Bellow I am including a chart of my web traffic for the last 12 months.       <description>&lt;p&gt;I don't have the tendancy of sending mass emails but I tought I make you aware of some data that has been quietly ignored and down played by the media. A disappointing new home sales &lt;a href="http://www.businessweek.com/ap/financialnews/D9DGC7K80.htm"&gt;report&lt;/a&gt; was more or less dismissed by the market.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;Sales of new homes fell unexpectedly in December&lt;/strong&gt;, capping the industry's worst year on record and fueling concern that the housing market turnaround could falter. &lt;/li&gt;
&lt;li&gt;New home sales for December fell 7.6 percent to a seasonally adjusted annual rate of 342,000 from an upwardly revised November pace of 370,000. Economists surveyed by Thomson Reuters had forecast a pace of 370,000 for December. &lt;/li&gt;
&lt;li&gt;Last month's results &lt;strong&gt;were the weakest since March and were only 4 percent above the bottom last January.&lt;/strong&gt; The data showed the housing recovery remains limp despite newly expanded tax incentives to spur sales. &lt;/li&gt;
&lt;li&gt;Only 374,000 new homes were sold last year, down 23 percent from a year earlier and the weakest year on records &lt;strong&gt;dating back to 1963&lt;/strong&gt;. December's sales were nearly 9 percent below the same month last year. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Considering the population growth in the US since 1963, the figures point a &lt;strong&gt;very ugly picture&lt;/strong&gt; despite countless national treasure thrown at the problem.&#160;&lt;br&gt;These times can be filled with opportunities. Did you know that in some areas you can buy homes for less then the dirt it sits on?&lt;/p&gt;
&lt;p&gt;Combine this with:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Low interest rates&#160; &lt;/li&gt;
&lt;li&gt;Federal Tax Credit of $8000 for first time buyers&#160; &lt;/li&gt;
&lt;li&gt;Federal Tax Credit of $6500 for existing homeowners&#160; &lt;/li&gt;
&lt;li&gt;GA Tax Credit of $1800 (most qualify,&#160;contact me to explain). &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Unfortunately we have only untill &lt;strong&gt;Apr. 29th 2010&lt;/strong&gt; to take advantage of those government stimulus. Congress has already announced that the credits &lt;strong&gt;will not be extended&lt;/strong&gt;. If you know anyone that is thinking of buying a house this year do them a big favor and forward them this announcement or pass them my contact&#160;information.&lt;/p&gt;

&lt;p&gt;TODAY's&#160;topic:&#160;&lt;br&gt;&lt;strong&gt;Signs of a Housing Recovery - &lt;br&gt;&lt;/strong&gt;&lt;strong&gt;But Will it Last?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&#160;There have been several hopeful signs on the housing horizon recently, signs that the recession may have already ended, and possible signs that a housing recovery is, indeed, on the horizon. But it may be too soon to break out the champagne and caviar.&lt;/p&gt;
&lt;p&gt;At its most recent open market committee meeting, the Federal Reserve issued a statement saying:&lt;/p&gt;
&lt;p&gt;* the Fed believes that "economic activity is leveling out," which is Fed-ese for a belief that the worst of the recession is behind us, and that more normal economic growth lies ahead.&lt;/p&gt;
&lt;p&gt;* In addition, the committee reports "conditions in financial markets have improved further in recent weeks." In other words, the stock market is showing a level of confidence not seen in the past two years, and that the central bank sees that as a positive sign going forward.&lt;/p&gt;
&lt;p&gt;* "Household spending has continued to show signs of stabilizing" means that you and I are not as worried about everything as we were earlier in the year. In fact, the Bureau of Labor Statistics collects tons of data on what the average household spends on everything from food and housing to transportation and health care. The more we spend, the healthier the economy.&lt;/p&gt;
&lt;p&gt;* Finally, Dr. Bernanke and the boys said they are anticipating "a gradual resumption of sustainable economic growth" and that they expect inflation to remain subdued "for some time." In English, that means they think interest rates will be low for a while and that cheap money will help the economy recover faster.&lt;/p&gt;
