    <title>Rio Vista  Mahwah Residential Homes Sales Data - July '08</title>

&lt;p style="text-align: justify;"&gt;Rio Vista is a private upscale community that has it's own homeowner's association, deed restrictions and bi-laws and it is set on over 450 acres of park-like acres bordering the Ramapo Reserve and Bergen County's Campgaw Ski area.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;img src="http://activerain.com/image_store/uploads/6/3/1/6/3/ar121682686836136.jpg" height="252" alt="" width="350" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are many home types to choose from including: single family custom built estate homes; patio or detached townhomes called Darlington Village; and one &amp;amp; two level townhomes located in Walsh Hall. These homes are all set within green belted areas and common use areas for residents including the pool, recreation and clubhouse center, parks, tennis courts and expansive lawn areas. The recreation center includes a fitness center with a weight room, sauna, showers &amp;amp; locker areas. Residents can also enjoy tennis, handball &amp;amp; bocce courts as well as a children's play areas.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;While numbers crunching the other day --- I was inspired to take a look at the data on a neighborhood by neighborhood basis so&amp;nbsp;I am featuring the current stats for &lt;strong&gt;RIO VISTA MAHWAH&lt;/strong&gt;.&amp;nbsp;This slice of the data gives you a pretty good indication of the home price ranges --- from asking price, to those under contract through to final sale. The data is based on single family homes and patio homes ( these look like single family homes but owners do not own the land --- a cross between a townhome &amp;amp; single family home.) This data is for a three month period from May - July 22, 2008.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Now looking further north BUT still so close to New York and Bergen County is the lovely town of Kinnelon Borough. This town has terrific schools and is in close proximity to all!&lt;/p&gt;
&lt;p&gt;Not much has been on the market compared to other area towns but sales are doing well. Take a look and you will see that the properties sold within 4.39 % of the final asking price --- which as we know --- on&amp;nbsp; a national level is pretty darn good. &lt;p&gt;&amp;nbsp;I have an outstanding listing in RINGWOOD, New Jersey. ( See &lt;a href="http://www.15CrescentDrive.com"&gt;www.15CrescentDrive.com&lt;/a&gt; ) This outstanding lake and mountain community is just under an hour away form NEW YORK CITY and it borders Bergen County at the town of Oakland.&lt;/p&gt;
&lt;p&gt;You would never know that such a beautiful and rural community exists. Plenty of open spaces, larges lot sizes, good schools and so many lakes and recreation --- no one will want to stay inside on their game cubes....when you can swim, boat, kayak, water ski, ride horses, et all.&lt;/p&gt;

Real estate jargon for final list price. The numbers below reflect a sold price of 88.41 % of the homes final listing price. This may be because homes in this town are higher than most other towns in Bergen County.&lt;/p&gt;

    <title>Franklin Lakes Residential Home Sales Data - July '08 </title>

&lt;p&gt;&amp;nbsp;I had an interesting conversation at one of my OPEN HOUSES this weekend about the current real estate market. It was a neighbor coming to chat and to see the BEAUTIFUL listing on their street in Oakland. ( See &lt;a href="http://www.StoneFenceRd.com"&gt;www.StoneFenceRd.com&lt;/a&gt; ). I emphasized that the &lt;strong&gt;real estate market is LOCAL and that sales data ranges from town to town.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Case in point below.... pricing has a direct impact on sales and homes in Oakland have sold within 3.71 % of their asking price where as homes that have sold in Franklin Lakes ( which shares a border with Oakland and can share the same High School - Indian Hills ) sales are 11.31 % of their final asking price. &lt;strong&gt;BIG DIFFERENCE.&lt;/strong&gt; Now there are a lot of variables here --- and it is exactly why you cannot make a blanket statement about real estate unless you look at the local numbers on a town-by-town basis.&lt;/p&gt;
&lt;p&gt;Listed below is the data gleened from the NJMLS for the last two months. (&amp;nbsp;May 21 - July 21, 2008). The number of homes that have gone under contract or that have sold has gone up compared with two months prior. Of interest to note --- there is an 11.31% difference between actual asking price and the closed sale price of homes.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Summer is HOT and it seems that sales have picked up in Oradell. The homes sales prices have ranged from 459,500 on the lower end of the scale to 765,000&amp;nbsp; as the highest priced home sold over the past two months.&lt;/p&gt;
&lt;p&gt;Oradell is a fabulous town with terrific opportunities. Close to all, great schools...you may want to check out area homes.&lt;/p&gt;

&lt;p&gt;It is time to update the residential sales data for single family homes in Mahwah, NJ.&amp;nbsp;Although the dog days of summer are upon us...it seems that real estate has picked up in the last 2-3 months --- as far as actual under contract and closed sales.&lt;/p&gt;
&lt;p&gt;Listed below is the data gleened from the NJMLS for the last two months. (&amp;nbsp;May 21 - July 21, 2008). The number of homes that have gone under contract or that have sold has gone up compared with two months prior. Of interest to note --- there is an 8.67% difference between actual asking price and the closed sale price of homes.&lt;/p&gt;

