There were 27 homes sold in Desert Ridge in June, with an average listing price of $637,596 and an average sale price of $616,111.  Sale prices were 97% of list prices.  Sold Price per Square Foot was $234.35. The range of prices for sold homes was $277,000 to $1,095,000.   As of June 30, there are 20 pending or contingent homes under contract.  As of June 30, there are 151 active listings with an average list price of $741,751 and average list $/sq.ft of $244.32 /ft.

The new census information from July '06 has been released, and Chandler has surpassed Scottsdale as Arizona's 5th largest city, moving Scottsdale to #6.

Lease-Purchase vs. Lease-Option - what's the difference? - 06/27/07 01:49 PM
We have been asked a lot recently what the difference is between a "lease-purchase" and a "lease-option", or "lease with option to purchase".  Here's an explanation of the two:
LEASE-PURCHASE:
Lease-purchase has 2 simultaneous contracts completed - a lease agreement, as well as a purchase agreement, that are tied together.  The tenant/buyer agrees to lease said property for a set amount of time, and purchase it on a specific date (or sooner).  Escrow is opened; should the tenant/buyer default on the lease, they also default on the purchase aspect, and the landlord/seller may keep all deposits, escrows, and rent monies.

Market predictions from the nation's biggest lender - 06/24/07 04:03 PM
Hello!
We gained some great insight this week at our office meeting for RE/MAX Excalibur.  Our broker shared with us some statistics he gained at a conference, hosted by Countrywide Home Loans - the largest mortgage lender in the nation. 
Countrywide shared with the group that in the past 4 months, foreclosures are up 100% across the nation - with California, Nevada, and Arizona leading the pack.  Still, Countrywide had forecasted this 'bust', and prepared for it.  They are in no danger of closing up shop.

It seems that we all know that if one maintains a car with regular maintenance including oil changes, etc. it will last for more miles than if you don't maintain it properly.  People think about it because they don't want to get stuck with a broken down car if they need to get to work.

Maricopa County has an agressive plan to combat the spread of West Nile by finding and treating mosquito breeding sites and eliminating adult mosquitoes.
