Kids and Dogs...yes, I am a smoothie when it comes to kids and dogs. Now, don't get me wrong... I am not your run of the mill baby kisser. I do keep a safe distance, hahaha. But, I do tend to surround myself with children mostly on athletic fields as a coach or as a volunteer for school or town events. I love to have them at my home, too, surrounding myself with my own children's friends. First, it does help to have your children within your reach ( especially the older they get!) and it is great to get to know your children's (1 comments)

Rio Vista is a private upscale community that has it's own homeowner's association, deed restrictions and bi-laws and it is set on over 450 acres of park-like acres bordering the Ramapo Reserve and Bergen County's Campgaw Ski area.

By readers request, I have researched a separate sales data report for CONDO & TOWNHOME Sales in Mahwah, NJ. As you can see...things are moving right along with over 83 condos & townhomes selling in the last 2 months in town. WOW. Yes, real estate is local and prices are holding close to the final listing price --- sales are within 3.67% of the ask... LISTEN to your realtor because low-ball offers are not in the cards because the asking prices are getting right on target. Kinnelon Residential Real Estate Sales - July '08 - 07/21/08 12:27 PM
Now looking further north BUT still so close to New York and Bergen County is the lovely town of Kinnelon Borough. This town has terrific schools and is in close proximity to all! Not much has been on the market compared to other area towns but sales are doing well. Take a look and you will see that the properties sold within 4.39 % of the final asking price --- which as we know --- on a national level is pretty darn good. REAL ESTATE is LOCAL!

I have an outstanding listing in RINGWOOD, New Jersey. ( See www.15CrescentDrive.com ) This outstanding lake and mountain community is just under an hour away form NEW YORK CITY and it borders Bergen County at the town of Oakland. You would never know that such a beautiful and rural community exists. Plenty of open spaces, larges lot sizes, good schools and so many lakes and recreation --- no one will want to stay inside on their game cubes....when you can swim, boat, kayak, water ski, ride horses, et all. In addition to sales prices --- which have come down in this bucolic and exclusive town --- always keep an eye on the days on market and the FLP. What is FLP you might ask? Real estate jargon for final list price. The numbers below reflect a sold price of 88.41 % of the homes final listing price. I had an interesting conversation at one of my OPEN HOUSES this weekend about the current real estate market. It was a neighbor coming to chat and to see the BEAUTIFUL listing on their street in Oakland. ( See www.StoneFenceRd.com ). I emphasized that the real estate market is LOCAL and that sales data ranges from town to town. Summer is HOT and it seems that sales have picked up in Oradell. The homes sales prices have ranged from 459,500 on the lower end of the scale to 765,000 as the highest priced home sold over the past two months.
