I'm a short sale agent, and a damn good one at that.  I have handled over 700 distressed properties in my 17 year career.  Right now I have a problem file that I would like to share with the Active Rain community.   It may be a harbinger of things to come with Bank of America.

I found this great twitter site banktwits.com.  I have tweeted  @bofa_help on a problem and it led me to a list of banks that have a twitter presence.  Tweeting  Bank of America solved  a problem on one of my short sales in less than 24 hours.  They got the job done.

In addition to a very active real estate practice I also serve on the board for our HOA here in Leander, Texas. 75% of the business I do is short sales. This week our HOA received a letter from an agent with a listing in my subdivsion. She was requesting that the association waive over $2,000 in back dues so that her FHA short sale could close. These pictures were taken this morning!  The media was out in full force and even Spike from Round Rock Express was there to entertain us as we road the rail for the first time.  This picture was taken as people started boarding.  I was sitting on the upper deck where there are nice comfortable tables and wireless internet access.  The wireless was slow.  The TV stations could not broadcast using the wireless.  There were several riders who used the hooks for their bicycles.

Our Favorite Starbucks turned one year old today.  We were present at the grand opening a year ago and we were present today.  See the cute balloons in the picture.  They aren't giving away anything but their outstanding service and their smiles.  The address is 1805 S Highway U.S. 183 in Leander, Texas.   Stop by and tell them Carol sent you!!!  It's a great place to hang out and the atmosphere is fabulous.

This sign was in the Benbrook Ranch neighborhood today.  The law prohibiting using cell phone use in a school zone was passed last year but not enforced because the signs weren't installed.  They are now!!!  You've been warned.  This means you can't be waiting outside the school for your kids and be talking on your cell phone.  It's against the law.

I pointed this article out other day and got absolutely no response from any of my readers .  So I'm trying again. In this month's Realtor Magazine there is a legal opinion on page 39.    The author is Stacey Vernallis, a director of the litigation group of Goerhing, Rutter & Boehm.  This law firm is in Pennsylvania.  Maybe they do business different in Pennsylvania,  .  I don't know.  Maybe everyone uses an attorney to close their short sale transactions.  They don't here in Texas.

Forbes Magazine put out a list recently that listed the 20 most miserable places to live in the United States.  The list is below and seems to mirror the places that have high unemployment and high crime.  They all have high foreclosure rates to match.  Many are in rust belt states such as Michigan, Illinois, Ohio, Missouri and Pennsylvania.  Ohio had 5 cities on the list,  California had 3, and Missouri, Michigan and Ilinois each had 2.  I find it interesting that 14 of the most miserable places to live are in 5 states.

It is happening right now.  It's snowing in Central Texas.  Big fat snow flakes.  It doesn't happen often.  But when it does,  things go crazy around here.  It's a good day to stay home and avoid all the confusion on the roads.  Central Texans do not handle snow well.  Things will be crazy here today and there will be lots of cancellations.

This week has been a very successful one for my loan modification clients.  I had 3 that were approved.  All three were facing what is called "Temporary Payment Stress. " What is that?  Financial stress due to a temporary situation that has a beginning and an end.    One client had a job loss,  but succeeded in finding another job.  One had an injury and was unable to work for several months.  They were now back to work and trying to get over the hump.  If you are experiencing a financial hardship in paying your mortgage,  there is help out there.  Here are some options

Several weeks ago I listed a home that was less than 10 days from foreclosure.  Texas has a streamlined foreclosure process.  This is a non-judicial state and foreclosures happen on the first Tuesday of the month.   So I got to work,  rolled up my sleeves and threw everything I had at the wall.  I sent in a loan modification package,  called the trustee,  the attorney and the mortgage company and managed to pull this home back from the brink 2 days before the sale.  Hallelujah!!!  Now what!!!  We are 4 weeks into the listing, and have had one  price reduction.  Three days ago … (4 comments)

carol pease: !2th Annual Landing Zone Training Safety Training Class- Austin Texas - 02/13/10 01:22 PM
Today I attended a class on how to set up a landing zone for a helicopter.  As part of the training,  both the Austin Police Department and PHI STAT Air brought in helicopters and demonstrated the property techniques to doing it safely.  Travis County Search and Rescue was proud to be in attendance.  This morning's thick fog hampered the landings until after 10:00 a.m.
