As we know from the recent release from the National Association of Realtors --- area real estate sales for Bergen County and the surrounding towns are UP! This may be contrary to some area of the country but once we draw down into the real data on a town by town basis --- we can see where the numbers are.
Ramsey, for example, has over 81 active listings currently on the market for sale. This is based on single family residences only. And, over the last 6 months --- over 35 homes have either come under contract (25) or actual SOLDS … (0 comments)

 While giving each of my sellers a market update --- for sales in their particular town --- I researched the overall statistics for several popular towns in Northern Bergen County. I researched the NJMLS data base for actives,  under contract and SOLD for the past 6 months.
 As we have read recently, The National Association of Realtors has stated that sales of previously owned homes rose 7.6 percent to a seasonally adjusted annual rate of 5.77 million. That was the best showing in five months and better than the 5.63 million units economists had expected.

 While researching sales data today on the NJMLS, I have found some interesting statistics. Homes in Ramsey and surrounding towns are MOVING! Yes, in the past three months, over 43 homes have gone under contract or have SOLD. The average selling price is $ 688,654 and their final sale prices are within 5.1 % of the asking price --- VERY DIFFERENT THAN OTHER AREA's of the county.

homes for sale: THE SPRING MARKET is Almost Here! Renewed interest since January... - 01/13/09 11:06 PM
In TODAY's news --- I have seen this myself in recent activity in the market. Since January, my listings have seen increased showings and activity. I have had more inquiries and my buyers --- who were dormant throughout the holidays --- have wanted to go out and see homes again. A couple of them have wanted to set days ( 2 times a week ) to agressively ramp up their home search. 
Once we get throught the refinancing surge --- the spring real estate market will kick in!

homes for sale: Real Estate Snapshot - Mahwah, NJ Summer '08 - 08/11/08 04:20 AM
 There are approximately 100 homes currently available for sale in Mahwah today. And, according to the NJMLS 21 came under contract and 35 SOLD in the last three months. The price average price range for the homes in town was $ 1,071,606. And, the final listing prices fell to about 7.68 percent of the asking price for this time period so there has been some price adjustments here.

 Now looking further north BUT still so close to New York and Bergen County is the lovely town of Kinnelon Borough. This town has terrific schools and is in close proximity to all!
Not much has been on the market compared to other area towns but sales are doing well. Take a look and you will see that the properties sold within 4.39 % of the final asking price --- which as we know --- on  a national level is pretty darn good. REAL ESTATE is LOCAL!

In addition to sales prices --- which have come down in this bucolic and exclusive town ---  always keep an eye on the days on market and the FLP. What is FLP you might ask? Real estate jargon for final list price. The numbers below reflect a sold price of 88.41 % of the homes final listing price.  I had an interesting conversation at one of my OPEN HOUSES this weekend about the current real estate market.  Summer is HOT and it seems that sales have picked up in Oradell. The homes sales prices have ranged from 459,500 on the lower end of the scale to 765,000  as the highest priced home sold over the past two months.

They say that a picture is worth a thousand words....and if that is the case, what are the words trying to say here? This photo is from a listing in which the asking price is over $ 500,000. That is correct. One half a million dollars and the most outstanding feature the agent can find --- is this closet.

 
I know this has been discussed, over and over again. But, it never ceases to amaze me that photos like this one are used to market the homes best assets and features.

There is a lot going on in Real Estate today --- and you can tell by my recent Real Estate Snapshots by town --- real estate is truly local. Numbers are different on a town by town basis as far as average asking price. Days on market is different on a town by town basis and the differences between sale price and asking price as far as percentage is different on a town by town basis. You've got to look at the numbers!
