I just found a new source for statistics for Jackson County Home sales.
It includes FSBO's as well as Realtor represented properties.
I can't vouch for it's accuracy, but it is from a reputable source.
These numbers are consistent with then percentage that I have found reported in our MLS.
I know that I tend to geek over these statistics.
Which reminds me, I need to write a blog about the theory of geeking, and the change it the way the word geek has been used.

Appraisers are outdated, and no longer have a place in real estate purchases - 04/25/08 04:03 PM
 
I don't agree with the title of my blog. I do believe appraisers are working a system that is devaluing themselves, and should look into changing their practices. 
Appraisers should base their appraisals on independent judgment without a predetermined set price in mind. That is their job, and therefore their inherent value.
If the determing value of real estate is a willing buyer/willing seller under no duress, than the job of the appraiser is of little to no value if you have those two components. Thus, the appraiser does not have a place in the real estate transaction. But that leaves no watchdog for the bank, … (20 comments)

I am creating a website called Real Estate Mythbusters.

 Don't bother following the link, there is nothing there yet.
However, I want to make it a great site, and am seeking content from you.
If you have seen the TV show Mythbusters, you know they take myths, and either prove, or disprove them.

Don't take the CRS 206 Class in Medford next month - 04/20/08 02:33 PM
 It is almost time for this class. At this point, I'm hoping no one else from southern Oregon signs up for it. Allen is going to teach the agents in my area how to sell more houses, and make more money. I don't want the competition. I want to sell all of the houses, and be the most informed, most successful agent in my area. Now if you are a Northern California agent who would like to have a good realtor referral in Oregon, come on up.

Everybody needs more house than they can afford - 04/20/08 02:07 PM
Have you ever thought about why no matter what price range your buyer is shopping in, they can never afford the house that they want?
I have never had a client who has an unlimited budget. I'm sure they exist, but for the most part, 99.9% of buyers are on a budget.
After spending a week looking for houses with clients capable of spending 5 times the median home price in my area, and looking for houses in the top 5% of asking price, I find the same issues come up as first time home buyers shopping at the bottom end of the … (1 comments)

Oregon Legislatve Conference Part 2 - 04/20/08 11:21 AM
I would have to say I was quite disappointed that no one at the conference came up and said "Active Rain" to me.
I was particuarly disheartened that the 3 candidates for Secratary of State for Oregon didn't even mention Active Rain in their campaign speeches to us.
We're Oregonians, We're Realtors. Rain, Oregon, get it????
Seriously though, great conference.
Good talks about water rights and conservation, mortgage changes. And much more.

Champions Cup Semis - 04/14/08 12:55 AM
 
I finally managed to watch the Quarter finals of the Champions cup.
the semis should be very good. 2 of my favorite teams have made the Semi's.
My team from the Spanish League will play my team from the English League
Barcelona  plays Manchester United
and
Liverpool plays Chelsea

Oregon Legislatve Conference - 04/14/08 12:50 AM
 
I will be at theOregon Realtor Legislative conference this week. I hope to learn a lot of new information, and to meet the movers and shakers in the field of politics.
I never before thought I might want to be a politician someday, but as I get older, the more I want to be in a position to make decisions that will effect the future.

Chocolate or Wine---IF you could only have one - 04/13/08 12:00 AM
 
For the month of April, I have decided that I will not drink wine. And what I have found is that after a day out showing properties, mingling with the public, being gregarious, and generally working, that I really enjoy a nice glass of wine and maybe a little chocolate to state, hey, the day is over. Time to relax.
But since there is no wine in the house now, I'm sitting here eating chocolate. And I think I have come to the conclusion that if given the choice of one, or the other....wine is definitely the one that says the day … (5 comments)
