beach: It Does Not Matter What The Seller Paid! - 04/05/13 06:43 PM
Today yet another buyer asked me to find out what a seller had paid for a home. Why? What does that have to do with the value of the home now? What if the owner purchased it 20 years ago at a price relative to that time’s value? Should he now give it away because he did not pay anything near what it is worth today? Let’s turn it around. When I pull up the cost of a home purchased during the “bubble” would you feel that it is a fair price for today’s buyer? Would you want to pay the (7 comments)
Are you wondering why all these great properties that you keep finding on-line are never sent to you by your Realtor? Isn’t she using the same criteria that you are using? You gave her all of your information but she never finds the great properties you are finding! If this is a common occurrence for you then you are probably looking on sites like Trulia and Zillow and many other sites which are very slow to update their information. Those of us who live in Florida are truly spoiled by the weather. It is always amusing to watch us show property to “Northerners” when the temperature drops below 68 degrees. You can always pick us out because we are the ones in jackets, long pants and sometimes even parkas, leading around folks wearing shorts and tank tops. I will be showing condos on Siesta Key tomorrow to people from Lancaster, Pennsylvania and can’t wait to see how differently we are dressed! When I moved to Sarasota in 1984 one of the first places I was introduced to by the locals was a hamburger joint called “Duffy’s Tavern.” It was right across the street from the Manatee Public beach in a little shack with no air-conditioning and a few tables. The hamburgers were cooked in front of you, piled with grilled onions and served with icy cold mugs of beer to keep you cool. It seems hard to believe that we are actually experiencing multiple offer scenarios again but they are back! If you are faced with this situation and you really want the house above all the others you have looked at there are a few things you can do to make your offer stand out. In many cases cash does trump mortgage contingencies but not always, so make your first offer your best offer. There may not be a counter or an opportunity to raise your offer. Late bookers for vacation rentals in our area are in for a rude awakening. After years of being able to find suitable lodgings on short notice, there is no room at the inn. Following world-wide exposure of Siesta Key’s Beach as being rated the number one in the country, the rates have gone higher and the availability is almost non-existent on the island. One of my potential buyers is now having to rent a home east of I-75, almost a 45 minute ride to the beach because he waited too long to lock in a beach property. Occupancy in (0 comments)
