Home Inspections - Making or Breaking the Sale - 02/24/07 04:53 PM
I recently had a bad experience from a Buyers Home Inspection. This was an 80 year old home with expectations from both parties of certain issues. Nothing we felt we could not negotiate on. However, after reading the Inspection Report, you would have thought it was a new home built by an inferior contracting company using 3rd. world country products to build it. WOW, did he rip it apart! I would like to know your experiences. Also, what are YOUR expectations of a Home Inspection either a Listing Agent or Buyers Agent. How do you advise? Now that I have your attention. I have read through-out others Blogs that have different opinions on answering the phone. Some will walk out of meetings, some will wait until the end of the day (if they are part-time) On and On. I wanted to take a moment and give you my opinion. I LOVE my Blackberry. I tell people all the time. "I may not always pick up the phone but I will always respond to your email", which I do. It takes 12 seconds for me to respond to an email using my Blackberry. I am just curious how fellow agents have handle this situation. I know this is elementary to the seasoned Agents and Brokers. The Question is, "Have you ever suggested to your client they obtain a Bridge Loan when trying to sell their home when they also want to put a contract on another property?". I understand the Pro's and Con's to the approach however it seems a very convenient way to handle the lapse of time between transactions AND obtaining the required down payment for the purchase. The reason for my post is a recent article in "Real Estate" that RIS Media produces. There is a lengthy article titled "Help-U-Sell leads the consumer revolution in real estate". After reading the article, I would have thought there would have been offices on every corner of every neighborhood with golden arches out front. WOW! I know this isn't true where you are but I live in an area where people go to work at 6 am, come home at 6 pm, and want to have time to eat dinner, play with the kids and BREATH!! Know the warning signs of "flipping". These practices are not always illegal, but are warning signs that you should slow down, get the facts, and get independent advice: The seller tries to rush you and your buyer into signing a contract and does not answer your questions about the price and condition of the house. The person with whom you are dealing is not the person who holds title to the property. The seller offers to let your buyer move in right away, or offers them free rent. Well, Superbowl is over and many of you may have been doing what I was. Watching, glued to our chairs, waiting to evaluate the million dollar commercials. I was distressed at the end and can't believe the wasted dollars. I did find one commercial I want to comment on however. We have a local agent that has made a name for themselves operating closer to the Washington, DC area and claims in their commercials "Maryland's #1 Real Estate Agent". The commercial is an obvious spin-off of the Verizon Cell Phone commercials showing a "Network" of agents outside a couples window. They comment "Who are they"? I (1 comments)

Another question received. I wanted to throw this out there. It has been awhile since I have had to do a quit claim deed. My first experience was when I was 21. I purchase the interests my sister had in 3 lots we owned in Ocean Springs, Mississippi. Here is the question...... "My Grandmother is thinking about looking into a quit claim deed for her property. I have 2 siblings and am wondering if she goes forward with this will my siblings and I then have the responsibility to pay the yearly property taxes" ?
