frequently in a shady area. Resting periodically will give your body's thermostat a chance to recover. The most efficient way to beat the heat is to stay in a cooled area. Consider a visit to an air-conditioned or fan-cooled public place for a few hours during the hottest part of the day. Avoid hot foods and heavy meals-they add heat to your body.

Finally, never leave infants, children, or pets in a parked car.

NWA Naturals Baseball

With record crowds jamming turnstiles across the country, the arrival of Double-A Minor League Baseball to Springdale and Northwest Arkansas is a most welcome amenity to one of the nation's fastest growing regions. A spectacular $33 million stadium being built by the city of Springdale will be home to the Texas League's Northwest Arkansas Naturals in April of 2008.

Families will have the perfect place to spend warm summer evenings as the Naturals showcase future Major League stars at the fan-friendly 6,500-seat stadium designed by world-renown sports architect HOK of Kansas City. Construction is underway at the site located just west of Interstate 540 in southwest Springdale.

Taking their name from the state's official motto as "The Natural State" as well as the stunning natural beauty of Northwest Arkansas, the Naturals will play a 70-game schedule stretching from April to Labor Day each year. Affiliated with the Kansas City Royals of the American League, the Naturals will play in the highly respected Texas League that drew 2.8 million fans in 2006. The Naturals will compete in the league's North Division against teams from Springfield, Tulsa and North Little Rock.

Everything about Minor League Baseball - from stadium design to affordable ticket prices to team promotions - is geared to families and baseball-loving fans. As one survey noted, 70 percent of fans leaving a Minor League ballgame won't remember who won the game but will admit to having had a great time.

running back, finished second in Heisman Trophy voting in becoming Arkansas'

Offensive Player of the Year and was named a first-team All-American by AP, the

AFCA, Rivals, CBS Sportsline.com, SI.com, Pro Football Weekly and Scout.com.

McFadden set school records with 1,647 rushing yards along with 14 touchdowns

and with 2,058 all-purpose yards. McFadden and former Georgia running

back Herschel Walker are the only backs in SEC history to rush for 1,000 yards

as both freshmen and sophomores.

It has been such a nice rainy spring and summer here in NWA this year. Everyone was beginning to wonder if we were going to have HOT summer days, July was so abnormal highs in the 80's and nights in the low 60's.

MAN what a difference 2 weeks can make. My yard needs water...the temperature and humidity has hit with a vengeance, tempers are short and irate drivers (ROAD RAGERS) are out in full force !!!

This weekend they are expecting us to hit the 100 degree mark. Just goes to show, Summer will cause tempers to flare, temp's to rise, the rain to go away and the humidity to shoot through the roof. MAN is it HOT. The area pools and lakes are loving it as people are flocking to these areas looking for a place to cool down. Enjoy NWA....enjoy...it's the dog days of summer....and fall is just around the corner.

Back to school RUSH.....

Finally things are beginning to look up. This has been the slowest in years as far as buyers looking to purchase. The banks continue to tighten lending requirements and they are keeping their purse strings tight.

Even BIG business is having a hard time getting loans from the banking community. But over the last 10 days a shift seems to be in the wind....the back to school rush is here. Folks are looking to purchase before school starts. Is it a sign of better things to come? My opinion is that the real estate market will be relatively flat the remainder of this year with a stronger demand toward the end of 2008. That's what the market reports are telling us here in NWA.

We hope everyone had a GREAT summer....and now stay at home Mom's and Dad's.....you will get your MUCH deserved breather.............. :)

Buckle up for Brittaney Ann Allen...in memory of her....

But perhaps the most inspirational thing that Matt did after Brittaney's death was to be instrumental in helping Brittaney's parents. Every day Matt checked on them and made sure they did not need anything. He was at their sides at every turn of dealing with the loss of their child. He encourged and helped them to establish the Brittaney Ann Allen Foundation, in memory of Brittaney and her love for all people.

Matt is a charter member of this foundation, which now supplies scholarship monies to deserving graduates of Springdale High School.

Matt also helped design a bumper sticker " Buckle up for Brittaney", http://www.brittaneyann.org/ , to remind everyone --especially young people-- that tragedies, such as loosing a good friend, are less likely if seatbelts are used. Matt quietly and tirelessly worked to insure Brittaney's love for life would always be encourged in others by " Buckling up for Brittaney".

With these events in Matt's life he rose to the challenge, Being there for others in their time of need. He needed Brittaney's parents at that time, just as they needed him.

I am PROUD to say that Matthew was awarded the

2007 AMERICAN RED CROSS YOUTH GOOD SAMARITAN HERO AWARD

at a Banquet held on April 13, 2007 , at the John Q. Hammons Convention Center in Rogers.

This evening was dedicated to the CELEBRATION of HEROS for Northwest Arkansas. It was a Black tie event, and it was great to see those deserving get the recognized for their unselfishness, dedication, and service of others.

I and your Mother are VERY PROUD of you Matthew...we wish you continued SUCCESS through your JOURNEY of life.

Matthew (18 yrs) will be joining the United States Air Force this July....Please keep him in your thoughts and prayers as he moves on to the NEXT chapter in his life. WE LOVE YOU MATT !!!!

Brittaney Ann....

While Matt struggled with this terriable loss for many weeks, he eventually turned his sorrow into positive actions. He led his fellow Law Academy students to new heights with his accomplishments and hard work on behalf of Brittaney Ann Allen and her family, while encouraging community and school partnerships and good will.

As a 3-year member and Team leader of the Springdale High School Law Academy, Matt traveled to Skills USA State Competation in Hot Springs, where he was acclaimed as the Gold Medal winner in CPR and First Aid, (for the SECOND straight year). In addition to this honor, Matt is now the Head lifeguard and in charge of all life guard activities at the Jones Center for families in Springdale, Ark. Matt has also been certified to teach CPR classses and is a certified Lifeguard instructor.
