My friends over at SEOMoz (now just MOZ.com) do a great job of providing wonderful SEO content but did you know they also provide other tips and suggestions that may be helpful to your business? Especially those of you who work directly with the customer.

I wanted to take a moment to thank Kathleen for having an open mind and heart, and for sharing her experience when revisiting what Zillow can do for her clients and her business. I hope others will take a moment to re-visit Zillow as well. At the very least, call me and see what's in it for them?

Kathleen, please keep me posted and up-to-date with the contact and lead we established at the end of the lunch and learn? That was great and you were awesome. I commend you for stepping up on the spot. I was very impressed that you took full advantage of the opportunity and turned it into an appointment with a new and potential client.

ZILLOW ... I HATE ZILLOW!

I truly respect the lender, Karen Levine with Guaranteed Rate, who invited me. I realized that I was being closed-minded and that if nothing else, I wanted to support Karen and that it would be nice to see Brad again. I last Brad, and his beautiful wife, at an ActiveRain Meet-Up in Livermore about one year ago.

Not only did I decide to go but I invited another fellow AR Member, Anja Kerstens to join me. There is definitely an "X" Factor in the rain that cannot measure the connections we make or what may come of them.

With my heart and mind open I attended the Zillow lunch and learn. I probably could have skipped lunch because I certainly ate a non-stop serving of humble pie.

I was so WRONG about Zillow. I decided 10 years ago that I did not like the fact that they sold zip codes. I shut the door and never looked back. Today with an open mind the Zillow door opened again.

Brad's presentation went over yet everyone in the room wanted more, including me. The only critique I had about the event was that it was no long enough. At the end of the meeting I confessed to the entire group that I did not want to go because I hated Zillow.

Brad asked me why I felt that way and I told him: ignorance, mis-information, lack of real knowledge, closed-minded, I did not like the fact that Zillow sells zip codes, etc.

I am glad I went. I will definitely do many of the things Brad recommended, including watching the daily webinars which take place at 10am (PST). The Zillow Academy schedule can be found here. There are so many things that real estate agents and homeowners can do on Zillow, and it's free.

I put together this quick video for anyone interested in knowing more about the Zillow Premier Agent program. All prospects generated from the program on Zillow are "at will" contacts, meaning they are not leads that are purchased and then sold back to agents. They research, shop, run some numbers, then make contact with the local Premier Agent in their area, it's that easy.

Zillow has data now on more than 110 million U.S. homes. In March of 2013, Zillow had more than 50,000,000 unique users visit the site via the internet and mobile. 50% percent of that traffic came from mobile and 60% percent came from mobile on the weekends. That's 239,000,000 homes viewed in March alone, or 89 homes per second. Nearly 270,000 reviews of local agents have been submitted by our users.

Check out how these agents have used the program to connect, capture, and convert hundreds of local consumers into referring clients for life. All simply by showing up strategically in zip code areas and by being the expert in their local markets. Don't Waste Money on Zillow, Trulia and Realtor.com

Leslie did a great job sharing her thoughts and some interesting bullet points on how she does NOT want to waste money with her online marketing and advertizing efforts. Kudos to Leslie who shared her successes and experience, but also for reaching out to others in the industry to help them not waste their time or money either with online marketing and advertising.

Every now and again the question of ROI from advertising on Zillow, Trulia, and Realtor.com makes the rounds. Yesterday my friend Jimmy Mackin posted the question in his FB group in preparation for last night's WaterCooler show with Chris Smith. The answers were what I usually see, which is about 75% "No" with a few quiet "Yes" entries. I get the sense that too many agents buy subscriptions and advertising as raw lead generation and then are disappointed when the results don't pan out.

I buy advertising and subscriptions on all 3 sites and it's a successful component of our overall marketing communication program. I hate to see agents waste money so I put together a list of do's and don'ts for advertising on Zillow, Trulia and Realtor.com

1) Know the site: Use it, play with it, understand how it's laid out. Each site offers a dizzying array of products and services to consumers and agents. Some of the new products are incredibly cool, like Zillow Digs and Trulia's Add Sold Homes.

