Home Inspections - Making or Breaking the Sale - 02/24/07 04:53 PM
I recently had a bad experience from a Buyers Home Inspection. This was an 80 year old home with expectations from both parties of certain issues. Nothing we felt we could not negotiate on.
However, after reading the Inspection Report, you would have thought it was a new home built by an inferior contracting company using 3rd. world country products to build it. WOW, did he rip it apart!
I would like to know your experiences. Also, what are YOUR expectations of a Home Inspection either a Listing Agent or Buyers Agent. How do you advise?
Thank you for your interst. LENN, … (2 comments)

Buyers Agent has My Client Sign an Extension Behind My Back! - 02/22/07 11:57 PM
Without going into detail here. I am going to post an email I sent to my Broker, The Buyers Agent Broker and The Agent. I am changing the names and addresses however, could you tell me what YOU would do in this situation!
The following is an account of my concerns surrounding the transaction of 1234 Smith Road.
For the record:
As I stated in my earlier conversation with you today. I believe you were in violation of the REALTOR Code of Ethics when you had my Seller, of whom I represent, sign an extension of contract on the scheduled settlement date without … (37 comments)

ALWAYS Answer your Phone! 24/7 - 02/20/07 09:42 PM
Now that I have your attention. I have read through-out others Blogs that have different opinions on answering the phone. Some will walk out of meetings, some will wait until the end of the day (if they are part-time) On and On. I wanted to take a moment and give you my opinion.
I LOVE my Blackberry. I tell people all the time. "I may not always pick up the phone but I will always respond to your email", which I do. It takes 12 seconds for me to respond to an email using my Blackberry. If it is really important, I … (3 comments)

Bridge Loans - How Have You Advised Your Sellers? - 02/18/07 05:22 PM
I am just curious how fellow agents have handle this situation. I know this is elementary to the seasoned Agents and Brokers. The Question is, "Have you ever suggested to your client they obtain a Bridge Loan when trying to sell their home when they also want to put a contract on another property?". I understand the Pro's and Con's to the approach however it seems a very convenient way to handle the lapse of time between transactions AND obtaining the required down payment for the purchase. Please let me know your thoughts and what YOU have suggested to your clients … (3 comments)

Traditional vs. Non-Traditional Brokers...Which is Better for the Agent and Consumer? - 02/16/07 11:25 AM
The reason for my post is a recent article in "Real Estate" that RIS Media produces. There is a lengthy article titled "Help-U-Sell leads the consumer revolution in real estate". After reading the article, I would have thought there would have been offices on every corner of every neighborhood with golden arches out front. WOW!
I know this isn't true where you are but I live in an area where people go to work at 6 am, come home at 6 pm, and want to have time to eat dinner, play with the kids and BREATH!!  The job of selling their … (0 comments)

Know the Warning Signs of "Flipping" When Showing Homes - 02/15/07 04:06 PM
Know the warning signs of "flipping".
These practices are not always illegal, but are warning signs that you should slow down, get the facts, and get independent advice:
The seller tries to rush you and your buyer into signing a contract and does not answer your questions about the price and condition of the house. The person with whom you are dealing is not the person who holds title to the property. The seller offers to let your buyer move in right away, or offers them free rent. The house is in poor condition and the seller promises to make repairs, but the promises are not in writing. … (0 comments)

Non-Traditional Brokers "MLS Package" Means More Work For The Seller!!!! - 02/14/07 10:27 PM
Taken From the Federal Trade Commission - Bureau of Competition 2006
Traditional, full-service real estate brokers
Sellers provide a broad range of services, including helping prepare the property for sale, recommending an asking price, publicizing the home to prospective buyers, arranging meetings and negotiating with prospective buyers, following up on home inspections and other matters once a sales contract is signed, and arranging for the closing of the transaction. A broker also may help by referring the home seller to other service providers, like mortgage lenders, title companies, home inspectors, and real estate attorneys, which could make the difference between success and failure … (0 comments)

Protecting Your Wealth - Buy in an LLC or Your Personal Name? - 02/13/07 08:12 PM
Forgive me for posting such a small answer on a huge subject.  This is the second email I received in about 2 months concerning purchasing investment properties. I am not an attorney and can only advise on a hypothetical situation or give my opinion. It is as follows. Simple and Sweet. I thought this may be of interest to some of you newbie "Realtor Investors".
If you purchase investment property or own rental properties in your own name, you are asking for a world of pain - it's the equivalent of wearing a giant "kick me" sign on your back. Instead, purchase your properties … (0 comments)

Be a Millionaire by Hypnosis.....Only $49.00?? REALLY? - 02/12/07 09:34 PM
I ran across this 6-part hypnosis program on the internet that is designed to program your subconscious mind with these common attitudes of millionaires.
1) Create Winning Business Ideas
2) Create Real Business Passion
3) Build Unshakeable Self Belief
4) Generate Laser Focus
5) Develop an Unstoppable Work Ethic
6) Create Unbeatable Optimism
ALL THIS FOR ONLY $49.00!!  Also, you will need a Script to learn the Hypnotic Language (That is an additional $8.95).
It goes on to say that being a Millionaire takes no special skills, education, etc. Do me a favor. If you are looking for the "Drive Thru" Millionaire Kid's Meal for one low price, keep … (2 comments)

Maintaining the Millionaire Mentality - Must Read! - 02/11/07 10:24 PM
My Dad used to tell me "Even if you only have a dollar in your pocket, think and act like you have a million". He went on to explain that it is your mind-set that will set you free to become whatever you desire. My father was military and stood in line with most people collecting a pay check every week from "The Man". He was satisfied with that like many or most Americans.
I obtained my first business license in the poorest county in Maryland when I was 15. I developed catalogs, had an inventory, checking account, business cards, etc. I even … (1 comments)

PART-TIME AGENTS - DESTROYING THE INDUSTRY? - 02/10/07 10:19 PM
The "Skinny" on Part-Time Real Estate Agents Destroying "The" Industry...What are YOUR Thoughts?
Quotes from the U.S. Department of Labor, Bureau of Labor Statistics.....
"Agents and brokers often work more than a standard 40-hour week. They usually work evenings and weekends and are always on call to suit the needs of clients. Although the hours are long and frequently irregular, most agents and brokers have the freedom to determine their own schedule. Consequently, they can arrange their work so that they can have time off when they want it."
"In 2004, real estate brokers and sales agents held about 460,000 jobs; real estate sales … (2 comments)

SUPERBOWL REAL ESTATE COMMERCIAL - 02/04/07 10:20 PM
Well, Superbowl is over and many of you may have been doing what I was. Watching, glued to our chairs, waiting to evaluate the million dollar commercials. I was distressed at the end and can't believe the wasted dollars. I did find one commercial I want to comment on however. We have a local agent that has made a name for themselves operating closer to the Washington, DC area and claims in their commercials "Maryland's #1 Real Estate Agent". The commercial is an obvious spin-off of the Verizon Cell Phone commercials showing a "Network" of agents outside a couples window. They comment "Who are they"?

Quit Claim Deed Obligates You The Property Taxes - 02/03/07 06:26 PM
Another question received. I wanted to throw this out there. It has been awhile since I have had to do a quit claim deed. My first experience was when I was 21. I purchase the interests my sister had in 3 lots we owned in Ocean Springs, Mississippi. Here is the question......
"My Grandmother is thinking about looking into a quit claim deed for her property. I have 2 siblings and am wondering if she goes forward with this will my siblings and I then have the responsibility to pay the yearly property taxes" ?
I responded to her with my understanding but would like … (1 comments)