&lt;p&gt;While it's hard to draw joy from any Federal Reserve announcement, this most recent communication was about as upbeat as one can expect from the typically conservative Open Market Committee. Couple that with the recent news of an upturn in new home construction, and we may have the makings of a recovery.&lt;/p&gt;
&lt;p&gt;Why, you may ask, is the new home market so important? Here's your answer:&lt;/p&gt;
&lt;p&gt;According to a 2008 study by the National Association of Home Builders, each new home built represents about three new jobs, and adds about $90,000 to local, state and federal coffers in the form of taxes, permits and fees. In contrast, the resale of an existing home adds far less to the economy. And according to government statistics, new home sales were up in July for the fifth straight month in a row.&lt;/p&gt;
&lt;p&gt;Builders in metro Atlanta say that one important part of that recovery has been the Federal Tax Credit for First Time Homebuyers. It provides a direct cash credit of ten percent of a home's purchase price, up to a maximum of $8,000. But that program is currently slated to end on the last day of November, and no one knows how buyers will react.&lt;/p&gt;
&lt;p&gt;Until then, let's keep the cork in the bottle.&lt;/p&gt;

If you really need to know, have someone in the mortgage industry run it.&lt;br&gt;&#160;&lt;br&gt;I HAVE BEEN WORKING ON MY CREDIT.&#160;WILL MY SCORE EVER IMPROVE?&lt;br&gt;&#160;&lt;br&gt;Late pays affect the score by the number of lates, how long they were late, and more importantly, how recent were they.&#160;It is hard to quantify the damage multiple lates have on the score. If the lates have been more than 2 years, they have a much smaller affect on the score. &lt;br&gt;&#160;&#160;&lt;br&gt;IF YOU HAVE HAD PERFECT CREDIT ALL OF YOUR LIFE, WILL YOU HAVE A PERFECT SCORE?&lt;br&gt;&#160;&lt;br&gt;NO!!!!!!!&#160; One of the dumbest calculations that go into credit scoring is the ratio of credit used versus the credit limit. The closer you get to 100% of your credit limit, the more points you will lose.&#160; &lt;br&gt;A card with a $100 limit and a $99 balance will lose you about 15-18 points.&#160; If that same card has $101 on it, you will lose about 25 points.&#160;Throw on a past due, and now you are talking about some serious points.&lt;br&gt;&#160;&lt;br&gt;Ideally, you would never want your balance to exceed 50% of your limit.&lt;br&gt;&#160;&lt;br&gt;SHOULD I CLOSE OUT MY OLD CARDS TO GET A HIGHER SCORE?&lt;br&gt;&#160;&lt;br&gt;Again, NO!!!&#160; If you want a higher score, go out and use those cards just a little bit.&#160;Putting $20 on a $10000 card will score you some points. Also a 0 balance on an ACTIVE credit account still reports positively every month so don't close your credit account just because you have paid it off.&lt;br&gt;&#160;&lt;br&gt;The longer you have had a card or loan, the more it adds to your score!&lt;br&gt;&#160;&lt;br&gt;HOW DO I GET A PERFECT SCORE?&lt;br&gt;&#160;&lt;br&gt;I don't know. I have run lots of reports and have never seen an 850.&lt;br&gt;Other than the obvious (paying everything on time) and keeping credit balances less than 50% of the limit, time. I have only seen one score of 847. She had credit established for 30+ years, no lates and minimal balances on credit.&#160;To top it off, she was a real estate agent. &lt;br&gt;&#160;&lt;br&gt;OK, SO WHAT DO I DO WITH ALL OF THIS INFO?&lt;br&gt;&#160;&lt;br&gt;I will be glad to talk with you and counsel you on raising you score.&lt;/strong&gt;&lt;/p&gt;

Therefore, you need to enter into a written contract, which starts with your written proposal. This proposal not only specifies price, but all the terms and conditions of the purchase. For example, if the sellers said they'd help with $2,000 toward your closing costs, be sure that's included in your written offer and in the final completed contract, or you won't have grounds for collecting it later. &lt;/p&gt;REALTORS&#174; usually have a variety of standard forms (including Residential Purchase Agreements) that are kept up to date with the changing laws. When you use a REALTOR&#174; these forms will be available to you. In addition, REALTORS&#174; cover the questions that need to be answered during the process. It's important, therefore, that it contains all the items that will serve as a "blueprint for the final sale." These purchase offer items include such things as:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Address and sometimes a legal description of the property &lt;/li&gt;
