Well, we have been working on this deal for several months. After frustrations from myself, the listing agent and my mortgage broker...we thought the deal was gone. My wife's "Dream Home" was discounted by almost $100,000 and the bank was paying ALL my closing costs (pat on the back for my negotiations)

After a couple of extensions, the Bank pulled the listing from the Asset Company. They wanted a $9,000 non-refundable deposit with a guarantee to close in 3 days.......I gave in.

Nervously I did it.....and now, the painter has started, we are packing...the kids have picked out their rooms and we have a house almost triple the size of our current home, pool, decks, sun-room...and only 2 minutes from where we live now.

Over 2,000 New Jersey residents attended last weekend's Relocation Fair at Fort Monmouth. The Fair was organized by State, County, and local officials from Maryland and representatives at Fort Monmouth to provide information to military and civilian workers considering relocation or relocating to Aberdeen Proving Ground due to 2005 Base Realignment and Closure directives.

The fair, held at Gibbs Hall on Fort Monmouth, provided an open forum for inquisitive employees and their families to ask questions directly to area representatives while creating an opportunity for Maryland business and community leaders to address concerns, and further market the region.

Officials from Maryland, Harford, Cecil and Baltimore counties along with Baltimore City worked tirelessly throughout the three-day event delivering presentations, manning booths, and distributing information about schools, transportation, housing availability, healthcare, and the quality of life available in the area.

"Many families considering the relocation were receptive and excited about the opportunity the area will offer them," said Harford County Economic Development Director James C. Richardson. Other visitors explained they were opting not to follow their positions to Maryland. A choice that Richardson said, will create a variety of employment and advancement opportunities for families already living and working in Harford County.

Relocation fair attendees voiced concerns about the availability of public services, private schools, and the environment and were pleased to hear County Executive David Craig's BRAC Planning and Advisory Commission task force was working to address those challenges before the 2011 deadline.

The difference between the two properties is $200,000.

Moving Up in a Strong Market

This example assumes a price increase of 10%. Prices have increased at rates as high as 24% annually in our market. The market area average annual increase over the last 30 years is 6.9%.

Sale Price of Current Home Sale Price of Future Home

$440,000. $660,000.

The difference in price between the two properties is $220,000.

In this example it costs an individual $20,000 more to move up in a strong market than it does in a weak market.

Real Estate markets fluctuate daily in Maryland just as all economic markets do. The time for a buyer to get the best terms is when the seller is not experiencing much interest. The time to buy is when no one else is. Experienced investors know that.

Rates are very low now. Changing Rates can change the picture a lot.

Interest rates play a part in the cost of home buying as well.

For example, the difference between a payment at 6% and a payment at 6.5% costs $175. a month or $2100 a year!

The monthly payment at 6.5% (for example) on the extra $20,000 one might have spent in a strong market would be $126. more a month than what might have been paid in a weak market. This is $1512. a year!

The conclusion is that it is better to buy in a weak market and it is even more advantageous to buy when rates are low. Both of those conditions exist right now.

One of the interesting things I have found as a Real Estate Agent, REALTOR and Auctioneer in Harford County is finding out is was formed in 1773 by the splitting of Baltimore County. There are many homes and places of interest as you travel through this quiet county. One home you will find of interest is Tudor Hall which is the birthplace of John Wilkes Booth who was assassinated by Abraham Lincoln in the year of 1865. This home was the site of a notorious Real Estate Auction that brought national attention to Harford County. It also hosted the signers of the Bush Declaration. This was the precursor document to the American Revolution. As you search for Homes in Harford County, notice the vast rural countryside that is just minutes from suburban amenities and I-95.

Did you know that Harford County was named after Henry Harford. He was the illegitimate son of Frederick Calvert, 6th Baron Baltimore. Henry Harford was the last Proprietary Governor of Maryland, but did not inherit his father's title because of his illegitimacy.

Completely off topic I know.

I am entertained through-out the year by Google's sense of humor with their "GOOGLE" image. You will find everything from April Fools to New Years, Halloween, Thanksgiving and even celebration days not celebrated by most in this country. SSooooo........

I was not surprised when I turned on the computer this morning to find Google on my browser.....just plain ol' GOOGLE. Nothing funny....no Easter Eggs....Um...I mean "Colored Eggs". No Bunny Ears....nothing. Not even a Chocolate Bunny! Oh...did I mention a cross on a hill? or a stone rolled away from a tomb?. I guess that would have caused too much of a terrior through our nation. Approximately 92% of Americans proclaim to be a Christian. Your doing a great job Google....in my book however...your not there yet. I guess I'll just have to look forward to your April Fools image coming soon. OH! and your Halloween one as well!
