buyer: Home Buying in Michigan - FHA will soon require 580 credit score to qualify for 3.5% downpayment - 02/02/10 05:39 PM
In early summer 2010, FHA will begin requiring home buyers with less that a 580 credit score to have a 10% of the purchase price downpayment to qualify for an FHA loan.
Buyers with a score of 580 or over will continue to qualify with only 3.5% of the purchase price of a home as their downpayment amount.

buyer: Buyers: Looking for a great deal under $30,000? - 10/24/09 10:39 AM
Many buyers search the internet with the intention of getting a fantastic deal under $30,000.  There are some great deals out there.  There are also a lot of homes in this price range that really need a bulldozer!
If you are seriously thinking of pursuing a home in this price range:
Number 1: You must be ready to buy the property when it comes on the market.  If you are a cash buyer, you will have an edge.  Many Michigan properties have defects (most common- damage due to freezing - broken pipes, damaged water heaters, broken well pumps, water tanks, etc.)

Buyers and sellers will notice some changes when they search homes for sale and other property listings in Mecosta County, Lake County, Osceola County & Newaygo County.
These four counties make up the geographical area of the West Central Association of Realtors known as WCAR.  We have just merged our Multiple Listing Service with SWMRIC (swim-rick), the Southwestern Michigan Regional Information Center.

There are a few simple things that anyone can do to improve their exterior digital shots. You will be greatly rewarded for spending a little bit of prep time before you shoot, as the main exterior photo is sometimes the only photo a potential buyer will see!
1. Pay attention to what time of day the home will look best, with the least shadowing from the sun on the front of the home.  Even homes that are not so great will look better with a sunny, blue sky - even in winter.

buyer: Email Listing Links to Clients & Use in Presentations - 07/27/08 03:15 PM
Seller clients seem to love seeing their home on website pages, so I email to them the links to all the website pages where their home is listed. (that I know of! Seems new ones are linking in all of the time)
My listings appear on over 20 web sites, (not including idx sites to other offices) which is something I also use as a point in my marketing.  At listings presentations, I include a page showing all of the major sites that have my listings appear.  This can also be of high value in gaining sellers with FSBOs or expireds.

buyer: Let's Pro-rate the Michigan "Homestead" tax for ALL buyers, all year! - 07/24/08 06:25 PM
Need more buyers? You can truly help effect change!  Buyers who purchase a home in Michigan after May 1st are currently stuck with whatever property tax designation is on the home at the time of the closing. 
Michigan Realtors can help more people buy homes by supporting bill HB 5334.  Let's start a grassroots action to get this passed! More business for Realtors is a great side bonus!