2) Know the apps: 50% of real estate site traffic comes from a mobile device. Most consumers have 3 or 4 apps on their smart phone or tablet. You need to understand what your client experiences when he uses the app. Realtor.com's Mobile App lets you brand yourself, a feature that all agents should take advantage of.

3) Have a strategy: Mine is, first and foremost, support for our listing business. Consumers use these sites and we want our listings there, period. Make sure your listings have all the fields filled out and that all the photos are there. Add a video link, fill out the neighborhood information, enhance the descriptions.

4) Understand the programs: The ability to enhance and manage listings is provided through the subscriptions: Zillow Premier Agent, Trulia Pro and Realtor.com Showcase Listing Enhancement. While some leads may be generated off your listings, don't expect a lot of leads unless you also advertise. Do not chat with the ad sales guy while you're driving around town. Sit and take notes, look at the products he's describing, really understand what you're buying and what the results should be.

5) Understand the subtleties: For example, If you're thinking of buying on Trulia you need to understand the the mobile ad is a separate charge, and that while mobile device traffic is exploding, only 1% of the total number of click throughs are off the mobile ad it self. But I believe you need the mobile ad program to protect yourself on your listings when they display on the mobile device.

6) Create a presence: My belief is that any of the programs work best when an agent carries a good number of listings. The agent who simply hopes for buyer leads is competing with the listing agent who commands more presence. You have to create what I call "Magic Circles" of Listings, Ads and Reviews. I can't overstate the importance of reviews. If a consumer is looking for an agent, credibility is naturally given to the greatest presence. The new Sold Listings on Trulia is awesome.

7) Understand the inquiry: People are not leads, they are consumers who have questions. Buying advertising on these sites is a long term play of building your presence with that site's user base. People might have a question about the community, the house itself, or might want to schedule a showing. Do not assume all inquiries are from buyers because many inquiries are from future sellers. People are often on these sites a year or more before they need an agent. This is a chance to create a relationship by providing a service.

8) Create a personal response system: The very best response is a personal phone call, followed by a personal text or email. Brad Andersohn, former AR God and now the head of Zillow Academy, taught me one simple formula for responding to someone: Acknowledge the inquiry and ask a question: "Hi Sue, I see you have a question about 123 Main St. I have information about that house. What is the best way to get back to you, by phone call, text or email?"

9) Create an auto-response system: Unless you personally answer your phone 24 hours a day, you'll need some kind of response that lets the consumer know that you'll get back to them. Do not rely on the site's auto-response to do the job. Do something unique. I've got a crm that kicks off a bombbomb email with a video in it. It's memorable. We rotate getting back to the person personally and I have a loan officer embedded in the response system if it's a buyer. We don't create a new relationship with every consumer who asks a question, but we sure try.

10) Provide value immediately and over time: Put those market reports or community event schedules to work. Send interesting information that relates to the original question. If they open the report, contact them ask if they would like to receive monthly updates on property values. But do not rely on a crappy drip campaign that you bought for $50 back in 2009. If you don't have time to personally interact with people, you don't deserve their business.

11) Do not insult people: I think it is a mistake to try to get someone to immediately start using your site. If the person called in while using Zillow, they have chosen Zillow before you, and they are likely to continue using Zillow. If your relationship grows, and your site provides different or interesting information, maybe they'll start to use your site, too.

12) Use the site's resources: Zillow Academy has a great set of course offerings. Trulia and Realtor.com need similar programs.

1,000 words and I could write 3,000 more. I hope this gives at least a framework for not wasting your money on the 3rd party sites.

Generating contacts and leads from Zillow can be a great addition to your already successful marketing campaigns and advertising, but that’s only part of it. Capturing those leads and contacts and converting them into customers is what completes the lead generation process.

Here are a few ways to increase the volume of leads and contacts you’re getting from Zillow:

1. Maximize the potential of your Zillow Profile. Do you offer valuable information? Are you providing links to information that consumers are looking for, want and need? What does your Zillow Profile make available to prospects? Your profile is “Prime Property” for obtaining leads on Zillow.

2. Get client ratings and reviews. Time and time again, agents have confirmed that the major increase in their contacts and leads is due to their Zillow client reviews. Zillow visitors in many cases are choosing agents based on the experiences that other consumers had with the agent and shared.

