What's in a Name? - 02/28/07 11:02 PM
I just finished a post by   Steve Crossland entitled It is interesting to see what can really stir the mind of a buyer.  It's not just whether a name is PC, weird or overly soothing.  Some are entertaining, some cute, some are the type where you could say " I wish I thought of that."  I grew up in Pennsylvania with town names like Intercourse and Blue Ball (DON'T censor me - they are really town names you will find on a map).  So how can you not have a sense of humor about these things?
Regarding PC, we have a mountain and … (1 comments)

Guess what WE did today...Locked an MLS keypad in a listing! - 02/28/07 08:16 PM
Yep, I knew it was just a matter of time....
I always thought it would be me - I tend to have more 'junk' in hand - listings, phone, keypad, keys, lockbox insert, purse, etc.  I usually do a 'mental check list' before I lock up the house, but anyone who knows me, knows that in my personal life I am what you might call, "Key-retaining-challenged".  I've locked myself out of my house more times than I can count!
So today, Adam and I headed out to preview some high-end condos in downtown and central Phoenix.  We had 15-20 to preview.  As we … (22 comments)

Phoenix Area New Home Building Permits Hit 5-month High! - 02/28/07 04:02 PM
Hello!
There was a great article on www.azcentral.com today.  It detailed that in January, the Phoenix Metro area hit a 5-month high for number of building permits issued.
What does this mean?:
1.  Builders are selling their excess inventory homes.  For some time, they were carrying far more "Spec" homes than normal, due to over-estimating buyer interest, and buyer fallout.  Finally, they are selling off these homes, and are pulling permits to start new ones - to meet buyer demands.
2.  More buyers are re-entering the market!  After carrying too much inventory, builders are going to be more cautious/realistic in the number of speculative … (0 comments)

Downtown Phoenix, Central Phoenix, and Biltmore area New Condo info... - 02/27/07 06:15 PM
Hello!
We will be heading out tomorrow (Wednesday) and hitting a number of new-build condo sites in the above-mentioned parts of Phoenix.  We like to physically visit as many as possible, both for product knowledge, and to get a good feel for the pros and cons of each particular building.  We strive to always have the most up-to-date pricing and availability, as well!  Aside from just obtaining updates, we are also pre-scouting for clients we'll be working with this weekend, and a repeat-investor-client!
If you or someone you know is interested in an investment, second home, or primary residence condo in Downtown Phoenix, … (0 comments)

What can go wrong with your escrow? - 02/23/07 11:12 PM
There are so many people out there that try to sell their homes on their own.  We've heard all the reasons.  Including the big one, why should I pay someone else to do what I could do my self?  I won't go into all the steps of marketing at this point.  But I will cover What Can Go Wrong?!.  This is just one installment.  See if you don't see the value after this. Any of these would make you want to scream.
This first part just deals with the lending aspect.  Almost all of these can kill a deal.  No offense to … (1 comments)

Great customer service - how do you show your appreciation? - 02/23/07 04:22 PM
Hello!
I recently had a great personal experience when booking a flight.  I'm still writing the 'thanks' letter to the individual who assisted me, and will post it here - but I was wondering:
HOW OFTEN DO PEOPLE ACTUALLY TAKE THE TIME TO WRITE A THANK YOU?
Part of me thinks that this person was doing their job - but another part says 'she went out of her way to make sure I was taken care of'.  I think that deserves praise, especially in the day and age of mass e-mails and impersonal, uncaring order-takers.
Do you have a great story to share?

2006 Phoenix Area Real Estate Statistics - 02/21/07 03:23 PM
We thought you might be interested in some real estate statistics for the Phoenix Metro area.  These statistics come from Arizona Regional Multiple Listing Service (ARMLS).  Keep in mind that this does not reflect FSBO's, as reliable information on those sales is hard to come by.
For the entire ARMLS area which covers the entire Phoenix Metro area including parts of Pinal County, there were a total of 74,108 sales of single family and condo properties.  As of December 31, 2006, there were 41,339 active single family listings and 2932 active condo listings.  The number of active listings is down from earlier in … (0 comments)

Chandler home UNDER CONTRACT! We found a buyer! - 02/21/07 10:39 AM
CONGRATS to the Graves' - we have found a buyer for their lovely home at 2611 N Nebraska, in Chandler!  Click HERE to see the home and details!
In real estate, it is incredibly rare for the listing agent to bring the buyer for their listing; the odds of it are staggeringly low.  Think about it - there are over 91,000 people holding real estate licenses in Arizona.  What are the chances that the listing agent will find someone who is ready, willing and able to purchase this listing?!  We had listed - and sold - a home for the Graves' before, and … (0 comments)

Phoenix Area Rents Increasing....here comes the snowball effect! - 02/06/07 12:32 PM
Hello!
There was an article on http://www.azcentral.com/ yesterday detailing the rent situation in Phoenix - click HERE to read it in its entirety.
It states that Valley renters will pay an average of 5.4% more this year in rent, or $785 a month.  Plus, with vacancy rates projected to fall below 5% for the first time in years, landlords won't be offering great incentives like they have in the past - i.e. 1st month free, or lease renewal specials.
We had predicted this again and again.....with so many condo conversions, a large number of rental units disappeared - but the number of renters did not.  Supply … (0 comments)