&lt;li&gt;Sale price &lt;/li&gt;
&lt;li&gt;Terms -- for example, all cash or subject to your obtaining a mortgage for a given amount &lt;/li&gt;
&lt;li&gt;Seller's promise to provide clear title (ownership) &lt;/li&gt;
&lt;li&gt;Target date for closing (the actual sale) &lt;/li&gt;
&lt;li&gt;Amount of earnest money deposit accompanying the offer, and whether it's a check, cash or promissory note, and how it's to be returned to you if the offer is rejected -- or kept as damages if you later back out for no good reason &lt;/li&gt;
&lt;li&gt;Method by which real estate taxes, rents, fuel, water bills and utilities are to be adjusted (prorated) between buyer and seller &lt;/li&gt;
&lt;li&gt;Provisions about who will pay for title insurance, survey, termite inspections and the like &lt;/li&gt;
&lt;li&gt;Type of deed to be given &lt;/li&gt;
&lt;li&gt;Other requirements specific to your state, which might include a chance for attorney review of the contract, disclosure of specific environmental hazards or other state-specific clauses &lt;/li&gt;
&lt;li&gt;A provision that the buyer may make a last-minute walk-through inspection of the property just before the closing &lt;/li&gt;
&lt;li&gt;A time limit (preferably short) after which the offer will expire &lt;/li&gt;
&lt;li&gt;Contingencies, which are an extremely important matter and discussed in detail below &lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Contingencies&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;If your offer says "this offer is contingent upon (or subject to) a certain event," you're saying that you will only go through with the purchase if that event occurs. The following are two common contingencies contained in a purchase order: &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;The buyer obtaining specific financing from a lending institution. If the loan can't be found, the buyer won't be bound by the contract. &lt;/li&gt;
&lt;li&gt;A satisfactory report by a home inspector "within 10 days (for example) after acceptance of the offer." The seller must wait 10 days to see if the inspector submits a report that satisfies you. If not, the contract would become void. Again, make sure that all the details are nailed down in the written contract. &lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Negotiating tips &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;You're in a strong bargaining position -- meaning, you look particularly welcome to a seller -- if: &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;You're an all-cash buyer; or &lt;/li&gt;
&lt;li&gt;You're already pre-approved for a mortgage; and &lt;/li&gt;
&lt;li&gt;You don't have a present house that has to be sold before you can afford to buy. &lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;In those circumstances, you may be able to negotiate some discount from the listed price. On the other hand, in a "hot" seller's market, if the perfect house comes on the market, you may want to offer the list price (or more) to beat out other early offers. &lt;/p&gt;&lt;p&gt;It's very helpful to find out why the house is being sold and whether the seller is under pressure. Keep these considerations in mind: &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Every month a vacant house remains unsold represents considerable extra expense for the seller; &lt;/li&gt;
&lt;li&gt;If the sellers are divorcing, they may just want out quickly; and &lt;/li&gt;
&lt;li&gt;Estate sales often yield a bargain in return for a prompt deal.&lt;/li&gt;

The cable and phone companies' shared monopoly may soon come to an end. Over the next year or so, roughly 2/3 of the U.S. will have WiMAX access -- barring any tech problems on rollout. But this is not vaporware. WiMAX has already been a huge success in South Korea. Clark's beloved Eee PC is one of the first devices available with WiMAX capability built into it.