If getting more contacts, more listings, more buyers and more leads is something you're wanting, and you're willing and able to take a few more minutes, do the research and the follow-up, then go ahead and take your business to the next level...

Zillow Digs - A Picture Perfect New Feature

What's in a picture? Everything... almost. People say that a photo or picture tells a thousand stories, but does it give you the estimate or potential costs? Well it does now.

We are now tackling home improvement with yesterday’s launch of Zillow Digs, where home shoppers and homeowners can find visual inspiration and understand the real cost of remodeling projects – free on iPad and the Web.

One of the unique features Zillow provides is that users can see Zillow’s proprietary Digs Estimate™ for the estimated cost of thousands of actual bathrooms and kitchens they are viewing, based on where they live.

A recent Ipsos study found that more than 75 percent of homeowners who bought a home in the past year completed a home improvement project. Nearly 25 percent of recent homeowners remodeled a bathroom or kitchen in the past year.

Intelligence Alerts from Google Analytics

Getting automatic and custom alerts from Google is a brand new feature they just launched yesterday.

Many agents and RE Pro's already use the Google alerts feature to be notified about certain keywords or phrases when they get posted, but these custom alerts are a bit different.

Do you generate an income from your blog or website using Google adsense?

These alerts are a great way to monitor your data and discover new insights.

They are now offering two types of new alerts. The automated alert, and the custom alert. Both are a welcomed addition to an already priceless and powerful tool that Google alerts has provided in the past... in my opinion.

The BEST Places To Work

Back in the day, when I was the full-time community manager here working with Bob Stewart and Jonathan Washburn, I had more fun than I think one person should be allowed to have. Working with the staff and AR members was an incredible and fun experience. Everyday was something new and usually unexpected.

I'm sure it's still the same... :-)

A few years later, some major changes took place. I'll never forget the advice Jon gave me "that day" when my time on AR was coming to pass. He said, "You should really try to go and work for Zillow!" So I did! Thanks Jon for that great bit of foresight and advice.

You already know that Zillow is a great place to work, (if it wasn't, I wouldn't still be here 2 years later) but I am also really excited and thrilled to share that others think so too. NAR 2012 EXPO RETech RECAP

My favorite part of NAR's annual gathering is exploring and discovering all the new technology, tools, and services that are available which also get demonstrated on the expo floor. While hanging out at the NAR 2012 Convention and Expo in Orlando this year, I was fortunate to get around and capture a few quick Kodak moments as well as a few video snippets.

This recap is just a tiny glimpse of this year's event. It was nearly impossible to visit all 383-plus vendors and exhibitors let alone video and interview them. All the more reason you should really try to attend NAR's Convention and Expo each year if possible.

Next year it will be in San Francisco, my own backyard so I really hope to see you there.

So if by chance you couldn't make it to Orlando this year, I hope this will help give you a sense of the magnitude and enormous amount of information that was there for real estate professionals to absorb. Here's the complete list of NAR 2012 vendors and exhibitors, including their contact information.

How To Enable Facebook's Timeline Review

Facebook now allows you to be notified first of tagged posts and images before they appear on your timeline. This is a great feature if you don’t like stuff showing up on your wall that you haven’t reviewed and approved of first. How many times have you had to go into Facebook and hide or remove things that others have posted where you were tagged?

I’ve been tagged in photos I wasn’t even in. Once I was actually tagged in an image of a lady’s pair of shoes. Really? This is social media Facebook spamming. People do this just to get exposure of their post on your wall and tap into your sphere of influence and Facebook friends. Now there’s a way to fix it.

It’s called “Timeline Review” which can be enabled in the settings, but only if you can find it. The timeline review feature by default is disabled, here's how to enable it.

STEP 1 – Login to your Facebook account and go to your personal timeline.

STEP 2 – Click on the “Activity Log” button located next to the “Update Info” button

STEP 3 – Open up the “Post and Apps” pull-down menu and select “Timeline Review”

STEP 4 – Now click on the “settings Icon“ located next to the Notifications

STEP 5 – Chose to “Enable” or “Disable” the Timeline Review feature from this screen

Now you can stay in control of your Facebook timeline and what appears on your page by monitoring and reviewing it first. This will also keep you from having a "PANIC ATTACK" when you get that email from Facebook that says "You've Been Tagged in a Photo!" lol~

Walk Score has launched a new iPhone app and their website makes it easy for any real estate professional to showcase their local expertise.

