      <title>Todays Real Estate Market Has Challenges</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.ServingBrevard.net"&gt;Today&amp;rsquo;s real estate market has specific challenges&lt;/a&gt;&lt;/strong&gt; we didn&amp;rsquo;t have in the past. The financial crash produced many distressed properties. Banks foreclosed on homes when the mortgages were no longer being paid. Some owners have chosen to sell homes as short sales rather than losing them in foreclosure.&amp;nbsp; Credit damage is less severe if you can sell as a short sale VS. losing the home in a foreclosure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In order to sell your home as a short sale, one of the conditions is that&amp;nbsp; the owner must have no liquid assets. If they have funds the short sale will not&amp;nbsp;be approved by their lender.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Typically, a short sale has not been maintained well. If the prospective buyer applies for an FHA mortgage in order to put less money down, the buyer and the home has to qualify in order for the mortgage to be awarded. A home inspection may uncover the need for repairs in order for the home to meet the qualifications for the &lt;a href="http://www.exitislandandbeach.com/Mortgage_Info/TurnOffPageHitStats/0"&gt;FHA mortgage&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here is one problem scenario connected with buying a short sale.&amp;nbsp; If a repair needs to be completed in order for the buyer to get their mortgage who is paying for the repair? The home owner has no money for repairs. The homeowner&amp;rsquo;s bank is not paying out money for repairs, they have already forgiven a portion of the original mortgage. The buyer is not about to repair a house they do not yet own. If the deal should fall apart later, the buyer has lost all the repair money. This situation is very serious.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Appraisals create unique challenges. Once the seller and buyer agree on price and terms, it's not smooth sailing.&lt;/p&gt;
&lt;p&gt;First, the inspections need to come back acceptable. After that hurdle is the appraisal.&lt;/p&gt;
&lt;p&gt;When the buyer is &lt;a href="http://www.exitislandandbeach.com/Mortgage_Info"&gt;getting a mortgage &lt;/a&gt;their lender sends out a neutral third party appraiser. The appraiser determines the value of the property for lending purposes. The buyer cannot get a loan for more than the appraised value.&lt;/p&gt;
&lt;p&gt;So, what if the appraisal come in lower than the offer?&lt;/p&gt;
&lt;p&gt;The seller needs to come down in price in order for the lender to provide the mortgage to the buyer. If the seller refuses to reduce their sales price the deal could be dead.&lt;/p&gt;
&lt;p&gt;The &lt;a href="http://www.exitislandandbeach.com/Buyers_Info"&gt;buyer can come &lt;/a&gt;to the closing with cash to make up the difference between the mortgage amount and the price the seller wants. But, why would anyone agree to over pay?&lt;/p&gt;
&lt;p&gt;Once a buyer walks away from the deal, they can try to sell the inspections to the next buyer that comes along. This is one way to try and re-coup some of that money the buyer is out. It's a good deal for the new buyer because they can have the inspection reports at a reduced price.&lt;/p&gt;
&lt;p&gt;The money the original buyer paid for the appraisal is a loss.&lt;/p&gt;
&lt;p&gt;Sellers and buyers can agree on a sales price. Appraisals control the values.&lt;/p&gt;

&lt;p&gt;Communication skills vary from person to person, Realtor to Realtor. I'm not saying to baby talk to the client to the point of being nausiating. That's not what I mean.&lt;/p&gt;
&lt;p&gt;But lazer sharp communication skills keep clients informed and therefore calm throughout the process. After all, as &lt;a href="http://www.realtor.com/realestateagents/Leigh-Giannotti_Merritt-Island_FL_1235132_866889717"&gt;Realtors&lt;/a&gt; it's our job to know what's coming. The worst thing for the client is the fear of the unknown.&lt;/p&gt;
&lt;p&gt;Here's a perfect example. When a buyer purchases a &lt;a href="http://www.brevardmls.com/brv/maildoc/sd_z6Hngf20120315104250.html"&gt;bank owned property &lt;/a&gt;commonly known as a foreclosure they do not receive the keys to the front door for sometimes up to 2 days. Buyers hate this, they feel like immediately after the closing meeting they should receive the keys and the entry to their new property. The bank waits until the signed closing documents and all funds are received back to the closing company before the keys are released. Usually the closing company is out of the area, and that could mean a day or two delay.&lt;/p&gt;
&lt;p&gt;If your Realtor is not on top of every single thing BEFORE it happens there are unpleasant surprises. I hate surprises during the transaction. I explain the entire process, no matter what so the buyer is not upset at the last minute.&lt;/p&gt;

My research today was Central Merritt Island. If you want to sell in todays market chances are you will accomplish your goals! And if you are buying here the prices are affordable!&lt;/p&gt;
&lt;p&gt;In the price range of listings &lt;a href="http://servingbrevard.net/details.aspx?PropType=Residential&amp;amp;Beds=0&amp;amp;Baths=0&amp;amp;Min=100000&amp;amp;Max=250000&amp;amp;Area=Merritt%20Island&amp;amp;Foreclosure=False"&gt;$100K-$250K &lt;/a&gt;there were 14 SOLD homes between 1/1/2011 and 3/24/2011. The actual sales prices were $95K-$229,900.&amp;nbsp; 7 sales were on the market under 100 days!&lt;/p&gt;
&lt;p&gt;Two of these sales were in my neighborhood &lt;a href="http://www.exitislandandbeach.com/index.cfm/455_Carrioca_Ct_merritt_island_FLorida/TurnOffPageHitStats/0"&gt;Catalina Isles&lt;/a&gt;. 1100 N Montego Bay Dr. was on the market for 76 days listed at $219,900 and sold for $205,000. 1125 Outrigger Dr was a short sale,&amp;nbsp;listed at $125,000 and sold for $112,000 and was on the market 70 days.&lt;/p&gt;

The new owner of Tommy's came by our office the other day with one of his hand tossed cheese pizzas and I must tell you it was awesome!&lt;/p&gt;

&lt;p&gt;A deed restricted community is where the community has a homeowner association that has rules and regulations pertaining to the&amp;nbsp;lands usage. Most deed restricted communities require a &lt;a href="http://www.exitislandandbeach.com/index.cfm/CATALINA_ISLES_NEWS/TurnOffPageHitStats/0" target="_blank"&gt;homeowner association&lt;/a&gt; fee to continue the upkeep of the community.&lt;/p&gt;
&lt;p&gt;Each deed restricted community has different rules. Deed restrictions can include the size of home allowed on the lot, paint colors for the exterior of the home, as well as lawn maintenance, landscaping, and some even regulate tree-cutting. Some communities do not allow the storage of campers, trailers, or boats or boat trailers. They can dictate what types of materials a fence can be made out of, or even not allow fences at all.