&lt;p&gt;As a former marketing consultant for a few area energy companies, &amp;nbsp;we used to recommend these tips and more to our area customers. Share them with your listings, too. It helps save homeowners towards their energy bills and you will do your part to help conserve energy.&lt;/p&gt;
&lt;p&gt;You can also contact your local energy utility --- most offer a home energy audit --- that will help you save money in your home. If you are getting ready to list your home for sale be sure to have a PRE-Home Inspection. You will get valuable tips from the licensed home inspector about how to save $$$ in your home AND you can write up a list of those tips for the new buyers. &lt;p&gt;&lt;strong&gt;1. Check your windows and doors.&lt;/strong&gt; Air conditioned or heat loss here can be significant. Remove or replace caulking and weather-stripping. You can save 10% or more on your energy bill by reducing leaks with caulking or weather stripping. Close off vents or registers in rooms that you are not using and close the door&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. RAISE your thermostat.&lt;/strong&gt; Set your thermostat&amp;nbsp;to&amp;nbsp;73 0r 74 degrees.&amp;nbsp;For every degree you&amp;nbsp;raise the thermostat, you can save 3% on your&amp;nbsp;air conditioning&amp;nbsp;bill. The opposite holds true for heating, turn the thermostat down 2 or 3 degrees and you will save! In the winter , turn down your thermostat 5 to 10 degrees at bedtime.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Take showers instead of baths.&lt;/strong&gt; Bathing uses more hot water in the average household - up to 25 gallons. A five-minute shower uses less hot water and could add up to substantial savings over time.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Keep COOL air inside.&lt;/strong&gt; Make sure all windows are closed tightly and locked.&amp;nbsp;Close shades and close the curtains during the day particularly those rooms that get full sun exposure. ( Do the opposite in the winter to take advantage of the sun's solar energy ).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.&lt;/strong&gt; &lt;strong&gt;Turn down your water heater to 120 Degrees.&lt;/strong&gt; You may save up to 50 percent of a household's water cost.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. Keep the garage doors closed&lt;/strong&gt; if the garage is attached to the house. Even better --- change the garage doors to new, more energy efficient and insulated ones. You will be quick to realize the savings.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7. Remove furniture or items which block vents&lt;/strong&gt; supplying and returning air to the air condenser. Also, use fans to help circulate air.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8. Increase insulation&lt;/strong&gt; in the attic, crawl spaces, and basement. Adding a layer of insulation to your attic is one of the most cost effective ways to conserve heat and to keep homes cool during the summer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9. Clean or change your air conditioning filters&lt;/strong&gt; so that your air conditioner doesn't have to work as hard.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10. Change your lightbulbs&lt;/strong&gt;. Compact fluorescent bulbs are the most energy-efficient of all light bulbs. It has been reported that they use 67 percent less energy than standard light bulbs. And, they last up to 16 times longer. &lt;strong&gt;&lt;em&gt;See the light and change the bulbs!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;According the the New Jersey Website on Energy and Global warming: If every U.S. household replaced one incandescent light bulb with &lt;a href="http://energystar.gov/index.cfm?c=cfls.pr_cfls" title="Change a light, change the world"&gt;an energy-saving compact fluorescent light (CFL) bulb&lt;/a&gt;, global warming pollution would be reduced by more than 90 billion pounds over the life of the bulbs.&lt;/p&gt;
&lt;p&gt;Wow....that is incredible. It goes on to say, &amp;nbsp;&lt;/p&gt;
&lt;p&gt;If every American home replaced just one light bulb with an ENERGY STAR qualified bulb, we would save &lt;strong&gt;enough energy to light more than 3 million homes for a year,&lt;/strong&gt; more than &lt;strong&gt;$600 million in annual energy costs,&lt;/strong&gt; and prevent greenhouse gases equivalent to the emissions of more than &lt;strong&gt;800,000 cars.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Those statistics are worth screaming about!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A&lt;/strong&gt;nd, imagine what would happen if we replaced 5 or more in our home? &lt;strong&gt;I challenge you to go out, buy 5 CFL bulbs and replace them in your home and your office&lt;/strong&gt;. It is simple, cost effective and something you not only can control --- you can include your children in the process so they understand that we are all doing a small part to save energy!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;One of my favorite areas in New Jersey is the town of Ringwood. I spent my early childhood there and have very fond memories of learning to swim in Cupsaw Lake ( my mom held the record for swimming the length of the lake for many, many years ).&lt;/p&gt;
&lt;p&gt;My grandparents owned a real estate brokerage there on Carltondale Road and I grew up sitting at the typewriter banging on the keys....and literally, messing up my Be-bops ( my pet name for my grandfather ) key board. Not the keyboard on the typewriter....he had a key board with all the listing keys hanging from cup hooks. Then, the lakes were a sleepy summer community filled with summer rentals.     <title>Picture Worth a Thousand Words .... Not</title>

&lt;p&gt;They say that a picture is worth a thousand words....and if that is the case, what are the words trying to say here? This photo is from a listing in which the asking price is over $ 500,000. That is correct. One half a million dollars and the most outstanding feature the agent can find --- is this closet.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I know this has been discussed, over and over again. But, it never ceases to amaze me that photos like this one are used to market the homes best assets and features.&lt;/p&gt;
&lt;p&gt;And as if the photo above --- were not enough --- check out this one:&lt;/p&gt;

&lt;p&gt;We cannot make this stuff up folks. What frightens me is that the seller actually hired the agent as a professional marketer of their home. As I had mentioned , this home is priced over $ 500,000. No glamour shots here.&lt;/p&gt;
&lt;p&gt;Agents --- please call a professional photographer if, you cannot find an outstanding feature in the home perhaps the photo'g can find one or two OR find a neighborhood feature... to feature....&lt;/p&gt;

    <title>Real Estate Snapshot - The Numbers - Oakland, New Jersey</title>

&lt;p&gt;&amp;nbsp;Just doing my weekly stats and thought I would share the sales for the past 6 months in Oakland, New Jersey. As you can see 43 have SOLD and 14 are under contract in this great Bergen County town. I think Oakland is one of the last areas of opportunity here and there are plenty of nice, affordable homes located in a town with terrific schools, recreation department and it is close to all.&lt;/p&gt;