The iPhone app will allow you to add photos of places and experiences that make your specific neighborhoods and communities unique.

"There are virtual tours of the home and now there can be virtual tours of the neighborhood," said broker Pat Giles of Keller Williams Realty.

Check out how Pat is using Walk Score's new app to create neighborhood tours for her clients. You've just got to love this "Bellevue" and "Woodinville" Tour.

How-To Claim Your "Real Estate Local Expert" Badge

It's free and easy to add photos of parks, restaurants, shops and more. Contribute 10 or more photos and comments within an area and you'll be featured as a "Local Expert" on Walk Score. Your photo and a link to your profile will appear on our neighborhood and city pages.

Download their iPhone app or look up an address on their website and click "Add a Place" to get started. For you other AR old-timers like me, it reminds me a bit of the old Localism.

Real Estate Marketing Can Be Hard

Balancing your real estate business can be challenging.

It's almost like a three ring circus when it comes to managing your past clients, your current customers, and your future prospects. One major problem is that when you get busy with existing customers, you automatically focus your attention and most your time on them. Unfortunately, you begin to neglect past clients and stop prospecting for new clients and new business.

Here's one suggestion:

Lets keep you in front of potential buyers, sellers, renters, investors, and prospects in your local area, even while you're swamped and buried with existing business and customer tasks. Your past clients are online leaving rave reviews about how great you are which enhances and increases your future referral business, all-the-while you're still keeping up with your marketing/advertising efforts and future prospecting endeavors.

This a just one simple way and solution to making your real estate marketing easier and more effective. See what agents at companies like Century 21, Coldwell Banker, Keller Williams, Prudential, RE/MAX, Windermere, and others have to say. They are successfully doing this in their areas and can probably shed more light on this than I can, so reach out to them.

I truly believe that if you want to grow your online business, reach more consumers that are online and using mobile, and connect with prospects needing your products, tools, and services, then you have to be willing to market and advertise yourself and your business strategically, and in the places where your marketing efforts and dollars can make a difference.

How To Take High Tech to High Touch

My friend Jeff Turner from Zeek Interactive has outdone himself with this presentation.

The concept and philosophy here ties right into one of mine I refer to as, “Ctrl+ALT+Delete” which is a commonly known universal “command” in which everyone can relate to, but no one does anything about, at least until you’re at a dead end, locked up, and have no other options.

Take a moment to watch this presentation slideshow, ponder the content for a few short minutes, then initiate a power down sequence of your “High Tech” mobile device or computer, go get cleaned up and make yourself publicly presentable, and then head out into the world of “High Touch” and experience something new, exciting, and different for a change.

Oh yeah, and one more thing: I dare you to try and leave your mobile device behind….

If you Are Not On Google+ You Should Be

Using Google+ For Your Real Estate Business

Ok I am going to start this article with a little rant. Like most everyone who regularly uses Active Rain I am sure you have come to really enjoy the networking and the things you can learn from those that share freely. The majority of the people who are here probably would like to use blogging as an effective tool in getting more business in the Real Estate field. Am I wrong to make this assumption?

What I really don't understand though is how few people actually venture out beyond the site to actually use what someone else has shared. I read comments all the time like "this is great I will check it out later." The fact of the matter is I know many of you never do!

Not to be critical but I think the vast majority of the folks on Active Rain could be getting so much more out the site than what they do. I say this from personal experience. When I first started here I used to spend endless hours reading and commenting on blog posts. Don't get me wrong the networking was great and I have made a ton of friendships. I learned along the way, however, that spending all day in one spot making making comments or writing for other Realtors is not going to earn you a fantastic income. In fact it is not a productive use of your time at all.

For some of you what I have just said will go in one ear and out the next because you really don't care about increasing your business. You would rather just have some FUN and comment on blogs all day. I am not sure whether it is getting points or featured posts but this is what far too many focus on. I like to think these things drive egos.

For those of you that do want to generate more business listen up!! Many of you know me from the early days of Active Rain and know how much I shared about SEO and social media. If you want to truly make an exceptional living selling Real Estate you need to be well versed in these two subjects. We are in a digital age today. We all know that buyer's and seller's are turning to the internet to find someone to work with. They way more and more people pick a Realtor to use is far different than it used to be. Many consumers will go right to Google and punch in something like "Realtor's, city and state". If you are not on the first page then you can forget about getting a consumer's business.

A Realtor or other industry professional who understands this can make an incredible income. What I am going to tell you will be the most important advice you have heard in a while.

You need to get on Google + and use it every day like you use Active Rain!

That is obviously a pretty bold statement and you may be wondering why? The answer is simple - search engines are changing. As most of you know Google dominates where people go to search. Google wants you to use their products. ** In the very near future Google is going to start ranking a persons usage in Google + as a means of what they show in search. I am sure you have already started to see some familiar faces showing up when you do Google searches. This is because the person has claimed "authorship" of their blog or website that is showing up in the results!

Google is eventually going to start showing results based upon a user's profile! Much like the Active Rain point system, those that share information within Google can get a Google+, a Google share and comments on the articles, pictures and videos they post.

You obviously need to be there and participate to get your profile to rank. One of the things I have been doing over at G+ besides sharing some of my better Real Estate blog posts, is posting articles about how to use Google+ and build your profile. The first thing you should do is sign up for a Google account and fill out a profile if you don't have one.

Once you have done that come and add me as a contact......>Bill Gassett Google+. What you will notice is that I share the types of articles that will help you in your Real Estate business. Many of the article's discuss how to improve your SEO and use social media in your daily business. Some of you are already there and can chime in and let the others know what they have been missing:) You can also find my Google Business page here......>Maximum Real Estate Exposure. I would suggest you have both!

So what you need to really ask yourself is if taking the time and posting 10 comments at G+ could put your OWN website or Blog on the first page of Google LOCALLY would you do it? The time to act is NOW! Get into the game early and get your G+ profile rocking - you will be glad you did. You need to remember in order to get people to want to follow you participation is key.

Don't just expect that posting about your latest listing is going to make people want to connect with you. You need to share others peoples articles which is similar to re-blogging. You need to G+ other postings which is like giving a gold star and you need to comment. It is that simple and mimics a lot of what you already know from being on Active Rain. Google Cloud Printing from The Road

Have you ever needed to print a document or anything while away from your office or out on the road? I have, and on multiple occasions so in this post I wanted to share a simple solution. Just in case you ever find yourself in this same situation or scenario, here's what you can do.

Google Cloud Print is a really cool technology that connects you and your printers to the web. Using Google's Cloud Print, you can make all your home and office printers available to anyone you choose right from the applications you use every day. This technology works on your PC, MAC, phone, tablet, or any other web-connected device you want to print from.

Supported Apps and Devices

I was in the field traveling and speaking at a real estate event, but needed to print a rental application for a potential tenant. Google Cloud print allowed me to print from a remote location, email a colleague for pick up, and had the document delivered within the hour. Cloud ready printers include: HP, Epson, Kodak and FedEx.

There is no doubt that you will eventually run into a situation or circumstance where this tool and feature will save the day for you and your clients, make you the hero, and save you a ton of undue and unnecessary stress. You know what I'm talking about Right?

You can print anywhere and from any device provided you have an Internet connection... and of course a printer! lol~ You can also print remotely to your Google Docs (Now known as Google Drive) or any FedEx office location of your choice. Very Cool~

DISCLAIMER: You cannot and will not be able to add paper or new ink cartridges to your printer remotely using Google Cloud printing. But don't don't be shocked if Google announces and launches that upgrade in their next round and series of cool tools and services.

Our First 30 Second National TV Commercial

Inman Real Estate Connect & Agent Reboot

Next week will be one of my favorite real estate events of the year. The annual Inman Real Estate Connect in San Francisco. It's where my journey in the technology and social media real estate space got started.

The first "Real Estate Connect" I attended many years ago was where I met some of the most intelligent and influential people I've ever met in the business and to this day, I look up to and respect as mentors.

I haven't missed this event since.

Having Real Estate Connect in my own backyard really makes it a huge convenience, but also a great opportunity to really "connect" with many local associates, friends, and new acquaintances.

It's really all about the people.
